Had an excellent experience at the Cliff House after coming from a bad hotel.

We had a somewhat open itinerary during our trip to Colorado but opted to come south because of weather. The Cliff House is a renovated Victorian hotel in downtown Manitou Springs. It’s luxury without attitude. Our tastefully appointed room had a fireplace , which was welcome after a day walking around in the snow. The breakfast buffet is now brought by servers as a result of the pandemic. It included scrambled eggs, frittata, bacon, pancakes, fruit, yogurt and cereals.
Given that it is an historic hotel, the staff could be a bit more knowledgeable about some of the points of note, but this is hair-splitting. Very convenient to downtown Colorado Springs, Pike’s Peak and the Garden of the Gods. A lovely solution.

First, location: this hotel is truly close to so many wonderful things to see in the Springs area. Pikes Peak is about 5 minutes away, as is Garden of the Gods. The hotel is steps from Manitou Springs downtown area, making shopping and dining convenient.
The hotel itself is gorgeous. It is an old Victorian with about 57 guest rooms. Each is unique, making the guest feel quite special. On our arrival, we had to wait a bit to check in, as we were a bit early. The hotel valet took our car. Valet parking is only $15 per night, which to us seemed a huge bargain, coming from near the Chicago area as we do! We decided to get some late lunch. Their French onion soup is to die for!
Upon checking in, we were informed that the hotel had upgraded us at no charge. We stayed in the Kathleen Lee Bates celebrity suite. Each celebrity suite is named for someone who has actually stayed in the hotel. The suite was lovely: a large seating area, vanity with double sinks, bathroom with heated toilet seat and two-person jetted tub, and a bedroom with a queen bed and fireplace! It was very romantic and comfortable.
Breakfast was included each morning and was very good. Eggs, meats, biscuits and gravy, fresh fruits, coffee, juices…quite a spread and a great way to start the day. Room service was available 24 hours, but we only used it one time. Somehow, my order for a turkey sandwich did not get placed when I called. Realizing the error when I called back 45 minutes later, they comped my meal and delivered it promptly. It was delicious!
The staff was all professional, pleasant, knowledgeable and helpful. The hallways are lined with photos of the hotel and staff throughout its history and one time while we were enjoying looking at them, a maintenance man gave us some further insight about the owner and his wife. Everyone was very friendly and made the experience of being a guest there even better.

I have stayed here many times. My last visit was horrible. I stayed in General John Pershing suit. When we checked in the front desk staff treated us as if I was booking into a Motel 6. After check-in we went to our room and then went to dinner in the "Fine Dining At The Cliff House" I ordered the Elk chops. Our waiter may as well be a horse because you could hear him clopping around the dining room because of the heavy boots he was wearing. Once I received my dinner, the broccoli was noting but stems, the sauce over it was way too salty. The following morning I was waiting at the front desk the Manager of operations announced to the staff right in front of me how they had "A complete failure" by overcharging a previous guest. I went about my day. I went back to my room and had noticed that the floor mat was soaked. I hung it up to dry on the towel rack. I left for the day to enjoy my spa day. Upon returning, I was tired and order from the bar downstairs also owned by the hotel. The food was not good. Most in my mind were the crust of the pizza, the crust was that of the sole of a shoe. The rest of the food did not fair much better. Once again after I showered I found water on the floor and discovered the shower was leaking out of the door. The toilet seat warmer never worked as well as the towel warmer only worked halfway. I am sad to say that this was the wost exception that I have had; possibly the last at the Cliff House.

Stayed one night on the second floor in room 209, a queen studio. Room was nice, but loud noises. Staff was awesome. Valet parking is a must...since you cannot park on the street during the day because it was so busy in town. Found out at at night, you could NOT park on the street... but they sure charge you for it. Taxes and fees with room service and delivery fee's were a bit steep.

We are pleased you enjoyed your room. As with any hotel there are sales and occupancy taxes. As a destination hotel versus a roadside motel we do provide extra services and amenities including bottled water daily, breakfast for two daily, WiFi, 24 hour fitness center and our Old -Fashioned turndown service. These amenities are covered under a nominal $20 fee and our Valet parking is optional at a minor $15 a day with unlimited in and out and 24 hour access.

On our tour of the most historic hotels in Colorado, the Cliff House did not disappoint. The first sight of the building is majestic, although the lawn looked unkempt and the fountain was shabby and abandoned. The lobby and the adjoining parlor were right out of the turn of the twentieth century with elegant furniture and a grand piano. We secured our room through Hotwire, so we were assigned probably the least desirable accommodations although it was a quality experience. It was furnished with fine Victorian style furniture and a clean, albeit small, bathroom. The hotel offers much more elegant and extravagant suites, but at a premium price compared to what we paid. But charging an extra $20 resort fee and $15 parking fee felt like price gouging to us. The prices are high enough already without forking over more money for what amounted to nothing extra. The valet is unnecessary as the parking ramp is ten feet from the door. The whole staff was very friendly, from the front desk to the valet to the bartender in the lounge. The complimentary breakfast buffet was more substantial than most hotels offer with limited tableside service for coffee and juice. Our only complaint with our stay was with the main dining room. It seemed unusual that we were told they could seat us at 7:30 only. When we arrived, we were the only couple in the room and four tables outside on the veranda were occupied. It took exactly one hour for our entrees to arrive after asking the server where the problem was. Apparently the priority was on the veranda diners while we sat in stone silence in the dining room. She stated that the kitchen was backed up. I will tell you the food was excellent, but I almost lost my appetite having to wait so long in an empty dining room. We also discovered that one of our menus was outdated which we didn't notice until the final bill arrived with my steak priced at $5 more than I expected. I asked to see a menu after dinner and, of course, I was given the new version. One last note, there was a gentleman with a suit and tie who we assumed was the manager of the hotel, literally pacing back and forth down the halls and into the dining room at least 25 times which seemed a little creepy to us as he never acknowledged us or greeted us. The whole dining experience just took the edge off an otherwise enjoyable evening at the Cliff House.

If you are looking for class and luxury in Manitou Springs, the Cliff House is the place to be. We chose the Celebrity Suite, J. Paul Getty Suite.
PRO: Like a mini apartment, the room has everything and more. Desks, couch, ottoman, comfortable bed, fireplace/AC, double sink, two person hot tub, walk in shower with steam, lighted/heated toilet seat. The staff addresses you by name, there is turn down service, room refreshed upon request. The room was immaculately clean.
CON: The shower could use a soap/shampoo ledge. The hotel is located on a narrow one way street. There is no street parking therefore you are forced to use valet parking. We are always generous to tip valet, but note, you still get a $15/day charge for parking. Therefore, tipping is your option.
NOTES: We wanted to treat ourselves, but it isn't necessary to pay $400/night to enjoy this historic hotel. Check their web site.

Desks, couch, ottoman, comfortable bed, fireplace/AC, double sink, two person hot tub, walk in shower with steam, lighted/heated toilet seat. The other reviews pretty much nail it. Staff is EXCELLENT. Restaurant top notch. Prices reasonable. Breakfast was included and also excellent.
There is a one mile loop literally out the front door through an historic and FUN downtown. Twelve minutes from Garden of the Gods.
Don't miss the "Penny Arcade" that is maybe a sixty second walk from the front veranda!

This place is beautiful we walked in without a reservation (We moved from another hotel) Charlie took great care of us made have us a upgrade to a celebrity suite. Witch was amazing! And mike the velvet/bellman was on top of his game he was like a concierge‘s as well told us where to eat and told us about some good fishing. The service there was out of this world! Even the turndown service lady’s where always making sure we have everything we need it was a great experience! Also Breakfast was also included and that was a plus and the food was great! We where there 5 nights. We will be back!!

The Cliff House is a lovely historic hotel in downtown Manitou Springs and very reasonable. Perfect for a getaway weekend. The room was lovely and the bed very comfortable. It included a great breakfast and the staff and service are very nice and helpful. It’s close to shops and restaurants and the town is charming!
There is some street parking, but I highly recommend valet for $15 per night.

Yes, all of our rooms have refrigerators.
Yes, Every room has an Iron and Full Size Ironing Board.
Breakfast starts at 6:30 AM. The hotel offers valet parking on property for $10 per car per night for overnight guests. There is street parking at no cost adjacent to the hotel.
The cancellation policy is if the reservation is cancelled by 3pm local time the day prior to arrival there is not penalty. Within the 24 hour window the penalty is one nights room and tax.
We have Wolfgang Puck Coffee pods in the rooms and hairdryers as well.
