If you like camping/glamping in an ultra clean environment, this is the place for you. There is no dirt, grass or mature trees. You are park on super clean concrete and gravel lots. They power wash after each guest. You can go barefoot if you like. If you are looking for a real camping experience you may be disappointed. We did reserve an out of the way spot 6 months prior. We later received and email that if we really wanted that spot we could confirm it for an additional fee. We did not pay extra and we were placed against a busy road with constant traffic. Very fun place for families with kids. Clean and well maintained common buildings, pool, RV camp sites etc. The common restrooms with showers could have been a bit more maintained. Many shower/bathroom rooms did not have locking doors and guest were always walking in on someone or having someone walk in on you.
This park gets very busy and you will have many many many RV's right next to you. Most campers very friendly and respectful. The only downside to this type of camping was the number of barking dogs from early morning and throughout the day. It seemed almost every camper had one dog or more. The campers didn't seemed to not think about quieting their dogs.

We stayed at "River Run" for 8 nights and it was wonderful. The place is full of amenities, I don't think they missed anything when building this place. Restaurants and bars on site, great pool and hottub area, ice cream station, bowling alley, arcade, outdoor games, bike rental, golf cart rental, laundry, fire wood, small camp store, etc................... We really couldn't' find anything negative about this place, the staff was great, location was very close to the national park entrance, multiple dog park areas and lots of places to walk the dogs. They had daily activities for everyone, tie dye shirts, crafts for kids, etc......... We stayed in a pull-thru RV site 85, it was very spacious, we had enough room for our 32 ft motorhome, car trailer and car. All concreate with fire pit and picnic table. The overall park is pretty large, it is walkable but would suggest bringing bikes or a golf cart. Really enjoyed this park, would definitely return.

Pro's: Beautiful rv sites and good showers. Con's: No activities for kids during the week, although they have tons of staff standing around on their phones and would rather be on their phones than help visitors. What there facebook page and website say is open and what is actually available are two different things. Lots of miss information or just no information. Broken glass in the fire pits and on the ground, right next to the playgrounds and shower houses. Made a complaint three days in a row. The glass never got cleaned up. Complained about no way to turn on the gas fire pit, fire pit got turned on and left on with no one attending it during a fire ban. Only one person will take your orders and make drinks although several other staff just stand around on their phones. This was a constant issue. When your food is ready they are so busy on their phones they let your food get cold( 50 bucks in pizza). If you order drinks and they don't make enough they just put it in a smaller glass. The store is really poorly stocked, don't expect to pick up any supplies. The store staff would rather be on their phones then even look up to see who walked in or ask if there is anything they can help with. Signs in wash room say machines are owned by third party and contact them if you have issues. But there's no posted information despite the sign river run posts saying there is. Really poor customer service. The first office person we complained to, complained even more about the place. When we complained to the GM about the issues he offered to comp us an 20 dollar pizza. REALLY! Save your money go somewhere else.

The cabins that we stayed in are basically more like a tiny home or a large hotel room. We had 4 people in a two bedroom cabin. We could not get enough hot water for more than 2 people. The rest had to take cold showers. The AC unit was fairly noisy and we elected to leave it off at night due to this. The wifi would periodically disconnect and when it use it was so weak you could not accomplish simple tasks. Even though we showed up at 2:40 we were sternly told check in is at 3:00 pm so we would need to wait. We asked if we could visit our other party staying at the site, until check in and we were told the other party was not staying at the property, even though we spoke to them on the phone. So we basically had to sit and wait 20 minutes until check in. To top it off we have travelled all over the world and this is by far and away the most expensive over priced room we have ever rented. If you charge a premium, you really need to hit it out of the park. Would not recommend.

This place is not marketed well enough. :) I had no idea how great it was going to be until we arrived. The kids loved the giant jump pad. The dogs loved the dog parks. The workout facility was top of the line and the bathrooms were so much nicer than I would have expected. The bathrooms alone made me feel like I was staying at an expensive hotel. Laundry room came in handy. The pool area was fun for our kids. We all had fun playing put put and several other yard games. Giant Jenga sets everywhere and lots of seating that we took advantage of while the kids ran around. And we really appreciated the 2 people who greeted us when we arrived -- they were able to move our camping spot closer to my parents' cabin. They also hooked us up with a golf cart without any fuss. Check in was smooth and convenient. We'll be back!

We stayed in one of the Arrowhead cabins, which were advertised to have WiFi, HD cable, kitchenette with two burner stove top, pots and pans, silverware, dish ware and cooking utensils. The WiFi was not usable, we had no TV much less HD cable (we called and was told a mechanic would be out to look at it, but never showed.) The kitchenette had no stove top, no silverware, no pots and pans and only two plates. There were no other dishes. The utensils consisted of a pair of BBQ tongs. There were no garbage bags and no dish towels. We could not have cooked meals if we wanted to. Additionally, there was a Keurig, but it had only decaf coffee and there was no other coffee pot.
The price to stay for two weekend nights is not cheap $259/night. For that price, I would expect that basic amenities would have been provided, as advertised.
It is a new place, but not a great first impression and hard to recommend given our experience.

The resort itself is very nice with lots of amenities like excellent pickleball courts, nice pool and hot tub area, mini-golf and corn hole. It is a HUGE place almost like a small city. We stayed in an Airstream, which was a new experience for us. I'll have to say that I won't do it again. We had issues with no hot water for a day, no TV for a day, no wi-fi for another day but the worst problem was the fan noise. We needed to run the heat at night because it was pretty chilly but every time it kicked in, it sounded like a jet engine on take off. When you are walking near the Airstreams you can hear all of the noise that they make. The shower and bathroom are smaller than on a cruise ship and very little water pressure. The bed was not comfortable at all, which led to some sleepless nights.
All in all, I would stay at the resort again, just not in an Airstream. We had friends that stayed in one of the tiny home vacation rentals and that is the way to go! Much more room, full size shower and bathroom, king size bed, etc. Make sure to get one with a full kitchen however because otherwise all you get is a microwave and a mini fridge.
If you're interested in hiking, I would highly recommend the Monarch Lake Loop Trail. It's about 30 minutes away but even the drive there is beautiful.

Pros: friendly staff, easy check-in, full hookups, pull-through concrete pads, valet trash pick up, very quiet area, wildlife ( pack of foxes who live in the area). We noticed the foxes never get close to your RV or while you are walking. Close to downtown Granby with several restaurants. laundry facilities and dog parks.
Cons: laundry facilities and dog parks should be cleaned more often. laundry facilities had dog hair on the floor and inside the washers. also, careless dog owners did not clean up after their dogs.

While this place may be great in the future, they are currently still under construction and poorly managed. We were a part of a group RV reservation made well in advance and found out at check-in that they decided to separate us. We asked right away to be moved and didn’t receive a call back from “the manager” for several hours - after we were already set up. She basically said she would have another manager call us but we never heard from them again. We were assigned to a newer area of the park far away from the normal amenities. They decided to plant grass in the dog park by our site right before one of their busiest weekends of the year so we weren’t able to use it. Seemed like very poor planning. They are currently restricting access to the pool which is understandable but have no online or phone system to make reservations. We had to walk to the pool and stand outside in line for hours to get tickets to swim at a reasonable time. Out of our 4 night stay, we were only able to go to the pool once and we stood in line everyday. We spent a good part of 4th of July decorating for a contest they advertised and they admittedly never even drove by our site. That was something else we were supposed to hear from “the manager” about but never did. It is expensive to stay at River Run, they should be more upfront about restrictions and provide a discount. Give them a few years to get their act together before wasting your money.
