The Arroyo Vista Inn is centrally located in South Pasadena, California. Built in 1910, the Arroyo Vista Inn occupies a home designed by noted architect Lester Moore, and it is one of the few remaining examples of his residential design. The private home was completely remodeled to form a ten room Inn in 2007 and is great for a business stay, romantic getaway or vacation. Your room at the Inn includes Breakfast, WIFI, Parking and Daily Happy Hour. Breakfast hours are 7:00 am to 9:00 am weekdays and 8:00 am to 10:00 am on weekends. Happy Hour starts at 5:00 pm. The Arroyo Vista Inn is a lovely grand dame atop a hill amongst the trees. When you step in the front door, you are greeted by a cozy, comfy parlor/living room with overstuffed furniture and a view into the dining and bar area. Complimentary wine is available every evening for all. Self check-in is simple and convenient. We stayed in #3, a spacious and comfortable room with a large bathroom with all the amenities. A nice touch was the hand sanitizer in the room. Individualized A/C and a ceiling fan. Flat screen TV and comfortable queen bed. It was perfect for us - welcoming, friendly, comfortable, and close to my son's home in South Pasadena. Plenty of parking. The driveway up to the Inn is single lane, and although it does have a turnout, it requires vigilance to go up and down. Each landing has a communal refrigerator/freezer, microwave and electric kettle. Very nice touch! Overall, we absolutely recommend the Arroyo Vista Inn. We will be back!

We came for a week's Rose Parade experience (which was awesome), yet this Arts & Crafts historic home enriched a week filled with activities, including the Huntington and Gamble and Getty estates. We had delicious and nutritious homemade breakfasts that catered to our dietary restrictions. Every evening there was a delightful happy hour (2 hours actually from 5-7 pm) where both red and chilled white wines were served with cheese, crackers and nuts. And the evening concluded with homemade cookies! The bed was very comfortable and we slept well. Thank you Janice!

We stayed at Arroyo Vista Inn for a few days get-away, part of a longer vacation to LA. I typically hesitate to stay at a B&B because of the interaction required with the innkeepers and needing to be in by a certain time. This was not that. We had a door code and could come and go, and even check in when we pleased. There was plenty of means of contacting someone if there was an issue, but otherwise the innkeepers were scarce. And this suited us just fine. Great, comfortable rooms, and with parking and taxes included the price is comparable to any chain hotel in the area. The only word of warning - if you have a low car (we had a Subaru Impreza) and hit the entrance to the driveway from the road at the wrong angle, you will scrape bottom. Go slow. While there is no fridge in the room, there was one in the hall with a microwave. Plenty of parking.

My expectations were too high. I thought this was going to be a gem (like West Cliff In in Santa Cruz, a gorgeous and charming old house that is one of my favorite BandBs).
Instead, it is an old house that needs a lot of care.
Upon entering, you note it smells strongly like damp attic, the paint and furnishings need upkeep, and it is crying out for some interior design attention. You check yourself in--you just sign a form and take your key with your room number. There are no humans around to greet you.
When I opened the door to my very worn room with cracks and peeling paint, I saw a dirty rag crumpled up on the floor, right in plain sight. I couldn't find a person to tell so I emailed the email address on my reservation and was told my room had been cleaned and that the rag was an oversight. No one came to get the dirty rag.
The website and reservation had noted a wine hour (5-7 pm) but when I arrived at 3 pm I saw a sideboard with some lukewarm wines and a bag of pretzels, and when I came downstairs at 5:15 nothing had been cleared, replaced or added. So apparently that was all they were going to do. The next morning the sideboard looked the same.
The bed was fine, just old, and I would have slept okay but at 2 am, the heat turned on in my room, and I was blasted with foul hot air (think stinky feet smell) until I figured out how to turn it off. Needless to say, I slept poorly.
On the good side, there was a cheery lady in the dining room at breakfast time and while I wanted to rush out, I was sleep deprived and starving so stayed to eat and get some coffee. The breakfast was tasty. The coffee was meh.

The inn keeper repeatedly gave us hard time as if it was our problem that we got a good rate for our room not directly from the hotel. She penalized us that since we got a good rate, we don't get breakfast (this is a bed & breakfast hotel and the hotel website said every room has complimentary breakfast). She also charged us $18 resort fee per day while she charged other clients $15. I resort fee was for housekeeping and parking. We have no housekeeping plus there was not enough parking where we had to park our car along the wall. When we walked upstairs to our room, we found dog/cat feces on the staircase. During our stay, we heard her yelling and calling for a dog/cat from our windows. The room was small, aged, and dirty. It was a very unpleasant/painful stay.

It'd be nice to have a reliable place to stay when I'm near Pasadena. Unfortunately, it isn't Arroyo Vista Inn. When I came back from dinner, I was stunned by a very big, noisy and entirely unmasked party of young people on the porch and in the reception area – both of which I needed to pass through to get to my room. Then it turned out my key wouldn't unlock the room door. I couldn't find anyone connected with the inn, so I phoned the contact number and explained the problem (with the party going on around me). Ten minutes later I got a text saying to try a different key that had been left at the desk. I did, but it didn't work, either. So I called again and this time had to leave a message. Eventually a helpful young man appeared and admitted the lock was messed up (it was literally hanging on the door), but he was able to get it to work to get me in. That was at around 9 or so. The party was still going strong after 11 and I texted the contact number to say I really wanted to be able to get a little sleep – and that I felt they should have given me some warning that such an event (it turned out to be a wedding party that clearly SHOULD have rented ALL the rooms) was going to be taking place. At 11:20, people finally began to leave. The next morning, however, when I needed to be on the road, I couldn't leave when I wanted to because my car was blocked in on all sides. I'm sure there are times the Inn is a delightful place, but be forewarned that the parking lot is small, the walls are very thin and you can't escape whatever's going on in the living area below the guest rooms. Also, the self check-in system means you don't have an opportunity to actually know who runs the place.

our 3rd floor room was very comfortable with plenty of space to relax on our bedside couch and comfy bed. We really enjoyed the comfort of the living space and the visit with other guests over a glass of wine. THe hosts were friendly and helpful in finding a spot for dinner. OUr host also provided awesome homemade breakfast along with getting up early to pack our bag lunch for the rose parade. definitely would love to stay again.

Looking forward to meeting a friend at the Arroyo Vista Inn on March 5th, potentially an ideally situated hotel between Palm Springs and Ojai where we could meet & stay every couple of months. The first disappointment came only an hour after check in when we met in the lounge for the advertised Wine, Cheese & Cookies 5-7pm. No wine/ cheese were evident, another couple had the same expectation and were similarly disappointed.
We left the hotel in search of 'a glass and a nibble', followed by our reservation for dinner. We returned to the hotel around 10pm to settle in for the night only to find there was no heat in our rooms. The Inn is circa 1910 so the overnight low of 40C was felt in the room given the ill-fitting windows and patio doors. No extra blankets were available in the wardrobe. An uncomfortable night wearing extra clothes and a bathrobe. Suffice it to say the proprietor when I spoke with her that evening from Palm Springs said she would send me an amended invoice to compensate for the inconvenience. This did not happen she simply went ahead and charged my card the original amount.
In summary, such a disappointing experience followed by unprofessional business practices.

I booked the Veranda room 2 with a large balcony and beautiful decor for three nights in November. I was asked by the manager to switch rooms to Room A on the first floor. They indicated that the room was comparable and had been newly renovated but they conveniently did not have any pictures. The room and bathroom were a total disappointment. The TV was the only one in the house that did not have local channels. You could not see out of the windows because they had some kind of film on them. The "outside private entrance" led to a public porch so that you could hear every conversation that went into the late night. There was a mysterious room two steps down into a cave like area off the bedroom. It had a small bed and dresser, but you had to duck your head to enterl. The tiny bathroom had a sink hat seemed to about fall off the wall and the bedroom furniture was old and worn. The thermostat for the room was located in the public outside hall on the way up to the second floor. No kleenex were furnished. the price of the room stayed the same $640 for a three night stay. No one was around to help with questions except for breakfast.

Arroyo Vista Inn is a unique, cozy oasis in the middle of LA. Unfortunately, I was texted the day before arrival that we were being moved rooms. I had specifically chosen room 8 for the windows and view (we were going for some R&R), and was being moved to room 6 which is small and much darker. I asked why we were being moved and they said because the other guests decided to stay longer and they didn’t want to move them for housekeeping reasons. After some back and forth they agreed to give us room 9, which was a little nicer but still just one small window. After thinking about it, I called later and expressed my disappointment to Susan, who was super sweet and contacted the owner (who had texted me). She told me that the owner said there was nothing she could do to move us back, and nothing she could do to make us happy. I’ve worked in hospitality and I know there’s ALWAYS something that can be done. Our stay itself was fine, the room was comfortable and the breakfast superb, but the lack of customer service put a real damper on our whole experience.
