We had a long drive north from San Diego to get home, and decided to stay overnight in San Luis Obispo to break up the tedium. At first I was a bit skeptical about the Avenue Inn because their rates are so much lower than others, but all my doubts were scotched when we arrived. The place is tidy and right out of my own era, so I had pleasant expectations right off. The host had earlier that day left a courtesy voice-mail on my wife's mobile to confirm our arrival time, and was just as gracious and friendly in person. The location is barely a stone's throw from Hwy 101 and easily accessed, but far enough from the motorway so there was almost no traffic noise. Too, it's just a few blocks away from S.L.O.'s "old town" shopping district; being a college town, every pub and restaurant is bustling with liveliness practically 7 days a week -- and yet also far enough from the motel so as not to be a disturbance. Our room was clean, fresh smelling, and just the right size for us; we even found a parking space by the door (which I gather has been an issue with other patrons). There were plenty of amenities --'fridge, coffee machine, hair dryer and so on-- a good shower, and a comfy bed. The only other thing a traveler might want is dinner, and the manager was helpful in recommending a local take-out pizza parlor. He even provided us with directions on a paper map! Walking there and back was a fine way to stimulate our appetites, as well as get some necessary exercise for our road-weary legs. The pizza was good, too. On our way south, stopping overnight in a different city, our room cost twice as much, stank of artificial floral room-scent, had 1 (as in 1, one, uno) channel on its TV, and was astonishingly noisy outside! We needed an overnight stay to break up our drive. Avenue Inn is centrally located to the 101 freeway, downtown SLO and its many restaurants - some of them within walking distance. The room was small but clean. My biggest concerns were the lack of an exhaust fan in the bathroom (there is a window) and the very limited parking. Street parking is not an option from 3-5 AM, as we found out the hard way once returning from the drive-in at 11pm to find all the spots taken. A heads up and some recommended alternatives would have been nice at check-in since the front desk was closed at that hour. I'm pretty sure that the beds are full/double size, not queen size. It seems a little unfair to pay for our two kids ($12 a head) for such a tight room. I probably will not stay here again unless necessary.…

I waited late to reserve a room for student orientation. I chose the Avenue due to its location and price at the time, not knowing anything about it but the photos on the website. The staff was very welcoming and friendly. The room had conveniences such as a vanity counter with coffee maker and mirror above, a sizable dresser with fridge and drawers, and small table with chairs. It fit our needs very well. I would stay there again. The parking lot and grounds are clean and well kept.

The service and cleanliness were great. The beds are super comfortable. The price was very reasonable. The location is very convenient to downtown - not as close as some of the more expensive, boutique hotels, but an easy walk. The A/C worked great on a hot weekend!

Lots of problems. Very small room with few outlets. One of the worst cable TVs in lodging. Spectrum cable with dumb Covid remote means you cannot go directly to any channel. Standard cable channels like TV Land, Comedy Central and Turner Classic Movies and dozens more are, oddly, audio only. Took 2 minutes of running water in the bathroom to get warm water. Bed was fine. Tiny table and two hard chairs. Mini-refrigerator even had a mini-freezer. Location is convenient in downtown SLO.

Be aware this motel is located near an intersection, but is walkable into town. We booked ahead for a 2 night stay. Given Room 207 ($104+taxes per night=$259 total) which is 2nd floor in a corner and told it was "quieter". PROS: Effort shows they're trying to keep this older motel in good shape. Clean, comfy King Bed, nice sheet quality, good water pressure, updated bathroom. Double pane windows that open in our unit. The manager was friendly and efficient. The grounds are well kept. Free, abundant parking. CONS: unfortunately the walls are so thin we could hear our neighbors talking in bed as though in the same room. The outdoor security light does not go off and shines directly into the windows (even the room darkening curtains could not keep it out). The AC/Heat unit is obnoxiously loud. Thin, small towels. Overall, since a good sleep is our main concern, we won't stay again.…

We really liked the location as it is just a few blocks from downtown. We asked for a quiet room, and they were happy to accommodate us. The room was clean and had all the basics. Staff was very friendly and we had a great recommendation for a breakfast place. We would stay there again.

We enjoy staying in older independent motels that have been renovated and are well cared for. This one definitely fits that description. We were greeted at check in by a pleasant clerk at the office. I later had a nice conversation with rhe manager, Saul, about the history of the motel. It looks like it was built in the 1960's but has obviously been updated. Our room was well cared for and very clean. The rooms are smaller, similar to those in older motels, but very comfortable. It is an easy walk into town and very budget friendly. I highly recommend this motel!

Located just off the 101 freeway and an easy walk to downtown. Across the street from a gas station with a well-stocked food store. This is a traditional motel with outside room access from the parking lot or balconies. Rooms are clean. Remarkably, they still have daily housekeeping service, new clean towels and bed made daily. Adequate towels and amenities. Walls are a bit thin and on the first floor you can hear the people upstairs thumping. Fast free wifi, flat screen TV, fridge, microwave, good hot water supply. Plenty of parking. A big, well equipped gym across the street will let you work out for a nominal fee. A good choice, nothing fancy but it has everything you need

Friendly Intro to San Luis Obispo! Reception terrific and gave us a 2nd floor corner room … quiet. Rooms renovated + upgraded, spotlessly clean w fridge, microwave, table + couple chairs, big walk-in closet, mirrored counter - big, comfy room. Bathroom simple and nice w ample towels and bath products. Easy walk into town. Reasonably priced, which seems to be hard to find these days. Glad we stayed here!
