After reading so many 5 star reviews, I was convinced to book the Inn on First for our first trip to Napa. The experience exceeded our expectations. We stayed in Room 8 which is located right next to the private parking lot. Checking into our room was contact free and a breeze. Our room had a fireplace, heart-shaped soaking tub, shower, two sinks, and a comfortable seating area. We were greeted with chocolate truffles and chocolate cookie upon entry. Inside the room was a mini iPad that provided us with all the information we’d need for our stay. The Inn is located only a few blocks away from downtown Napa. We walked into town two out of our three nights for drinks/dinner. We used the gas fireplace every night which was romantic but also incredibly functional as the Napa nights get cool. Never once did we miss having a TV in the room. Even with all these positives, I’d have to say the best parts of our stay were the creative, unique and delicious breakfasts every morning. They were delivered directly to our room in eco-friendly containers and labeled with their contents. The portions were generous. I loved that we received an email in advance of our trip asking our dietary preferences. Despite the contactless check in and our limited use of the common areas, I felt that our hosts made the experience as personalized as possible! When we made a point to stop by the dining room on our way out, I was extremely impressed that Jamie knew who I was and recalled our prior email conversation. He even gave us a tip for our last day’s excursion which was very helpful. If we return to Napa, we will certainly come back to the Inn on First.

We honestly try to make the experience for guests (who choose to dine in their room) as good as the experience for those who choose the dining room. If you are a fan of the B & B, you will love the Inn on First Street. It certainly wouldn’t be the same without the owners, Jim and Jamie. Their extra care and genuine interest in their guests makes this the perfect choice for a stay in Napa. We originally booked pre-pandemic, but had to cancel. Jim and Jamie allowed us to use our deposit for a future stay, which we booked as soon as we were vaccinated. From the beginning, the communication was excellent, sending winery & restaurant suggestions along with info on room location, parking, and contactless entry into the room. Any questions I had were quickly answered via email. We stayed in one of the honeymoon suites upstairs behind the mansion. It was spacious and convenient to the parking lot. It has its own air conditioner, a fireplace, balcony, large shower, and double sinks. All rooms have big soaking tubs if you are interested in that. Jamie helped my husband plan an arrival surprise for me of a beautiful bouquet of flowers, a cheese tray with Jim’s homemade crackers, and chocolate truffles. He went out of his way to get Irises in the bouquet when my husband told him they were my favorite flower. Jamie also arranged for us to have an ice pack to keep our cheese chilled for our picnic before our tasting at Pride Mountain. Breakfasts were in the garden or brought to the room bc of the pandemic. We chose the garden, where we interacted (socially distanced at our own tables) with other happy, friendly guests. Breakfast is a gourmet feast, designed to fill you up before a day of wine tasting. No need to plan lunch, bc you won’t be very hungry until dinner! Jim and Jamie found time to converse with every guest while serving breakfast, checking on plans for the day and making suggestions and offering insights. If you do get hungry during the day, you have Jim’s famous chocolate chip cookies to munch on. And I am not kidding about the cookies being famous. Hosts at some of the wineries we visited mentioned the cookies and breakfasts when they found out where we were staying. When traveling, a room is pretty much a room, but what makes this location so special is the extra care Jim and Jamie provide their guests. I truly feel like we have new friends to visit next time we are in Napa. It’s time to start planning a future trip to the Inn on First Street.

We have stayed in other B&B's in Napa and this place is hands down the best.
We are clean freaks and noticed right away how clean the room was. The rooms had everything we needed from a blow dryer, shampoo/conditioner/shower gel dispenser, and bubble bath for the tub. The little courtyard area is also nice to sit in when its not too cold out.
The hosts, Jamie & Jim, are what made our experience amazing . They made us feel comfortable and welcome like talking to old friends. Champagne, vegan cookies, and truffles were waiting in our room when we arrived.
We are vegan and Jim made us such creative and delicious breakfasts. You can tell there was a lot of thought and time put into our breakfast from the variety of cut up fruit to the little pastries before our main breakfast. Jim would personally come out of the kitchen to let us know what he made for us. I felt like we were at a fancy vegan restaurant!
Location was perfect. Within 15 minutes drive to the main wineries and less than a 10 min walk to downtown Napa for dinner and cute shops.
We will be back!

No longer owned by Jim and Jamie so description on trip advisor should be revised. The Inn on First is listed as bed and breakfast but the bnb experience is not there. You do not meet the proprietor as they are not on property. So if you are a person who likes the bnb chat and experience, (you know what I mean) then I would stay elsewhere. We arrived 1/2 before check in and were informed our room was ready but would be charged an “early check-in fee”. So, we walked into town, bonus to location so keep that in mind. Our room was nice, although in the toilet area the paint was stained or something, not appealing at all and the fridge froze everything we put in it as the temperature gauge was broken off. The girl at the desk and breakfast was nice and friendly. The breakfast was good, fresh fruit was lovely and it is cooked to order so those are bonus’. It was a fine stay overall but not an elevated experience. I could have stayed in town at a hotel and it would have been the same. Depends on what you’re looking for. Cheers!

I am so sorry that your stay was less than perfect, and I appreciate your feedback. Our check-in time is from 3pm to 5pm, and we often work until check-in time to clean all rooms and other areas of the hotels. Before guests check in, our staff checks and double checks the rooms to make sure that we haven't missed anything before guests arrive! The Inn bills itself as a Luxury Inn and much of its website is dedicated to its gourmet breakfasts. Neither is true. The rooms are not luxurious but outfitted with worn, tired and cheap furnishings. The carpet seemed to be a remnant from the early 2000s.
Communication with the innkeepers was not welcoming. When we noted that there were no tissues in the room, we were told that tissues went by the way of COVID. At that point, we were grateful we had toilet paper.
There is no daily housekeeping. When we asked for our towels to be refreshed, they provided bath towels only. We then asked for the remaining towels to also be refreshed along with the used coffee cups from breakfast and were then asked if that's going to be a daily request as if having fresh coffee cups was a burden.
That brings us to breakfast. We've stayed at many Inns throughout the country in which breakfast's were amazing so our expectations were fairly high. This place managed to disappoint on a level we could never imagine. Dunkin' Donuts serves better breakfasts. Every meal was served with one egg atop some nasty item. We had an overly buttered phyllo pastry, a soggy, too thick hash brown, raw focaccia bread and the best one was "polenta" which was really bland farina. The entrees were accompanied by a yogurt parfait with homemade granola. The granola never arrived and the yogurt was literally 3 tbsp for two!! Their baked goods were also inedible & they'd be better off serving pre-made items.

Dear Suebie85; It sounds like an epic failure all around on our part and we are sorry for all the ways we failed you. There are a few details we want to address, but will take up only the major ones in your review. Thanks for taking the time to share your experience as it provides an opportunity for us to improve and grow. We take our food seriously here and we will use your review as an opportunity to review and refresh our menus as well as check quality control on all of our breakfast items. When we plan menus we strive to please as many palates as possible (from those who prefer more traditional food to those seek out more adventurous dishes). Everything is made from scratch and sometimes things go awry. With more than 160 breakfast recipes we try to mix them up so guests might get a taste of both the whimsical comfort food we served you (Aunt Rita’s Cheese Potatoes are a hit with a certain crowd, but weren’t to your liking, or the Margherita Pizza Tart with Homemade Puff Pastry- yes, it should be buttery- with San Marzano Tomato Sauce, Fresh Mozzarella, and fresh basil from the garden) to the more adventurous side of our cuisine (Cocoa Chocolate Pasta with Walnut Sauce and Poached eggs, or our Spicy Pop Tart with Homemade Puff Pastry, Ricotta Chipotle filling, Fried Egg and Berry Jalapeño Jam). Looking back at the breakfasts we served while you were here it definitely skewed towards whimsical comfort food. As for the furnishings in your room the pictures on our website are up to date and recent and the bed, chairs, lamps, etc., were all updated after the 2014 earthquake. So the decor should not have been a surprise to you but looking at your reservation we see you did not make the reservation; your traveling companion did. Reviewing our email conversations/threads (including while you were here) found friendly back-and-forth. For whatever reason something went sideways for you and for that we apologize. As your guestbook stated, guests need only request daily refresh on sheets and towels and it would have been accommodated. As a green-certified inn that has always been the case here. When the question was asked whether or not you wanted towels daily it was not meant to offend but to inform us of your needs. Our failure was in not being clearer in our communication about your expectations and desires. As our website states, the confirmation letter states, and all the travel site contents state, we are still very Covid-aware and Napa County is still under Covid-restrictions. Until this status changes we must continue to protect our guests, our staff and ourselves from those who may feel more open in their approach to the Covid pandemic. We are very sensitive to ensuring health safety for all, including not entering rooms unless necessary or requested, and maintaining a mask mandate indoors in the mansion, and that won’t change until the county of Napa gives us clear direction to do so.

Hosts Jim and Jamie truly define hospitality. We appreciated the option to either enjoy breakfast in the mansion dining room (COVID protocols well respected without ruining the ambiance) or in the privacy of our room, but after trying both options we agreed we would rather start our morning with Jim & Jamie! If you have the opportunity to stay here, do not miss out on getting to know these two. They are always happy to see you, provide great advice for your day ahead, and can’t wait to hear about it the next morning. That said, if you are looking for a B&B that allows you to keep to yourselves without much interaction, you can do that easily. It’s completely up to you, but your already unforgettable experience will be far enhanced when you stop by the mansion for breakfast.
That brings me to breakfast. Jim (as you’ll learn over breakfast) is a CIA trained chef who has made it his mission to ensure no guest will ever have the same breakfast twice during their stays at the Inn on First. Each recipe has a story behind it (again - bonus detail you’ll get from dining in the mansion) and each is so unique from the last. My favorite was a pop tart made from homemade puff pastry stuffed with chipotle ricotta filling and drizzled with jalapeño berry jam (I mean come on!!) and my husband’s was a homemade sausage roll (think calzone) topped with an over easy egg. I’m practically drooling now just thinking about it.
The rooms are immaculate and cozy. We really felt like we were coming home at the end of each night. The fans in the room help with noise cancellation if you need that, and the blackout curtains allow you to sleep as long as you’d like. They really think of everything. The shower products are all eco-friendly and the utensils sent to your room with breakfast (if you opt for that) are all compostable. We basically lived in the robes whenever we were back in our room, and although we were on the first floor, we had a completely private patio where we enjoyed down time between our adventures in Napa.
This was our first trip to Napa and it won’t be the last, and we have both agreed we won’t stay anywhere but The Inn on First for each of our return trips. Thank you Jim and Jamie for hosting us on a trip of a lifetime. We will be back soon!

I generally use Trip Advisor for choosing hotels, restaurants, etc. and The Inn On First is the top rated Bed & Breakfast in Napa with nearly two thousand 5-star ratings so it's gotta be good, right? We found out that yes, it was VERY good, excellent in fact and well deserving of its top rating. I booked three nights for an anniversary trip for my wife and I, a Monday through Wednesday stretch so availability was not a problem. We booked the "Vintage Reserve Honeymoon Suite" (oooh la la!) based on the size of the room and the private entrance in the back building of the property. It was a sizable room with a king bed, fireplace and two arm chairs so lots of room to spread out. Going in, I was wondering how the whole COVID thing would impact our stay. For the record I will say at this point I couldn't care less about this precaution or that precaution, just let me take my holiday in peace without crazy restrictions, I'll make my own choices thank you very much. That being said, I was at first disappointed to hear our gourmet breakfast would be served in our room on compostable trays, etc. but upon arrival we learned that weather permitting, we could take our breakfast outside on the common patio, under umbrellas and surrounded by nice greenery and flowers and breathing fresh air. Along with the beautiful weather we had, breakfast was of course a highlight of our stay. Prior to arrival I had read all about chef Jim's innovative breakfast selections, it's just too bad we only had three mornings to enjoy his creations. I wonder how long you'd have to stay to see a repeat? Probably about 155 days from the sounds of it which is kinda out of my price range. Eating a delicious breakfast outdoors (on real plates with real silverware no less!) was the perfect relaxing way to start the day. Jamie would serve up the breakfast and give helpful advice on things to do and see around the area. When Jamie and Jim give you a restaurant recommendation make sure you follow their advice, that's all I'll say. The Inn On First is in a perfect walkable location, close to many restaurants, bars, shops, and the river area. Next time we're in Napa (next anniversary?) we will certainly be staying at The Inn On First. Thanks Jamie and Jim!

My wife and I have been to many B&B’s and Inns, and The Inn on First is now at the top of our list. Initially, there was great communication and valuable information provided even before we arrived. The Inn is ideally located just a short walk from downtown Napa. The Inn is clean and well appointed, with a sitting area and large dining room. There was a complimentary bottle of sparkling wine in the dining room fridge for each room. Our room was spacious and clean, with a garden tub and fireplace located in our bedroom. The best part of our visit was yet to come! The breakfast each morning could have been served in the finest restaurants, and our hosts, Jamie and Jim, were simply amazing, with great conversation, insight and history of Napa, and tremendous recommendations on both wineries and restaurants. We traveled with 7 people, and all of us agree that we will stay at The Inn on First when we return to Napa.

The Inn on First is a lovely and quaint bed and breakfast that is near the heart of Downtown Napa (i.e., tasting rooms, restaurants, boutiques, etc). The Inn keepers, Jaime and Jim, maintain a clean facility where they have thought of all the possible comforts of home made available to you in your room. The breakfast each morning was fresh, delicious and filling. Jim and Jamie are friendly and helpful, especially when it comes to recommendations. We will return and recommend this Inn to others!

I often visit Napa and Napa Valley and have tried a variety of wonderful hotels and wonderful bed and breakfast in Napa.
I do not plan to ever return to this hotel again. I have never in all the years I have visited Napa had an experience as unpleasant as this.
I would never have visited this hotel Had their website been clear about the unusual and unreasonable arrangements , lack of security that are required in order to stay here . Front door was locked and impenetrable when I arrived.
There was no innkeeper/manager /security guard available when I arrived . By extraordinary good luck , after waiting about an hour - A maid arrived let me in and found the key. I did not speak Spanish. The maid did not speak English . I discovered There is an extra charge for arriving early . I have arrived early at other premium and luxury hotels in the United States, and in other countries around the world and there has never been a charge for arriving early.
Despite reading the instructions and looking for at least half an hour on their iPad, I could not find the Wi-Fi password. I was expecting to be able to work on important business that required an Internet connection to be able to do that work . I needed to do that work prior to a business meeting the next day. I could not work as i had planned. Whenever I visit a hotel in Napa or anywhere in the world I have Internet access. This is the first hotel I have ever visited without Internet access. In all my visits to napa and Napa Valley over at least two decades, I have always had immediate Internet access.. There was no innkeeper or security guard to ask about internet access . I would never disturb other guests to get the wifi password. No one answered the emergency phone and no one returned a phone call or voicemail message on the emergency number the hotel posted for emergencies.No innkeeper or security gurad was available 24 hours a day physically on site.
If i had an emergency health crisis there would’ve been no way for emergency responders or first responders to get in the hotel to help or rescue me. No hotel employee would’ve heard me. There was no security person walking by on regular schedule checking on guests .
I felt i was in danger. For my health, safety and peace of mind I had to leave immediately . I had to find another hotel and pay a premium rate to get a room.
I have no plans whatsoever for the foreseeable future to return to this hotel

Hello Jill! For some reason we only just now saw your question, please accept my apology. I tried to ascertain if you ended up staying with us (in our reservation system) but it's unclear. The answer is we have lost all three of these guys, our original three companions. Oscar was the oldest, he's been gone almost nine years. His replacement (Maxwell) we sadly lost on the same day as Hugo four years ago. Leo came into our lives at that point (he's a schnauzer!) and when we had to say goodbye to Calvin we adopted a pure mutt named Stanley. We have a great picture of them on our website and they are hilarious. We hope you'll still be able to stay with us at some point if you haven't already. We'd love to see pics of your schnauzers! Hello there, this is Jamie, one of the owners and I can add to the answer provided by someone who stayed at the inn. There are also steps from the sidewalk to the front door of the inn/mansion. There is also a ramp on the rear of the building to access the dining room in the mansion. While we do serve breakfast on our patio for several months of the year, breakfast is served in the dining room when dining on the patio is not possible.
