1801 First is operated by a husband and wife team that has changed the mindset of the traditional bed and breakfast. Located in the prime location of the historic downtown, it has been branded as a landmark property according to The Napa Landmarks Association and continues to be the curb appeal Inn for all tourists and locals alike! We have owned this beauty for over 7 1/2 years and have loved being apart of its rich history. It's a true luxury Inn with graceful rounded bay windows, courtyard gardens and romantic fireplace lodgings adorn this historic and newly revitalized Queen Anne Victorian. Designed in 1903 by prominent Napa architect William Corlett, 1801 First has been meticulously transformed into an inviting chic retreat, blending its stunning classic architecture with sophisticated styling and decor.

Carrie, Blair and Laura made our sister weekend so comfortable. Made sure we had dinner reservations, fed us the best breakfast and a lovely happy wine hour. Always fresh homemade cookies, tea and coffee available. Our room, Suite 4, was quite comfortable for 3 people. Location perfect, easy walk to dinner downtown. Will return with my husband!

Property's Favorite Review
My husband and I stayed at 1801 First last week and had a fantastic stay!! Everything about this inn is exceptional - the service, breakfast, location, rooms and all amenities. We stayed in a junior suite upstairs and found that it was perfectly cozy and charming, and loved the large bathroom and fireplace. Breakfast every day was delicious - also I am a vegetarian and they went above and beyond to serve me a delicious breakfast! Carrie and Shirley were so helpful with recommendations for wineries and restaurants. We truly felt welcomed like old friends. We hope to be back and cannot recommend 1801 enough!!

From the initial booking on it was an excellent experience. Carrie was an excellent host as well as Blair and Laura. The Chef made the most delicious breakfasts daily. The Happy Hour in the Garden/Patio area was relaxing with Carrie joining us. Our room was comfortable for the 3 of us with all amenities included. Our first night there Carrie found us a reservation at a very nice restaurant. Cookies, hot tea and coffee were available throughout the day. I highly recommend 1801 First Bed and Breakfast when you stay in Napa.

My wife and I ventured out on our first trip since Covid-19 wrecked the world. We enjoyed our (3) night stay here at 1801 First Luxury Inn. We stayed in the Superior Suite #3, which is upstairs in the main part of the Inn. Although the stairs leading up to the room were a little creaky...it did not disturb our sleep or time in the room from other guests also staying upstairs. This particular suite did receive a little road noise as the property is located on a fairly busy corner. The room had a great big soaking tub in addition to the in-suite bathroom and a fireplace that we did not use due to warm weather on our trip. Being an old historic home converted to a B&B, you will find several charming aspects of your time here. The breakfast was the absolute best we have experienced at a B&B. Chef Richard, I believe, was an older gentlemen that is a retired chef if the account is remembered correctly. There was a choice of 8:30, 9:00, or 9:30 for dining times. Fresh coffee was put out promptly at 7:00 a.m. for early risers and you could bring it back to the room. Fresh baked cookies were always available and there were (3) choices for breakfast each day. At 5:30 p.m. there was charcuterie and ample wine. One evening it was set up in our room and one evening it was in the garden. We went to a number of wineries and they have an option of leaving your wines with them and a shipping service will ship it home for you. This was a nice touch as the cost for a case to be shipped was about the same as paying for an additional piece of luggage round trip on a plane...around 80.00 for ground shipping and no worries of broken bottles on a plane ride home. As is stated in other reviews, walking on First street to shops and restaurants is very easy and peaceful. The owners were engaged in the workings of the property. Although they do not live there, they were on site serving breakfast and visiting during the wine hour during our stay. They were very gracious hosts and the entire staff was friendly and professional at all times. Although the Inn was full, we never felt compromised in view of a pandemic taking place. The Inn was a nice change from a hotel although we also enjoy staying in modern hotels. Our particular room was cozy and relaxing. There were a few broken items from a window not opening properly, a blind that did not have a cord to operate, a ceiling light guard above the shower that could use a little refresh, the carpet needing a little stretching, and a natural gas smell from the fireplace. I did inform the owner about the smell of gas from the fireplace as a precaution for future guests. The other items were just small maintenance items that could be easily fixed. There is daily room service as well, which was appreciated. I would recommend the stay here as there are many pluses to be enjoyed and perks to be had. We felt safe in the well maintained neighborhood and we appreciated the hospitality of the owners and staff. The upkeep of the property was undeniable and the breakfasts were remarkable. While everything was not 100% perfect...it was pretty close. I am quite picky and although a few small items need to be addressed in Suite #3...it was a great stay. Thank you for being a part of our little getaway to Napa. The property has three rooms upstairs and two on the main floor of the main house. I can only assume that the (2) rooms on the main floor would be the noisiest due to the proximity to the dining room and front door. There were also cottage rooms separated from the main part of the house. Parking was free and on-site. The location was super convenient for touring wine country!

to Dutch_2006, WOW! This is awesome! Thank you for this wonderful review! We are so touched by your sweet words! Your attention to detail about our Inn's amenities, the grounds of our property and our hospitality that we show to our guests is just amazing! And I also appreciate of letting us know about your suite's maintenance. Thank you for telling us and we have fixed the blind in the window and also the stretching of the carpet. We are in the process of handling some more issues with the Inn especially since we are becoming very busy in bookings :) Again we appreciate your honesty :) Thank you for mentioning the chefs' breakfasts too! His migas and French toast is two of my favs and his cookies are just unreal! I just ate one as I'm typing this! Thanks again for this amazing post of our Inn! We enjoyed your company and wine hour and we hope you can return to our 1801 when you come back to the Napa Valley! Best and Blessings, Blair, Carrie, & Laura

This was our third visit to 1801 First and the quality, friendly service and beauty of the property is consistently high. The innkeepers, Carrie and Blair are a lovely couple who go above and beyond to insure that their guest are treated well. The Inn itself is a beautiful property, which is decorated with attention to detail inside and out. The rooms in the main building are luxurious, with lovely linens and toiletries, while the rooms in the cottages (also with all the amenities) are charming and have access to a beautiful covered courtyard in the garden, with comfy furniture and a fountain softly playing in the background. They have a really nice wine service, and charcuterie plate at five o`clock. Perhaps our favorite is the fantastic breakfast served daily. There are usually three choices for the main dish, accompanied by house made scones, muffins or some other tasty treat. The food is delicious and even though there are some great breakfast spots in town, we can never turn down the breakfast at the Inn! They also have great cookies with coffee and tea in the dining room all day! It's an easy walk to downtown Napa and The Oxbow Market. There are many great restaurants, shops, tasting rooms and galleries all in walking distance. It's location is not far from all the wineries and charming towns in this wine region. All the staff were friendly and everyone followed all the Covid requirements. We felt very safe and well taken care of. We will be back!
