Royal Palms is our favorite "go to" place to stay in Anguilla. All amenities are provided, and the apartments are clean and well cared for. Mary and Tracy Busby are regularly on site and responsive to all questions and any issues that might arise, including assistance with car rentals. The pool area is gorgeous and well-maintained. Located close to Rendezvous and Meads Bays, the location of Royal Palms is ideal. THANK YOU, Mary and Tracy, for another wonderful stay!

Clean and well maintained property. IT'S in a great location. The owner is exceptionally attententive and helpful. Absolutely no complaints. I would recommend this property. Good value for your money. I have to ask about the horse back riding.....

My husband and I, and my sister and her husband stayed for a long weekend at the Royal Palms. I did not expect such a pleasent experience. I call them condo's, and they certainly felt like a very well maintained condo. The service was excellent, the setting was private and peaceful and most of all it was affordable on an island with such prohibitive prices. I have passed on this secret to only my closest friends because I really want there to always be room when we return. Thanx Tracy

Anguilla is an expensive island (all in USD which is tough for those of us who earn CAD). It is similar to Turks in general costs, but with less tourist infrastructure and fewer non-5 star options (that are more affordable). However, my wife and 2 small kids love the beach and Anguilla has amazing beaches, so I wanted to visit Anguilla. In this context, I was seeking accommodations that were reasonable in cost while providing a kitchen so we could save money on food. We usually stay on a beach, but given the costs in Anguilla, we ended up making tradeoffs and Royal Palms, while still expensive in absolute terms, was reasonable in terms of size and pricing.

Overall Royal Palms is probably a 3.5-4 star hotel - very solid if not spectacular. We rented a 2 bedroom apt for 4 nights. Probably got more size than we needed! You need a car if you want to see the beaches and buy groceries.

Pros
-Huge apt. - 2 bedrooms, 2 baths, good size kitchen and sitting area and balcony
-We had a nice view to St Martin
-Nothing too special about the pool but it feels secluded despite being somewhat close to the main road and a neighbouring house with intermittently barking dogs
-Services were pretty good. While we felt like we were in an Airbnb condo to some degree, the owners arranged for a rental car waiting for us on arrival, there are beach towels, umbrellas, snorkelling gear, chairs, etc available to take to the beach for free, they had a taxi waiting for us at the ferry terminal and they made some beach recommendations for us.
-DIY laundry available
- Full kitchen with stove, microwave, fridge, cutlery, plates, etc.
- AC was good, but after 2 days we realized that keeping the windows open was sufficient to not require AC most of the time
- Very clean; very minimal ant issues in the room (saw a few tiny ones by the door but that was about it)
- Owners seem friendly
- Wide selection of TV channels
- Lots of nice flowers and butterflies on the property
- Felt quite safe
- Free parking

Cons
- Location is the main one - while Rendezvous beach is probably a 15 or 20 minute walk away, you are in the middle of the island so you have to accept that you are driving to get to the highlights / shopping / etc..
- Hard to feel you are getting great value when you are not easy walking distance to the beach - this is just how it is with pricing on Anguilla though. Good value on Anguilla is not great value on most other islands.
-No food options on site, have to buy your own groceries or go out to eat

Other
- We had a very hard mattress, some of us are fine with that, others not so much
-A screen on the balcony door would have been nice - keep mosquitoes out but the breeze moving
- The stove (oven too I think) is natural gas but there is no venting fan, I never got comfortable with this - we kept the central and ceiling fans on and windows open and hoped the carbon monoxide was blown away.
- Internet was fine, but not particularly fast
- We visited Rendezvous (very close), Meads and Shoal Bay East and they were all amazing beaches. Almost no one on them in the mornings, soft sand, beautiful blue and green hued clear water. Parking was a bit of an issue with Meads, but Shoal Bay parking for $5 was convenient while free parking at Rendezvous was even moreso. Grabbed lunch on beachside restaurants on Shoal Bay (Hanks was good) and Rendezvous.
-Best buy groceries is about a 5 minute drive away and has pretty much everything you could need (why do Caribbean grocery stories seem to only stock fruit and vegetables that can be grown outside the Caribbean? So little mango and pineapple for example)
-Getting to Anguilla is a bit of an adventure unless you have a private jet. From SXM we grabbed a taxi to the Marigot ferry port ($35, I think I got the tourist - read, sucker - price), at the port some dude grabbed our bags and pointed to a series of kiosks where I showed our passports, paid a departure tax, showed passports again and then walked onto the ferry. I had no idea what I was doing but it all seemed to work. On the ferry I paid $50 for our tickets (2 adult, 1 kid, toddler free) and $3 for our 3 bags. The Anguilla passport control required that we fill out 1 form per person, so it took a while to complete 4, although a woman works there who helps you out (she completed most of 1 for me). A taxi looking out for us recognized us and grabbed our bags and off we went to the hotel ($24 again felt like a tourist price for a 5 minute drive - not sure how badly I got ripped off or if that is standard, but at least it was convenient.). Conclusion: quite expensive to get to Royal Palm from SXM, but despite all the steps, it is quite efficient.

Of note, I would probably take Turks over Anguilla if you are not staying 5 star. If you want privacy and off the beaten path, Anguilla feels like it will take a lot before it is built, let alone overbuilt, so Anguilla is better..

Royal Palms is a 6 apartment unit building, with lovely grounds and swimming pool. Not right on the beach, but there are plenty of beaches nearby. The owners make you feel like it's "home." This wasn't the first time we'd stayed at Royal Palms, but it was the first time we had any complaint whatsoever. Construction was going on behind our unit, with lots of hammering, saw noise, drilling (thought I was at the dentist!), etc. And the neighbor has acquired a second dog. The older dog didn't bother us at all in January 2014, but this year dog #2 has a high-pitched, screechy bark...and both dogs bark regularly...in fact, the owner encourages the barking, honking his car horn when he comes and goes.

All of this is to say: If you go to Royal Palms you'll find clean, friendly, safe surroundings. It's great having a well-stocked kitchen, great bed mattresses, and other amenities. But be aware: You will want a rental car for your entire stay...and to avoid some of the noise, ask for one of the units on the east side of the building.

This was our third stay in Anguilla, our second to Royal Palms. It was great to be back. The property was even better than what I remembered. Mary and Tracy continue to maintain and make improvements to their property. This year we found new king sized beds in the master bedrooms. Tracy dug a well on the property and installed his own water treatment/desalinization plant. This project grew into a new laundry room and additional small apartment. What I most love about this place is the friendliness of the owners, the superb location, the casual comfort, and wonderful breezes. We never used the air conditioning and had no problems with insects. I love the fact that the property is immaculate, we have daily maid service with clean towels and beach towels. I can't ask for more.

If you are looking to decompress from all of lifes challenges, there is no better way than to spend time in Anguiila and in particular, here @ Royal Palms. Just returned home after spending a week with our three sons and we cannot say enough about the hospitality,cleanliness and tranquil surroundings.Tracy,Mary, Vernie and Maribel were always available for any needs and so gracious. The rooms are spacious and the property is convient to all things important<beaches,restaurants and markets.>

With about 3 weeks notice that Jimmy Buffet was playing a small charity concert in Anguilla, I was determined to get my parents (parrot-heads) and siblings there to see the show. Anguilla, being a tiny island hosting a popular event, didn't seem to have a hotel room left. I had scoured the internet for options without luck, and finally called the Chamber of Commerce in Anguilla (which I'm pretty sure is a one-man operation). The person there referred me to the Royal Palms which had several rooms open!
I was concerned as to why everything was booked, but the Royal Palms, and then I became a bit more concerned because when I compared the price of the Royal Palms to the prices of the sold out hotels. It was SUCH a deal--almost too good to be true.
Well, it turns out it wasn't too good to be true at all. It was fabulous. The 3 level pink building, had six villas and a pool. Everything was shiny and new. The building is not waterfront, but on a hill and had a very clear view of the ocean, and neighboring island St. Marten. Our unit had a master bedroom with bath, and an additional bedroom with another bathroom. There was a sizable living/dining/kitchen area, and then a very sizable balcony with table that sat 4 and a chase lounge.
The property manager arranged to have a driver pick us up from the dock and gave us a warm welcome on arrival. We actually had one additional person come with us and when she learned this she had another bed brought into the unit immediately. We were even offered a personal tour of the island by her--although my Philly based parents were overwhelmed by her island friendliness (which I thought was great) and declined.
We were able to rent a car that was owned by the villa, although it was pretty terrible. Rusty, and the auto lock was broken so every 5 seconds you would hear "click!" which got annoying. However, it did get us around the island without a problem which was all we really needed I guess.
The concert was held at Bankie Banks Dune Preserve which ending up only being a 3 minute drive from our villa. Bankie is a Caribbean reggae favorite and hosts several musical events there through the year. Also pretty close was the Sandy Ground Village which had several dining options, and is where we picked up our sailing charter on "The Chocolat" which was probably the highlight of the trip, and not the Jimmy Buffet concert.
If you are staying in Anguilla I would highly recommend The Royal Palms. Especially for a family because the unit which accommodates 5 or 6 is far less expensive that most of the hotels and possibly twice as nice.
The only thing I would warn about in general (an praise Anguilla for at the same time) is that Anguilla is a very very rustic island. My parents whom are more partial to cruises, Disney and other staged environments, were a little out of their comfort zone. The roads are 95% dirt, at night it is dark and much of the island is genuine wilderness and a little rough looking. On the other hand, the beaches are pristine and a genuine paradise. Bring your own snorkel set and go anywhere along the coast and your will find yourself surrounded by tons of tropical fish. Their are numerous places on the beach, especially around shoal bay, that have great cabanas for rental (like 5 to 10 dollars for a day) and bar service with restroom facilities. We lounged under straw thatched umbrellas, drank rum punch and walked along sand that it looked like no one else had ever walked on...

We have stayed at Royal Palms twice and are looking forward to many more visits. Last summer we took our three kids and my Mom and the attention to detail that Mary and Tracy provide is uncomparable. When we returned in October for our Anniversary, they provided a nice bottle of champagne, lovely flower petals in the shape of a heart on our bed and a wonderful card. The rooms are large and very well kept. The pool is HUGE and refreshing after a long day at the beach. The hotel is small and intimate with only six units. YOU WILL LOVE IT!!! WE sure do. Royal Palms is very close to fine restaurants and beaches. We left knowing we had made new friends and found a true peaceful destination for many years to come. WHAT ARE YOU WAITING FOR? GET PACKING! HOPE TO SEE YOU THERE SOMETIME.

When reading the reviews for Royal Palms I was a little skeptical it could be so good but it is. Mary and Tracey are the perfect hosts for a beautiful inexpensive home away from home. The place must be good, as many of the guests are repeat customers. We felt very welcome and part of a new adopted family.

We stayed in the “cottage” behind the 6 apartments for two weeks at $2,100 US. It is small but more than enough space for two people. It’s very clean, well cared for and has lots of hot water. The bed is firm and we slept well. Lots of drawers, hangers and storage space. We didn’t use the air conditioner because there are lots of windows with a nice cross breeze, plus it has two overhead fans. No issues with bugs as there are new screens on the windows. There is a balcony out front and another in the rear. During the day, the rear one is cool and shaded. The unit is very private. It looks over scrub land. The bathroom is tiny, with the bonus of being able to sit on the toilet, wash your hands and take one step to shower. Very efficient. Oddly there is a professional grade hair dryer, that my wife fell in love with. There is a full small kitchen with stove, fridge, plates, pots and cutlery. The pool is beautiful as advertised. I saw inside one of the apartment units (1-2 bedrooms – you only pay for the bedrooms you use), kitchen, living room large balcony with a view to die for of Rendezvous Bay. The hotel is not on the beach but it’s a short 5 min drive to Rendezvous Bay.

There is one minor problem at the hotel. The dogs that come to visit to antagonize the two guard dogs at Fort Knox next door. Fort Knox is a large neighbouring home. The dogs bark when anyone comes up the private road. That’s not an issue for me. I felt a little sorry for them because I think they just want someone to give them some attention, but there was no way I was going to put my hand through the fence. The main issue is … Like clockwork every morning at 2-3 am a pack of five dogs visit Fort Knox. The barking commences for 30 minutes, sometimes longer. Sounds like they are fighting. I don’t know what Tracey and Mary can do about this but it is annoying. All said thought it is a minor annoyance, and won’t stop us going back for another stay.

A cautionary note if you ever stay here … Be very careful turning onto the main roadway from the hotel. It is a blind corner so you need to pull out far to see around the corner. Remember to look to the right first as you drive on the left in Anguilla. Driving during the day is fine but I prefer to cab it at night if I’m drinking. Taxis will cost you about $30-$50 a night round trip. It’s all based on zones that you can Google “Anguilla taxi rates”.

Note: if you are mobility challenged i.e have difficulty climbing stairs or use a walker, this would not be a good hotel for you, with the exception perhaps of the lowest apartment unit in the main building. There would still be a few stairs to climb but manageable.

Looking forward to our next visit in two years. Royal Palms will definitely be the place to call home in Anguilla again. I've attached a few pictures of the room and hotel. * I marked location as very good rather than excellent only because it's not on the beach.

There is no restaurant at the Royal Palms - you would need to bring your own food or eat out elsewhere. The drive to the Royal Palms is dirt and a bit rough but could be walked. It's downhill to the road, and the beach is about a mile away. I'd think it would be about a 15 minute walk. I'd highly recommend renting a car on the island.
