Made a last minute booking for Saturday and Sunday for my son, his girlfriend and my granddaughter. Should've been a red flag that they had several available cabins when all the other resorts were full. The owner put us in a 2 bedroom next to the dumpster which smelled horrible. There were 2 other empty 2 bedroom cabins farther away from the dumpster. These units were empty the 2 nights we were there. The refrigerator was very old and needs replaced. You could see where they'd painted over what appeared to be rust and dirt. The rubber gasket wouldn't seal when the door was closed so there was standing water in the bottom from the condensation. When I went to get a skillet to cook breakfast it had dried crustys still in it from whomever used it before. The microwave was disgusting as well. The pool was very dirty. A visible scum ring all the way around it and sand and dirt all over the bottom. The grass was badly in need of cutting. Had to walk through tall grass to get from the cabin to the pool area. No trash cans outside the cabins or anywhere around the pool area. No fire ring. They have a grill at each cabin but you will need to bring your own grilling utensils because all the cabin had was plastic utensils. I've never stayed anywhere that check out time is 9 am. We went to the office to check out at 830 on Monday morning and it was closed. No one would answer my call or text. I am amazed how this place scores a 4.2 out of 5 stars. They must have lots of friends and acquaintances doing good reviews for them. When reading the negative reviews the owners are always very defensive and seem to blame the guest instead of ever taking responsibility or trying to rectify the issue. Typical for people like this. This place seems majorly neglected. There are way better resorts to stay at the same price and cheaper. Next time I'll plan better! You can enlarge the photos and see better.

We enjoyed our time at Blackburn’s. It is very rustic but the cabins are super clean and the staff is very nice. We were in cabin 10. We enjoyed porch sitting each evening and watching the lightening bugs in the trees. Each morning was met with much bird song. It’s a bird sanctuary and would be great for bird watching. Gorgeous area. Boat rentals were nice. Most cabins have steps to go in so not very handicap accessible. One of our group had broken her ankle a few weeks before and was using a walker. It took some maneuvering to get up & down those steps. Not too far from town for restaurants and activities.

Had a great time fishing and remembering our glory days and solving the world problems . Employees and managers were very accommodating and helpful. Mike’s advice led to me catching the fish in the picture. Will be back to try to catch a bigger one. Facilities were very adequate and as advertised. Caught some very nice fish.

This is a great resort for the family. There are so many amenities provided and the customer service was great. I recommend cabin 10, it was perfect for our family. We will definitely be coming back!!

My family and I came in for 4 days rented a boat glad we did it was fun. It was clean and was a great fishing boat.i have to say though the kids favorite place to be was in the pool. It is so crystal clear. The cabins are cute and very clean. Well stocked with dishes and appliances. I sat on the porch and talked with Miss Debbie while the kids played in the pool. I don't want to go home. I could stay forever. Already looking at my schedule to squeeze a few more days in in September I hope. Thank you Blackburn's for making my mini vacation great!

Drove down to visit Mountain Home AR with a reservation at Blackburns Resort a week ago. First of all there is no access to the water from the resort you have to drive to get to the marina. The cabin was cute but unclean. Fortunately because of covid we brought our own sheets and used their sheets to cover the 2 chairs in the living area and didn't sit on the couch. There were no kitchen towels, paper towels or napkins in the kitchen I went to use the can opener and it did not work. For a 1 bedroom, king size bed there was 1 coffee cup . Then as far as the boat rental which you can only rent if you stay at the resort seemed like a reasonable price $90 a day for a bass boat (which of course was also filthy but it is a fishing boat) what they don't tell you is you get charged for gas and oil too. We rented the boat for 2 days and ended up paying $228 plus the prop deposit of $65 which we got back, plus tax. Not a great deal at all. We have stayed at many vrbo rentals and thought this place was a bit more affordable but as it turns out it was not the best decision for us. The owner was a very nice man with some health issues and he had a lady that he made co-owner and I'm pretty sure she was the problem. Not a very nice person to be in this business. We got rained out and left a day early and I thought she might offer some discount on the boat rental, gas and oil we did not use but she did not. We used the boat for 4 hours and got rained out the rest of the time. Weather was not their fault but customer service is. I suggest they get some new furniture or clean the filth off the existing and equip the kitchen with the essentials as advertised.They also advertise wifi but because of the metal roof you have to sit outside to get a signal and our porch was in the direct sun during most of the day. I would not return nor recommend this resort to anyone.

Stayed September 12 to16,2019, Three of us fishing on lake Norfork. Rented 19 ft. Champion bass boat.We arrived Thursday afternoon,we asked about being checked out on the boat so we could get out early in the morning. Debbie told us we couldn't do it until next day at 10;00 because that's when he doses it. (lost first AM fishing) Steve arrived at 10:30. while we were waiting we talked to the young man who was getting the boats ready. He told us that he filled them up each AM. (they don't) The gas gauge was not working, he went under the control panel and said they had a fuse problem, he didn't fix it. Told by Steve the live wells didn't work because he unplugged them because people left them on. Got out on the lake 11:15 90` degrees. Fished till we couldn't take the heat any more and went out that evening. Tied up the boat plugged in the battery. We came down early the next AM and our boat was on the lift and full of water! We couldn't reach anybody by phone and waited till 9:15 till Debbie arrived at office. (She apologized) Steve finally arrived and we went the dock. After draining the boat, vacuuming the carpet, he tried to start the motor; it had been under water before the boat was raised. We changed to a different boat a 17 ft. Ranger. Not one gauge worked, neither did the locators and of course the live wells were disconnected because people used them. We were on the lake by the crack of noon, 91`,another AM fishing lost. We didn't even use the boat the third day, we were fishing blind without a working locator. There is more but you get the idea. I have been coming to Mountain Home for over 40 yrs rented boats every time, never was I given a boat where everything didn't work. The good news, we went to the river caught our dinner and some to take home. One last note, one guy had pain medication in his tackle box in case his back went out. Gone when we brought our stuff up. Secure Dock? When we checked out never a mention of the boat issues and never an apology for anything from Steve. I

stayed at Blackburns just after Labor day, couldnt have asked for more. the valley is awsome with the big pool and other misc things to do, very green great cabins all to themselfs. loved the covered porch. the dock ws very close so could get to the lake quickly. thanks

We took a ‘end of summer’ family get away and stayed at Blackburn’s resort. It was exactly what we were looking for. Family friendly, attentive host, and relaxing atmosphere. The pool was clean and the perfect size- was the best one I have seen at any resort or hotel. My children loved the large playground, volleyball, and basketball.
