We were staying in Kelso for just the one night, and we def chose the right B&B. Maybe two streets away from the main square it has off street parking for maybe 4 cars, which is great for such a busy little town. We were given instructions by our host as to our room etc, and told to help ourselves...

Great location for a break driving from Scotland to the midlands. Very homely and welcoming with great hosts. Comfortable beds and superb shower with complimentary toiletries and lovely, soft fluffy towels. Breakfast was awesome with an extensive choice. The scrambled eggs and smoked salmon was gorgeous.

This is the 3rd time we've stayed at Duncan House! It's charming and the Whiteadder room has amazing views of the River Tweed and Floors Castle. The house is pet-friendly and full of character. Jeff is a warm and welcoming host. I look forward to visit #4 at Duncan House.

This was a nice place to stay and reasonably priced. The breakfast was lovely and the b&b is run by a friendly and extremely helpful couple. The b&b is dog friendly and there is a lane that takes you on a lovely grassy (safe for off lead walking) area on the bank of the river. It takes literally 1 minute...

We traveled to Scotland, and northern England to celebrate our 40th anniversary. Kelso was our first stop. The owner upgraded us from the smallest room in the place to a more comfortable one, but I can hardly see how anyone could complain about this place. I stayed at Duncan house earlier this week for business. As I travel all over the UK for work, I'm used to staying in many weird and wonderful places - I would definitely say Duncan house was one of the best. I stayed in the Teviott room (the best room!!) which had a 4 poster very comfortable bed, large lounging...

After months of diy at weekends we decided on a mini break to Kelso. Duncan house is right by the river with views of Floors Castle. We had a fabulous room and the breakfasts were good too.. anything you wanted.Kelso is a lovely place for a visit.... steeped in history.

We stayed here over night for a wedding at Ednam house just 5 minute walk away Very old world but clean and comfortable Breakfast good value Would definitely stay again if in the area Staff friendly and helpful We were on top floor beautiful view from window overlooking river tweed

Breakfast : top notch. Lovely atmosphere and homely feel to this B&b. Rooms are comfortable and warm with good facilities. Superb location and a very special place to stay. Would recommend to all fisherman and people who are looking for a place to stay for a few nights in the Kelso area with a friendly staff and family feel.

We stayed at Duncan house for 3 nights with our 2 dogs, to visit the pipe & drum event at Floors Castle, I was impressed that we could actually find dog friendly accomodation in the area and I have to say that the staff were really lovely & friendly to us and our dogs and I would like to say...
