This is one of those 'once in a few years' kind of places. Quirky, a gracious home, the way you might expect a country home should be. Really comfortable, fabulous views, and I really mean 'fabulous'. What else? All the details are there from some nice artwork and wonderful furniture on the walls to small stuff like bowls of sweets... More

We stayed in Roxburgh Cottage* but with communal breakfast in the dining room of the main house, with a superb view of the Tweed river and pastures below. We reminded our host of our vegetarian eating and were served vegetarian sausages and hash browns with the other options.

Let me begin by saying we are seasoned travelers and enjoy all types of accomodations from luxury to small town B&Bs. I have reviewed over 110 in our global travels since 2009. I booked the Duncan House based on the very positive TA reviews and reserved the Deluxe King Room with 4 Poster bed. . Based on the reviews, the... More

I booked this guest house on trip advisors ratings and my oh my were they true! It's such a welcoming and comfortable place to stay, full of lots of little things to make your stay even more enjoyable! For example the little fridge on the first floor is where the fresh milk is kept for your use..... So clever. I... More

This is a b and b which is friendly, in a great location and with a nice feel. Our top floor room had a good ensuite and though slightly small was fine for us and had an amazing view of the River Tweed and Floors Castle. One morning we saw three herons out of the window! The owners are friendly... More

Years ago I did a lot of business travel and got fed up with impersonal standardised formula hotels and started staying at small fishing/shooting/golfing hotels and guest houses. The idea behind Duncan House it that it is not standardised and that you should be able to feel at home. Many guests walk around in their socks! If you felt at... More

Great accommodation, period rooms with original features. Some rooms have views over the river Tweed. Breakfast is lovely, served between 8-9:30. The shower has two heads, which makes for a very relaxing shower. All rooms have a kettle n tea & coffee facilities, while milk is kept in a fridge on the 1st floor landing. Parking is limited but available... More

At first, I was a little concerned about the system for accessing the building upon arrival but in practice, it worked perfectly. I was given the key-code in an email some time before departure and it was texted to me again as I travelled to Berwick. On arrival, I simply let myself in and the room key and other instructions... The building itself is not only in a brilliant position overlooking the river but our room also overlooked the local castle, in the distance across the water. The bed was comfortable and the breakfast was made and served by a sweet soul who was interesting to chat to. We had a minor problem with the bathroom when the door handle... More

Visited on 11th June. Disappointed to find we weren't greeted upon out arrival. Room good, shower & bath of very good standard. Overall the house was lovely & totally in keeping. What let it. down was the breakfast. We pre booked a vegetarian breakfast & this had been totally overlooked. Not good when you don't eat eggs or beans! No... More

This was a communication failure by the guest. The booking stated '1x vegetarian breakfast if possible, thanks, Paul' No mention was made in the booking of not eating eggs or beans. The house was fully stocked with fresh fruit, cereals fish etc non of which was apparently acceptable to the guest who demanded vegetarian sausage. This is only the second... More
