We have stayed here before and one of my husbands daughters had her wedding here, all of which was beautifully done, our room when we stayed was fine... This room was extremely tired in relation to decor with a rather odd sink in the bedroom... Tired decor or not this could have been vastly improved by a thorough clean!!... However, after making a complaint in the morning to the very helpful gentleman on reception, we were moved to a lovely river view room which we were more than happy with... The hotel itself is rather shabby inside and out and, although some of this is part of it's charm, it is badly in need of refurbishment in some areas...

    We booked a one night stay here on New Years Day, Pleasantly surprised at the price with breakfast included super value compared to some. Pulling up outside felt rather magical and inside the hotel every room had log fires burning away plenty of rooms to chose from to chill out and enjoy the Christmas ambience... Reception staff quickly responded when it became clear that it was not what was expected and I felt we had been given the "tired" room due to the "deal price"... Room 45 was a much better room with space with a modern bathroom and spacious bed... The birthday card and chocolates were a lovely touch in the room on arrival and in hindsight, the staff had to quickly ensure the gift was moved from the original room 38!... An enjoyable stay which could have gained a 5 star review but the original substandard room offered let that down...

The room, should of been serviced every day, bed made, bins emptied, towels changed, soaps/shampoos replaced but it wasn't... I appreciate there was a note in the room asking guests to report any issues to reception but you should not need to do this, systems like this started during the pandemic and hotels seam as if they have adopted the rule permanently...

    ...Also, we feel that the ribeye steak in particular, at £35, was overpriced, especially given that there was a £40 allowance for dinner... Incidentally, the prices displayed at the entrance to the hotel are different, as are the prices on line... The bar also has a limited offering and again is overpriced - £4.60 for a small bottle of Peroni!... As a result, we only used the bar once, preferring to have our pre-dinner drinks in the pub across the road... We noticed that other places we visited for drinks, lunch, etc, were much busier, which could be explained perhaps by the limited offerings and comparatively high prices in Ednam House...

    Beautiful building, delightful period interior... Incidentally, with the exception of the house wine, prices started at £50 a bottle for a Sauvignon Blanc!... The bed was a super kingsize with only a kingsize duvet, with both the mattress and pillows being very hard and uncomfortable... Their website advertises mouthwatering food with a choice of 6 starters and 6 mains - in reality the food was dreadful, a choice of 4 starters, 2 mains or the bar menu in the restaurant... No wonder we were 1 of only 4 couples in the dining room...

The experience wasn't a bad one but there were quite a few annoying issues that made the stay fall short of the overall price charged... I had a very poor cut of beef with my roast and we were provided with one slice of bread to share between two of us !... I did ask for the surprising 10% service charge to be removed from our bill before we left the room but this was still present on the bill when we checked out...

Those issues would be a problem anywhere but the fact that we paid £195 B&B made them unacceptable... We asked then why the hotel was charging 5 star prices - we have stayed in many 3 star places but have never had these kind of problems... We definitely wouldn't stay here again - we would not recommend Ednam House to anyone else...

    ...We checked in and were shown to our room by the assistant manager, passing a windowsill of dead flies and wasps in the passageway... Back to reception to report the issue, head of maintenance was on hand to say he was aware of the issue, had ordered a new part and would collect it and fit tomorrow... Asking then for another room I was told the hotel was full and no other room was available... The manager then suggested to maintenance could he not take the necessary part from a toilet that wasn't being used and swop it over, which is what he did... 30 minute later job done, but why wait till the customer complains before resolving the problem...

    ...Looking at their website we learnt that we could have lunch in the bar between 12.00 and 2.30 and so we decided to leave home in good time, have lunch in the bar and then spend the afternoon walking our dog along the river. The day before our departure we received an e mail inviting us to check in on line which I did indicating that we would arrive at about 1.00 p.m... To our surprise when we approached reception we were told that we could not check in until 3.00... We asked if we could go to the bar for a drink and some lunch and were told that the bar did not open until 3.30... We walked into the adjoining sitting room and waited for someone to come to take a drinks order and give us menus... After 10 minutes I gave up and went to the bar to order some drinks... Finally I managed to track down a member of staff who did provide us with drinks which I took to the sitting room... I finally went down to the dining room which was empty of customers but where there were two waiters chatting and asked for some menus and some more drinks... Obviously they share the same problem as many hospitality venues as not being able to hire enough staff and it shows... What they could do, however, is be clear what services they can or can't offer and give better training to the staff that they do have...

    I booked directly for a "Sunday Seclusion Break" and got an immediate confirmation by email detailing the booking requested, with dinner; followed by an online check-in email... Reception staff quickly responded when it became clear that it was not what was expected and I felt we had been given the "tired" room due to the "deal price"... The "Robert Parker" evening meal was ordered... Robert Parker is the owner apparantly and it wasn't really clear why it warranted his title but it was an excellent meal, well presented and waited on by the attentive staff... An excellent, freshly cooked to order breakfast in the morning, once again, with attentive waiting staff... The birthday card and chocolates were a lovely touch in the room on arrival and in hindsight, the staff had to quickly ensure the gift was moved from the original room 38!...

Tea and coffee etc was available and lovely views over the river... The staff were very accommodating and friendly and made us feel special... Many thanks for making our stay so memorable...

The hotel has a great deal of history and has provided guests with a place to stay for well over a century, needles to say an abundance of knowledge in providing customer care... The room, should of been serviced every day, bed made, bins emptied, towels changed, soaps/shampoos replaced but it wasn't... I had a very poor cut of beef with my roast and we were provided with one slice of bread to share between two of us !... I did ask for the surprising 10% service charge to be removed from our bill before we left the room but this was still present on the bill when we checked out... Twice I walked into the bar area to find no bartender there to serve... I appreciate we are very capable of asking for assistance but chasing round looking for help is something you should not have to do, customer care was lacking at this hotel...

    We spent three nights here on D,B&B. We had a principal river view room, with beautiful views of the Tweed... There was a large walk-in shower, but the hot water took an age to come through, and it wasn’t very powerful... We noticed that other places we visited for drinks, lunch, etc, were much busier, which could be explained perhaps by the limited offerings and comparatively high prices in Ednam House... Every member of staff we encountered was very efficient, polite and pleasant to deal with... We enjoyed the lovely hotel, it is in a great location, and has on site parking, which is a real bonus in Kelso...

    We were treated to this weekend break to celebrate my 50th birthday. This hotel is located in a beautiful spot by the River Tweed... It was so relaxing to eat delicious food watching the river go by... We had a gorgeous room that was spotless and had everything we needed...     I travel to Kelso regularly on business and always try to stay at the Ednam House. It is in a wonderful location with views out over the river and has a nice relaxed and comfortable atmosphere... I would recommend the hotel and it would be great a a base for touring the area... The one thing I would say is that it is popular so especially if you want the river view rooms etc...

    We booked a one night stay here on New Years Day, Pleasantly surprised at the price with breakfast included super value compared to some. Pulling up outside felt rather magical and inside the hotel every room had log fires burning away plenty of rooms to chose from to chill out and enjoy the Christmas ambience... Got some food from the bar area, lovely friendly bar staff then sat and watched the river Tweed flowing past... Huge bedroom and very clean, breakfast was excellent...

    My son and his wife took my husband and I for a special birthday treat and we were both blown away by the hotel which is situated on the riverside and very central. We had a very spacious room with beautiful en suite and it was immaculate... Tea and coffee etc was available and lovely views over the river... The twin beds were together to form a 6 ft bed which was very comfortable as well as being roomy... The staff were very accommodating and friendly and made us feel special... The breakfast choice was really extensive and apart from Full Scottish including black pudding and haggis there was salmon and scrambled eggs as well as kippers and several other lovely dishes... We all enjoyed the amazing meals on offer... I cannot praise highly enough this gem of a hotel and wouldn't hesitate to recommend it either for a weekend or longer... Many thanks for making our stay so memorable...

    Great location, Kelso town on one side, the River Tweed on the other. The staff were without exception very friendly and helpful... The upside of that was that there were lots of drawers in which to unpack, a feature so sadly lacking in very many hotels these days... The bed was modern, huge and comfortable... The outdoor terrace leading down to the river was wonderful with great views... In summary, our four night break here was one of the best that we’ve had in UK hotels...

    We had a fabulous stay in Kelso in this lovely hotel on the river... There were lots of lounges in hidden places and so you could be sociable if you wish, or hide away in a corner and do a full Greta Garbo too... They were helpful, cheerful and chatty too, making you feel instantly at home... We would definitely be back sometime, and would be happy to book into the Ednam House Hotel again without doubt...

Ednam House is well situated and commands a fine view of the river. We were pleased to see on arrival fires lit in the entrance area and lounge. Our room too was very cosy and comfortable, although slightly tired in terms of decor. We did not have dinner in the hotel and this turned out to be a good decision as the dining room was freezing (outside temperatures were around 0). We were told at breakfast that there was a problem with the radiators. In view of this, we would have expected for a few 'space heaters' to be placed around the room. The breakfast menu could have been more comprehensive and on our second morning we were told there was no smoked salmon and no beans. Staff were very friendly and helpful in general. Overall a decent stay, but there is definitely room for improvement.

An excellent location and very friendly and helpful staff made this a great stay in Kelso. The room was large and very clean, and the bed was very comfy. Breakfast was very good and had a lovely spread as well as the traditional cooked breakfast.

Friendly staff, fine dining menu limited but food was good and well presented. The down side to our stay was our anniversary dinner was held in a very cold dining room due to heating problems. Location was excellent for exploring the local area.

We had afternoon tea on a recent Sunday and found the welcome and service very disappointing. On arrival we hung around Reception clearly in need of assistance, yet two members of staff walked past quickly; impossible to get their attention. I had to go and find staff to ask where we were to go. The armchairs we were eventually allocated were so worn we felt we were almost sitting on the floor. The food was on the whole enjoyable, although once served, staff did not check that all was well, having advised us to order more tea or coffee from out in Reception if required. We were very disappointed and due to the disinterested attitude of staff, we did not tip, which normally we always do. Such a shame as the hotel has a beautiful location, however I doubt we’ll return.

Friendly reception staff, great bedroom, very clean. Cosy bar but the overall experience was let down by a very cold conservatory dining room for our evening meal with young , inexperienced staff who need more training in how to lay a table and how to serve wine. We did inform reception. The standard of the evening meal was very good. The wine was expensive at £27 a bottle, the cheapest red wine which retails at £9 a bottle in the shops. Sadly a sign of the times. We are going again but this time we will have a meal in the bar.

Hotel in a fantastic location right in the centre of Kelso which has a good range of independent shops and eateries. Our hotel room was overlooking the river and gardens which was lovely. Unfortunately the room was in need of some upgrading. Bathroom had been done which was excellent but the rest of the room needs upgrading with new furniture and furnishings. Lounge area was lovely with an open fire.

An old style hotel in a lovely borders town. A haven to retreat to when the weather was only suitable for staying indoors. The large lounge with open fire and a combination of settees and chairs provided a place to meet fellow residents and discuss the weather. The staff were attentive and made ones stay enjoyable, the dining experience was good with everything one could want on the breakfast menu. As with all hotels of this age there were minor problems, sticking door locks and dripping taps. But these did not affect our overall enjoyment. We will probably return in the days when the sun sets later than 16:30

We had a Midweek Celebration Break one night stay at the Ednam. Our reception was really welcoming. The room we had was huge, warm and stylish with a brilliant view of the River Tweed. There was a welcome pack of chocolates, a lovely display of flowers and a spa bag of creams and lotions. Included in the deal was a meal in the restaurant. The food was excellent, as was the breakfast the next morning. Although the evening restaurant staff were polite, their professionalism was lacking, whereas the two gentlemen serving breakfast were top class. Overall a brilliant short stay and a place we will definitely revisit.

This hotel is in a very handy location somehow in the middle of the town so it was right next to the bus stop and shops. But it was set for enough back and surrounded by trees so you couldn't hear the main road or the town centre thankfully. The place was beautiful and the staff were really lovely. Sadly the rooms need updating a bit as there was some serious wear and tear to the carpets and tiles as well as dirt on the doors and walls that wouldn't be difficult to remove or paint over. The food options looked nice but it was very difficult to find something that didn't contain dairy. Not even a vegan spread for toast! I was very surprised by this. Luckily the local co-op had some food options. Therefore I wouldn't say it was worth what I paid for 2 nights. I was there for a wedding and to see the staff mess up some food with allergies was really sad. Great location and lovely staff but menu needs to be more accommodating.

No good, poor. Bedroom carpet was stained, shower - there was not hot water one morning, there was no bitter beer in the bar, the sandwich for lunch was very poor. New carpoets and plumbing needs looking at, service at bar was poor. Reeception serrvice excellent as usual.
