My son and I love staying at Manor Farm Guest house. Its a fantastic base and we are always made to feel very welcome. My son really loved staying in the caravan and I was very happy with my lovely room. The breakfast is always wonderful. Thank you for another lovely stay.

Had lovely few days in the "Snug". Super comfy, compact detached en-suite room. Annette is a wonderful host for whom nothing is to much trouble. Excellent full English breakfast with unlimited coffee, fruit juice and cereals. We will definitely be going again and highly recommend it to anyone else. Great place to stay.

We travelled throuhg GB with our MG for two weeks this summer, mainly in Suffolk and Norfolk, and stayed in all different sort of B&Bs. Why didn't we feel as happy as all the other times leaving our B& B hostes, when we left Manor Farm in Wells -next - the- Sea? It wasn 't the sticky breakfast table, nor... More

I am so sorry I have let you down by missing your departing from us. I always make a point of saying goodbye and wishing our guests a pleasant onward journey. I must have been elsewhere in the house when you left. In answer to your other points; we did have a problem with one of our breakfast tables during... More

It's great that you both enjoyed your stay with us. Our Snug room is nice and private and handy for the garden. I must admit with the unusually hot weather recently guests such as yourselves like to relax in our garden especially at the end of a day out We look forward to your next visit! More

Had a lovely midweek break with mixed weather. We stayed in the Snug which was exactly as described when booking - it was very comfortable. You have total privacy here & your own entrance door with a key. Annette and Jim were very friendly and knowledgeable about the area which was very helpful. The breakfast was just what the doctor... We decided to have a break at Wells, we were excited to go, never been to this beautiful area of North Norfolk. We arrived and was shown to our room, but then being told by Jeanette that we couldn't take our dogs outside the main house till after 7.30 in the morning. We do understand that dogs can be noisy,... We do have guidelines for our guests with dogs staying with us. These are in place to ensure a minimum of disruption to the other guests staying at the same time. The guideline you mention is: Unless it is absolutely necessary, please don’t take your dog outside before 07:30 as the noise of crossing the gravel driveway can be disruptive... More

A perfect place to stay. We have now visited three times with our labrador, staying both in the house and the annexe. All the rooms are lovely (and the annexe very cosy). The garden is safe for our dog to run around in and the local beaches and pubs are very dog friendly. The breakfast is the best you will... More

Thankyou for your very nice review. Our Snug is ideal for those that want a little additional privacy and being a small room with cosy underfloor heating is the reason it's called the Snug. Jim is really pleased that you enjoyed his breakfast! More

We were greeted by a very friendly lady who was looking after the property while the owners were away. When we were shown to our 'double en suite room' it turned out to be an outhouse or coal shed that had been 'converted'.This was only just big enough for the small double bed and left no room for our cases... We are so sorry you did not enjoy “The Snug” our smallest double room. We always mention the size of the room at the time of booking and are surprised you booked this room if you are not happy staying in a small double bedroom. Had you mentioned on arrival you were not happy, there was an alternative room available... More
