Detailed Reviews
My husband and I had been looking for an RV park and what we found was a beautifully maintained, well managed, tight knit, gated oasis in the hills of North Phoenix. Surrounded by mountains on 3 sides, tall shade trees everywhere, and a family away from our families. They have holiday gatherings and a yard sale for the guests that the whole town comes to! It was a great outlet for all the unnecessary stuff I collected during my time on the road! Thank you, Christine, Ray, Emily, Josh, and staff, for making our stay feel more like a welcome home. I would recommend making reservations as soon as possible because they are so full year-round! That just goes to show that this is a great park!

Nice park. Decent enough staff. Level gravel sites. Nice trees and some decent shade (big plus!) Noisy location on highway. Barking dogs across the street (sounds like a kennel) The pool is excellent. Very good restaurant (2 Brothers) right next door.

I chose this place because the price was right ($36 AAA price--yes, that's full hookup too!) and when I called to inquire about the campground, the helpfulness was inviting. Early June is not busy, so we didn't need a reservation. I hadn't read too many reviews about it, so I just took a chance on it. We were on our way back to Phoenix after a whirlwind trip out west...we had just left The Grand Canyon and Sedona and we were on the last night of our trip. We LOVED this place. It is clean, the pool is wonderful...surrounded by flowers and plants, the Laundry room handy, and the spa-like restrooms were a nice surprise. The office/clubhouse area even has a couch and sitting area, tv and pool table. The facilities are available to be used from 6am to 9pm. Last load of laundry in by 7:30 pm. We stayed in spot #17 which was super convenient to the pool/clubhouse/office. Check out time is noon, so no need to rush in the morning. We saw other campgrounds in the area and we were soooo glad that we picked this one. Beni's restaurant had great pizza! What a pleasant stay! We weren't expecting much, but ended up getting one of the best RV stops on our entire 10-day adventure. This place was not on Trip Advisor, so I was so thankful that I had done a little more looking. Highly recommend!

One of their selling points is a 10-10-10 Good Sam Park.
We were very disappointed, laundry, bathrooms, office and club house all in the same small building. The showers were very small. The exercise room was under a tarp and most of the equipment didn’t work. The pool was nice.
Barking dogs and the residents in the RV next to us fought loudly and used terrible language 2 of the nights we were there.
Definitely will not return

Dick and Gwen Thomson, which is who we are, have stayed last year for a month to try out Black Canyon Ranch RV Resort. We enjoyed our neighbors there and especially management, Christine Dante along with her husband Ray. Christine and Ray are the reason we came back this year (2015) to stay seasonally. They have made this place so enticing, that this coming year we are already booked for at least 3 months-5 months. We have friends we have recommended this place to who are also coming out this coming year to stay for the season who live back home in NYS where we reside.
We travel 2500 miles to come here and we both want to thank Christine and Ray for all the support and friendly/family atmosphere they have provided. As long as they are here at this RV Resort, we will continue to return and bring others with us.
Thank you for having the best RV Resort we have found in all the Northern Phoenix area with an awesome pet friendly park, small city with all we need, laundry at 2 spots, plenty of room to roam and enjoy the mountains behind us, as well as other friendly snowbirds. The pool is nice and warm, clean and well cared for just as the hottub. Trees are full of fruit we can pick and enjoy. There are many gatherings at the Community Building that Christine and Ray encourage us to attend and enjoy. Lots of time to get to know people, have parties, music, ice cream socials and barbeques.
Clean park and small enough to get to know everyone. Definitely AAAAA+++++

We were so tired and weary traveling....until we fell into this quiet, immaculate oasis a short drive from Phoenix, Arizona. The few pics don't do justice to this quaint oasis. If you need a rest in an immaculate RV Park, look no further than Black Canyon Ranch RV Resort! Wish we could stay longer!!!

Level site, Friendly staff. TV cable end missing. Had dog run area which is good when traveling with a puppy full of pep.WiFi very weak signal with authentication errors. Once I finally got connected I would time out waiting to connect to the internet. Spent quiet night. Would stay one night only again when passing through

This was a very quiet park. The grounds are well maintained. The sites are a good size . Bathrooms are clean. Pool is nice. My only complaint is you have to access showers through the club house. Everyone in the club house knows your business. Not very private. Just my opinion.

The staff is awful and the manager (Christine) is terribly unqualified. There are plenty of other RV parks that are MUCH cheaper with helpful employees. Keep going and don't waste your time or money here!
