We spent 6 nights here for our honeymoon and it was beautiful . We had the Villa Horizon which was the highest villa on the cliff side. The drive is very steep and we opted to walk it the majority of the time. Worked up a sweat but happy to jump in the pool on our return to cool off. There is taxi 4x4 available or scooters you can hire. The taxis do charge a small fortune due to the steep hills. The staff were very friendly and helpful. There are some local restaurants that deliver if you want to stay in. We used Zanzibar only and were not disappointed other than their steak sandwich which was plain. Water pressure wasn't great but everything was clean and tidy. Kitchen was well equipped if you wanted to do cooking and the fridge was large so you could stock your own supplies. The view was spectacular and outdoor daybed, hammock, sun lounges and chairs gave plenty of options to relax outside. Indoor was spacious lounge also.

Quite simply the best place we have ever stayed as a family. We walked in and our jaws dropped! Beautiful blue skies and looking across the infinity pool at the views across Sairee Beach. The house itself was also perfect. It has a large outside covered area plus an eating area, where we ate breakfast and from which you can enjoy the views. Inside was tastefully decorated and really comfortable. Shower was amazing and beds were really comfortable and once again the view from the master bedroom is incredible. Am really struggling to find any fault with the villa. Da was lovely and on hand to help if needed and organized taxis for us and it was so easy to hire a bike from her. Good restaurants are a short bike ride away or all of them deliver ( Babo Sushi and Shalimar Indian were our favourites).
All in all a fantastic villa and I’d thoroughly recommend it.

The holiday just got better! We got the boutique hotel with no expectations but when we are there it was more than we could asked for! It has an amazing view, big spacious rooms, a comfortable living room & the pool with an amazing view. We don’t even want to leave that place to go anywhere. Totally a great place to stay for family. I would love to be able to write a good review of this place but unfortunately I can't knowing that money was stolen from me when we were out.
As much as the management of Koh Tao Heights sung their house keeping's praise, I knew EXACTLY how much Australian dollars were in my wallet when I arrived for my two night stay as I checked it when we arrived on the island and it was not there when I packed on my last. I did not exchange a dollar whilst I was there nor did my wallet LEAVE the villa.
Should I have used the safe - in hindsight yes but why should i feel unsafe when staying in a 'luxury villa' that costs what it does. This is not a hostel!!!!! This is what I expect to happen staying in a backpackers @ $30 a night.
Not how I expected my Koh Tao experience to be. I hope the person responsible needed that money so badly that they had no choice. I'm sure that was the case or it wouldn't have happened..
To everyone else that stays here.. Don't let it be the rest of your spending money.. Lock it up!

Thank you for taking the time out to review our property. We truly value the opinions of our guests and Thank you for giving us high scores for our rooms/cleanliness and service but it is disappointing for us that your loss of money has changed your opinion on our Villas. We provide safes for our customers security and peace of mind. We also trust our cleaning team, which are honest and hardworking people, who have worked with us for many years with no complaints of any form having arisen against them in this time. You had the option to report this possible theft to higher authority, which we would have fully supported, allowing proper investigation into the incident, but you chose not to. As a result of this, we have been accused on TripAvisor by you, of theft of 70 Australian Dollars, no one would risk their job and reputation over this little amount of money and you have also given us full responsibility of this theft which is absolutely unjust, we are convicted without investigation or any evidence. Only because you said so. Koh Tao Heights is absolutely innocent in this matter and we had no involvement in this theft. There are so many ways that this money could have been mislaid, accidentally lost, maybe when you were out, maybe it was spent or could have been mixed up with one of your 3 friends who you were staying with in the villa, but instead you choose to accuse us. Even on the day of your check out, when we were helping you to carry the bags to the taxi, it was noticed by one of you that some clothes was mixed up in somebody else’s luggage. If you are reading this response we hope you could reconsider this review and remove it from Trip Advisor as Koh Tao Heights had absolutely nothing to do with this case. Regards Ronen Owner

We were very much looking forward to staying here but were a little disappointed. The staff is very friendly and pick up / drop off was well arranged. The villa we stayed in was called Adoro, very nice inside, comfortable, great facilities, big screen with hard disk loaded with movies, garden, hammock (which could be hung a little higher of the floor), nice lounge chairs at the pool which is nice with a little ledge and jacuzzi jets. Breakfast was ok and delivered from a restaurant close by. You get a phone to call the staff or other restaurants, taxi, anything you need so that is handy. Within 10 minutes you can walk back to the beach / restaurants and shops, which is nice. We were looking forward to a quiet place but as this villa is on a drive way shared with the other house there is quite some noise of coming and going. Later in the afternoon the sun is blocked by the high trees. This villa also has a large roof of the house in front, which partly blocks the view from the sundeck and pool, (this is much better at the other villa). In the evening and night you can hear the music from the beach / hotel areas below. I think check out is a little too early, 10:30 which does not give you much time to enjoy the morning in the villa. The villas are wonderful but the location with regards to sound could be better.

(it is not busy main road) We understand you would like to have more sunlight that the trees block the sun in the late afternoon, this is a comprise between sunlight, and the privacy & beauty of the place, this also changes during the year according to seasons. At night Sairee beach comes alive with fireshows and music, some evenings the wind can carry the sound over the Sairee area, it depends on the direction of the wind. Our check out time is 10:30 so we have 3 & 1/2 hours to thoroughly prepare the Villa for the new guests arriving at 2pm. When we have no new guests arriving we love to offer a late checkout. Overall we are glad you thought the villa was wonderful, we of course are a little disappointed you gave us an average score because Koh Tao Heights Boutique Villas are one of the best properties that you find in Sairee for this price.

We booked the boutique villa for 6 nights two and a half months in advance and paid in full. Two days before our arrival we emailed them to confirm pickup only to be told our booking hadn't been registered in the system and they had no boutique villa available. Subsequently were placed in an apartment for one night then a pool villa for the remainder of the time. We were told by the owner Ronen and manager Caz that they were going "to pull out all the stops" and make our stay "out of this world" due to the mix up.
We can't honestly say this happened, despite being downgraded on the first night we still had to pay for the night of accomodation, and apart from some pieces of cake placed in the fridge and fruit in the fruitbowl of the villa no other measures were taken to make our stay "out of this world". The pool villa itself has a lovely outlook over Sairee bay, with an infinity pool making the most of the view. The design of the villa is also quite nice with a big kitchen and lounge and deck area, although as the villas are grey/black, they can get quite hot during the day, as the air conditioner is only located in the bedroom. Caz also was informative providing information about the area and also arranging scooter hire for the 6 days. Both Ronen and Caz were always friendly.
Downfalls included the access to the pool villa - it is situated about ten minutes from Sairee up an extremely steep drive. For this reason they provide two taxi vouchers a day. This only covers one trip into town unless you brave the hill and hire a scooter. I wouldn't recommend it to anyone that isn't willing to do some physical exercise to get back to the villa and even to the apartments there is the start of the steep driveway and steps. Another downfall is the reception setup. They provide you with a mobile phone to enable you to call the taxi, takeaway and Caz for any information. Although I think this is probably an attempt to make it more of a personal experience I think it probably makes it impersonal due to a delay in replies and/or return phone calls.
We thought the included breakfast is probably marketed incorrectly on the website giving the impression breakfast is personably delivered to your villa. It basically includes a small menu of nearly all egg dishes from a local cafe. You choose your option then call and order and they deliver it via scooter. For this reason by the time it gets to you it's half cold and eggs are not ideal travelling as a takeaway. We only ordered it once then actually brought our own breakfast things for the villa as we didn't enjoy it at all.
We left having mixed feelings about this place and we are not sure we would recommend or book here again.

Perfect place! We pop in this villa for few days as a break from traveling and just enjoy our self privately. This villas is something amazing. We been looked after, and location is very good by sairee beach, and view from villa was to other even more perfect island!

Koh Tao is a fantastic island, but our stay was made even better for having spent a week at Koh Tao Heights villas. The view alone was magnificent but the infinity pool, decked outdoor area and large living space had my new wife wanting to never leave. We spent much of our time, in the pool or relaxing in the sun just taking in the view of the ocean and Koh Nang Yuan, often jumping on a scooter and heading down to the little townships on the beach. The only reservation we had with the stay was that for a villa in such a tropical climate the Air conditioning wasn't quite up to scratch for such a large space, and you'd need to retreat to the comfort of the bedroom where it was installed in the wall(keeping the door shut), in order to escape the heat( An A/c in the living area would've be a real improvement).
Lynn was able to give us advice on what to see and do around the island and was more than helpful with organising our next days adventures. On arrival we were given a mobile phone, which had the numbers of many different restaurants and the villas very own taxi service. To strengthen that, Lynn also was instrumental in helping my wife and I gain our passports as we waited for them in Koh Samui, as we'd left them in the safe on check out. This was highly appreciated, but just went to show how much effort Lynn and Koh Tao villas put into looking after their guests.
We have encouraged many of our friends and family to visit Koh Tao since returning from our honeymoon, and we've made sure to make it known that they stay at Koh Tao heights.

I can’t rave about this place enough from start to finish the service has been wonderful. Beautiful setting near the beach, great location for exploring. We just wish we could stay longer. Scooter is definitely needed for getting around, okay walking down but very hilly back up. Recommend shark bay for snorkelling and the gallery near by for food. Mango view point also worth going to.

All that has been said previously is very true. This is a typical range of reviews you can all read and they are more than correct. What a great stay and what a great experience. It’s all about convenience, with the pre-set mobile phone with all the relevant numbers, the tours, the taxi with service minded Mr. Lek, the great help of Nicie and Sai and the diving lessons with Sven. In short: paradise on earth. Even if the weather is a bit shaky sometimes this is an oasis on Koh Tao. Near Sairee village and the beach and near anything you might think is important during holidays. High quality finish of the property and cold fresh coconuts in the fridge, fresh sheets, enough towels, nice pond with Koi fish and the most incredible view. I can go on but will stop here. Go and have your own great experience!

Hi there!
I’d say your walk is closer to 15-20 to the beach but if you’re fast it might be shorter! We did the walk every day with no problem and were happy to jump in the pool upon our return home to cool off.
Go to town and go to black garlic for breakfast, you won’t be disappointed!
There is a convenience store on your way into town (on the Main Street while you walk in and out) you can grab beer and wine at no problem.

I think it does depend on what you want, we went for the one without the pool as we much preferred going to the beach. However if you want a quiet and calm get away the pool would be ideal.
