Stayed two nights before we had to evacuate back to Australia. We stayed at the back section. The room was basic but clean and was quite roomy. Not much in the room and only one coat hanger. The bathroom was fine except for the expected mould in this part of the world. It was quiet compared to Yangon and the breakfast was very good. Eggs cooked to your liking and an array of different options. A good base close to everything in Bagan.

The rooms are old but large, and kept very clean. Bathroom may need a bit of a renovation and for some reason, our bathroom drain was very noisy and kept draining for 15-20mins. And about noise, some of the guests said that their rooms facing out had a lot of noise from the nearby hotel and barking dogs. Other than that, it's conveniently located near restaurants and some major ancient pagodas and temples. It's also next door to a bicycle and e-bike rental place. Breakfast is provided and there is free WiFi.

Really clean, spacious and nice rooms. The breakfast on the rooftop was so delicious... I'd recommand this place to anyone staying in Bagan! They even arrange ebikes rentings for a very fair price. The place is well located to visit the temples (last hotel before the temples area), and still very close to nice restaurants to have dinner at nice. The staff was really gentle and helpful as well.

In some ways this is a very typical Asian style budget hotel that really only deserves 3 dots on the Trip Advisor scale. I must point out that I stayed in the front building on the main road. The room, particularly the bathroom really needs an update. The bathroom is old and grotty, but sufficiently clean. Plenty of hot water, the air conditioning worked very well and the gals cleaned the room every day. The Wi-Fi is so-so. What I liked about the room: it is large and comfortable and I loved the old hardwood floors. Would hate to see them ever replaced. The staff is sweet as candy and very helpful. This is a good choice for budget travelers who aren't particularly fussy. I love the location as well. A quite little village, of sorts with plenty of restaurants. Easy enough to reach the pagodas or Nyaung-U for restaurant row. I would stay here again for sure.

Very accommodating hosts, both the managers were so helpful. The man arranged our tuktuk for us for every trip - a pagoda & sunset your, sunrise & Mount Popa. He even told the driver extra stops to show us such as lacquer ware workshops & palm tree shop. Rooms are very spacious & clean, outside area is lovely. Breakfast on the rooftop was filling with a choice of pancakes, eggs and local dishes such as fried rice. Would definitely recommend!

Whilst this guesthouse was clean and comfortable, it exhibited signs of current renovations. Internet access was not high speed, in fact I'd go as far as saying that it was almost dial-up speed when it was accessible. Hot water in the shower was minimal and being down a lane was somewhat concerning. None-the-less, as with most establishments we stayed in, the staff were very hospitable and willing to help as best they could. The local breakfast was cooked to order, filling and adequate for our dietary needs.

Our room was large, spotless and comfortable (I’d take the mattress home with me if I could). Breakfast was good quality with a choice of eggs, French toast, pancakes, rice, fruit, and sometimes local noodle or soup dishes. But most of all, we appreciated our host who was ever attentive, available to answer questions and give advice, arrange for transport or other services, and generally make sure we were getting the most out of our time in Bagan. It truly felt like a home away from home!

We both / each booked a room. Even though we made a mistake in the booking dates (wrong month) we got two rooms without problems. At arrival the staff was very welcoming,helpful and friendly. The rooms been very clean and well equipped! The originally planned 2 nights we extended to 4, to have more time to explore the beautiful area of Bagan. Tje breakfast was good as well. The hotel also provides a very good scooter renting service which we used every day :) if coming back to Bagan, I would stay again in this place and could definitely recommend this nice place to others!! :)

I did enjoy my stay at New Wave 1 guest house.The staffs are so friendly and helpful.Local breakfast is so nice. Good location & close near the restaurants and mini mart.Not very far from the temples too.Can easily arrange taxi,E-bike & Horse cart.

Firstly, the management was so kind and let us check in at 5 am after an overnight trip which was a lifesaver - thank you! They let us rest after which we have been moved to a nicer, larger, new room in a separate building which was great as it was quiet and overlooking the green atrium. The room is spacious, clean, bright and functional. On top of that the lady manager is really kind and helpful. She will patiently explain everything you want to know, organize trips, transfers, bus tickets. This was really a pleasant stay.
