Took a mini vaca to Austin Van Zandt during this COVID right before the kids school start. Upon arrive everything is up to code and handle the check in smoothly. Hotel is very modern and chic, and the location is great for walking bars, foodie, and fun. The Manger Nick was great and staff provide superb service.

Note pets are allow without any charge and for a hotel that allow pets the rooms are super clean. No hint of pet ever inside a room, a big plus.

If you plan to use the pool make sure to reserve your time slot. Location dine in restaurant also requires reservations also, so make sure you plan well.

Hotel have valet and self parking, much better rate then the local parking lot. If your lucky, maybe you can get the street parking, which are a bit cheaper but not by much

Plenty of EV scooters to use to get around the area.

Excellent hotel with great customer service and nice touches.

Check-in
Minimal wait time for check-in offered free beer and water which was an excellent touch. Upgraded me for free due to being an IHG Spire member.

Room
Rooms are excellent here. Rooms are clean, as expected, beds are super comfortable and room furniture is top notch. No complaints here

Pool Area
During this time, the pool was at limited capacity. The area in previous years was always a party. This was during covid, so the pool was basically empty when I went but still nice. There was some construction equipment for painting or window washing but it did not bother me.

Happy Hour
There's a free happy hour daily! This is one reason I love going to Kimpton hotels. Free happy hour daily which is always a good time and definitely a nice touch.

Location
You're right on Rainey Street. Now that I'm in my 30s dirty 6th is no longer my thing. The more chill vibe on Rainey Street is perfect for my tastes. Lots of cool dive bars and restaurants as soon as you walk out the door. If you're here for a conference, the convention center is a 10 minute walk easily. The rest of downtown is also easily accessible.

Cons
Price, this hotel is generally more expensive than most of the other downtown hotels. If you take advantage of the amenities and location, it's probably worth it. Also, if you're trying to work from home during the week (I was) there are limited areas to do so. All of the common areas in the hotel are playing music that can be heard so it's not a great place to take business calls unless you're doing so from your own room. The business center was also closed due to Covid-19 when I was there so maybe this has changed.

Should you stay here?
Yes! This hotel is normally pricier than some other downtown hotels. I have stayed in a few other hotels downtown and this one always takes the cake. The staff here does an amazing job and even if it's a little bit more expensive, if you want great location and plan to go out on Rainey Street and make use of the pool and happy hour, you definitely won't regret it. If you're a business traveler and plan on only sleeping at night and maybe driving to another part of the city without taking advantage of the amenities, it's probably not worth the premium.

What stood out for me, at the HVZ, was the friendly staff. When we found that the hair dryer in our room did not work, one of the front desk staff literally ran up to deliver a working model. We were on the 9th floor. I am sorry I did not get his name so I could mention it here. I can commend Shelby ( front desk) and Clarence ( doorman), who were warm, welcoming, and helpful.
The room was very comfortable, both in climate control and furnishings. I had a terrific dinner at Geraldine's, although the current lovely view may disappear when a new high rise pops up between HVZ and the river.
The only downside to HVZ, for us early to bed types, is its terrific location overlooking Rainey Street. The ( loud) music starts by 8:30, and continues to at least 11 PM. If you prefer quiet by that time, request a room which does not overlook Rainey. Once we swapped rooms, it was terrific.

Checked in on Wednesday evening and was immediately impressed. In over 35 years of travel to over 20 countries, I have never been offered a beer at checking.The room was very well appointed and well supplied with top line soaps, shampoos. and great towels. The walk-in shower was even designed properly with the shower handle opposite the shower head. That means you can turn on the water without being hit by ice water!
Free coffee at 6 AM and free drinks at 5 PM! The hotel is expensive but really first class except for one small item.

I typically work at my hotel desk at least three hours everyday, usually early morning. See the attached picture - there is no desk chair. I had to use one of there lounge chairs and about an our in the first morning had to give up because my back hurt. The front desk seemed to be proud that they do not have any desk chairs in any rooms. I was promised one from their meeting rooms but it never arrived.

And about sleep - this hotel is in the middle of a real happening place. Great Texas food, beer halls and great fun bars. But on Thursday night the music went till around 11 PM. I was warned that on Friday night it would go till after 2 AM so checked out and went to my standby a Marriott.

Apparently they have construction going on that they failed to notify us prior to booking and at all their sites!
We were greeted nicely, great staff all around, and got there just in time for happy hour, so they gave us a complimentary glass of wine.
"Due to covid" you MUST make reservations to use the pool! We never used the pool because they were fully booked in all 3 days we were there!
We were on the 16th floor, construction going on, the carpet was taped, I tripped a few times, please be careful!
We had a nice room, below average furniture looks dated so is the carpet.
The 2 night stands had USB ports and plug charger next to the bed side, which was nice.
No coffee machine in the room, however they do give you complimentary coffee at the little coffee shop down stairs. Ps its not always open and I think it closes after breakfast!
No free slippers, no robe, no shower caps, no Vanity kit, no mini bar!
There was no shower bench for shaving, come on people!
Full size shampoo, conditioner and body shower those always make me nervous (Sanatary reasons because they are re-fullable) so bring your own, I do always!
Not enough lighting in the bathroom!
Lastly, Valet is $50 a night! So we paid $150 for 3 nights for just parking!!!
The resturant on the 4th flood Geraldine was ok, limited menu, host is rude but the waiter was super nice, the drinks were good and the Endive Salad was yummy!
Good experience all together, probably expected more, but won't be staying there again sorry Austin I still don't like you!

We have stayed at the Kimpton in Huntington Beach CA previously and believe it or not, the service was so good there that we ended up writing a written thank you note to the management team in California. This was before Covid so keep in mind that perhaps some of the insights we are writing are not set in stone.
On the positive side, we had a very large room that fit a king bed rather nicely with a lakeside view. The valet service was very friendly and efficient. The shower had good water pressure and we had a very nice bathroom; the pool service staff were very nice to work with to order food and drinks from.
Some things that could improve: the TV was one of those that took a while to channel surf between channels (very slow); the pool area that we had to make a reservation for was packed on the Saturday we were there (surprising as it seemed not very cautious in light of Covid); most of the front desk staff seemed surprisingly not warm but almost stand offish (not everyone but most of them); the breakfast cafe tables were dirty and not cleaned off (both inside and outside tables) but the breakfast cafe staff was very friendly.
The bottom line is that the consistent service and warmth that we have received previously from Kimpton properties was not evident. In two words it seemed mediocre and robotic. We may give this property another chance in the future once Covid has passed.

Location is great for Austin sightseeing etc. For the price however, did not live up to expectations.

They are dog friendly, but not really a lot of space to walk your dog or take your dog out. The pool was super busy with outside concert events which the hotel seemed to have stuffed to capacity, so regular hotel guests could not get a chair to relax in. This was disappointing as the pool area was beautiful. Gym area decent, however there was no bathroom near the gym which I found odd.

My main complaint is with the room however. The door to the bathroom was a pocket door, weighed about 500 lbs and had no handle to open or close, so you were struggling and breaking nails when opening or closing to use the bathroom or shower in privacy. There was literally one hook for towels in a double queen room with a pool so there was very little space to either conserve towels or dry wet swim wear. Had to hang wet clothing in random areas like lamps to dry off. Also the bed frames stuck way out with a sharp edge all around and my friend and I kept hitting and bruising our shins on them our whole stay. Charging outlets next to bed for phones very loose and did not work half the time or your phone would randomly unplug during the night. Also the shower had only a partial door and sprayed water into the bathroom. Rooms need to be updated and reevaluated for guest comfort and safety. For $345 per night expect at least two towel hooks per room and a working charging port. Parking $54 per night also steep.

Service was good, no complaints about that. I just expected a lot more from this hotel given the high price. Next time would stay elsewhere.

My boyfriend and I wanted a slightly upscale, centrally located Austin hotel with a pool and we got just that at the Kimpton Hotel Van Zandt. We splurged for a bigger room than we would normally get, and I'm glad we did. Our room had a large bathroom and shower, and even a bathtub. The bedroom was quite large with a couch and coffee table as well. The hotel's design is gorgeous, and the facilities are clean. Housekeeping services are available only by request due to COVID, but we did request it once and our room was made up nicely. The pool deck, with food and drink service, is a big plus. We went down there on the Sunday of our stay and were met with an unexpected pool party with a DJ, which we enjoyed, however this would probably have been a nuisance for a family with young kids. The hotel is around the corner from Rainey Street & only a ten minute walk to Sixth Street, both locations we visited often. The staff was friendly and accommodating - although they unfortunately didn't know a nearby location for a rapid COVID test. Overall, would recommend this hotel and stay here again.

One of the worst hotel experiences.

They have a major construction happening across the street that for some reason begins at 6am which makes sleeping past that time impossible.

The hotel staff cares little about which was apparent by the fact that they moved us to another room next day due to the noise issue only to put another couple in that same room right away. Not surprising the couple also requested to be moved next day yet another guest was put in that room.

The young bartender in the bar seemed irritated by every request for a drink pour as it was taking him away from cleaning glasses.

When switching rooms we left an expensive electric toothbrush behind that we didn’t realize but another 5 hours later. When we called reception they said the cleaning team found nothing in the room when they cleaned after us. Somehow the toothbrush disappeared in 5 hours.

The only good thing they have going for them is Anastasia, who was rly kind and did try to accommodate us out to the best of her ability.

I recently stayed at Hotel Van Zandt for a long weekend. The location is great if you are looking to go out to bars- you make a right out of the hotel, and Rainey St is right there. The staff was very helpful, we texted the customer service number a few times for things like towels, etc.

There was just one thing we were very unhappy with. Our first two days there it was raining, so we were so excited to go down to the pool on our last day, which was a beautiful sunny day.

We go down to the pool, the bouncer notifies us that we can’t go into the pool area unless we have a reservation. We see the concierge, and they ended up having nothing available until the next day (we were leaving the next morning). I told them that we were not notified about this, but they didn’t really seem to care.

I totally understand that precautions need to be taken due to covid, but this is 100% something that guests should be told when checking in. The biggest reason why we booked this hotel was because of the pool. Be aware if you plan on staying here!
