    Took a mini vaca to Austin Van Zandt during this COVID right before the kids school start. Upon arrive everything is up to code and handle the check in smoothly. Hotel is very modern and chic, and the location is great for walking bars, foodie, and fun. The Manger Nick was great and staff provide superb service. Note pets are allow without any charge and for a hotel that allow pets the rooms are super clean. No hint of pet ever inside a room, a big plus. If you plan to use the pool make sure to reserve your time slot. Location dine in restaurant also requires reservations also, so make sure you plan well. Hotel have valet and self parking, much better rate then the local parking lot. If your lucky, maybe you can get the street parking, which are a bit cheaper but not by much Plenty of EV scooters to use to get around the area.

    Most Fun Hotel in Downtown Austin
    Excellent hotel with great customer service and nice touches. Check-in Minimal wait time for check-in offered free beer and water which was an excellent touch. Upgraded me for free due to being an IHG Spire member. Room Rooms are excellent here. Rooms are clean, as expected, beds are super comfortable and room furniture is top notch. No complaints here Pool Area During this time, the pool was at limited capacity. The area in previous years was always a party. This was during covid, so the pool was basically empty when I went but still nice. There was some construction equipment for painting or window washing but it did not bother me. Happy Hour There's a free happy hour daily! This is one reason I love going to Kimpton hotels. Free happy hour daily which is always a good time and definitely a nice touch. Location You're right on Rainey Street. Now that I'm in my 30s dirty 6th is no longer my thing. The more chill vibe on Rainey Street is perfect for my tastes. Lots of cool dive bars and restaurants as soon as you walk out the door. If you're here for a conference, the convention center is a 10 minute walk easily. The rest of downtown is also easily accessible. Cons Price, this hotel is generally more expensive than most of the other downtown hotels. If you take advantage of the amenities and location, it's probably worth it. Also, if you're trying to work from home during the week (I was) there are limited areas to do so. All of the common areas in the hotel are playing music that can be heard so it's not a great place to take business calls unless you're doing so from your own room. The business center was also closed due to Covid-19 when I was there so maybe this has changed. Should you stay here? Yes! This hotel is normally pricier than some other downtown hotels. I have stayed in a few other hotels downtown and this one always takes the cake. The staff here does an amazing job and even if it's a little bit more expensive, if you want great location and plan to go out on Rainey Street and make use of the pool and happy hour, you definitely won't regret it. If you're a business traveler and plan on only sleeping at night and maybe driving to another part of the city without taking advantage of the amenities, it's probably not worth the premium.

    What stood out for me, at the HVZ, was the friendly staff. When we found that the hair dryer in our room did not work, one of the front desk staff literally ran up to deliver a working model. We were on the 9th floor. I am sorry I did not get his name so I could mention it here. I can commend Shelby ( front desk) and Clarence ( doorman), who were warm, welcoming, and helpful. The room was very comfortable, both in climate control and furnishings. I had a terrific dinner at Geraldine's, although the current lovely view may disappear when a new high rise pops up between HVZ and the river. The only downside to HVZ, for us early to bed types, is its terrific location overlooking Rainey Street. The ( loud) music starts by 8:30, and continues to at least 11 PM. If you prefer quiet by that time, request a room which does not overlook Rainey. Once we swapped rooms, it was terrific.

In Austin for business. Hotel well situated but a lot of construction nearby. Hotel definitely has “hipster” vibe. Rooms were comfortable, clean. Bar and outside pool area (did not use pool) were nice. This hotel is a good choice but a lot of “similar” hotels in vicinity.

This property was amazing and while a little higher priced, it is for reason. Immaculate grounds. Friendly and knowledgeable staff. Amazing amenities. And LOCATION! Not even a block to Rainey street which is absolutely a unique area you have to visit! We can’t wait to go back!!!

Had a wonderful time staying at the hotel Van Zandt. We had two very spacious rooms which included a mini fridge and a safe. One room had a nice view of the pool which was great to cool off in on a hot June day. All the staff at the hotel were exceptional, and always went above and beyond. Everyday there was a different flavoured water available which was needed during the heat. It is close to Rainey Street, but far enough away. Free bike rentals to tour around. If you are unsure of what to do or where to go, ask their fantastic concierge Haley!

The Hotel Van Zandt has always been my stopping post during downtown walks and during SXSW. It’s a great place the get some rest in the lobby and enjoy refreshments at the Cafe 605. The place has great atmosphere with its eccentric industrial appeal. For Memorial Day I decided to stay here for two nights with my wife to enjoy the entertainment at Rainey Street and at the hotel pool. I wanted to check-in early before 4:00 PM so I called the hotel directly and was able to upgrade to a suite. It was called the Frank Boulder Aux Suite. I recommend this room where you are located on the top floor with views of both the Lady Bird Lake and Rainey Street. The room also has a separate bedroom and living area with a big bathing the middle with a huge standalone tub. It was well worth it. Upon checkin we were provided two free drinks where I selected grapefruit sparking water and a local beer. Great hospitality has always been a focal point even when I attend a conference here years ago. The room had the usual offerings like snacks and a mini bar (refrigerator) for purchase, with special items like bath salts for the tub. The bed was very comfortable and the air controls worked very well. I reserved a cabana by the pool (will need to use ResortPass to reserve) which turned out very nice to have a dedicated place to sit and away from the sun, plus it ended up very crowded. The food and drinks were very good. It included some free cold water bottles. However the pool was a bit cold but took a while to get used to. The reservation was for the whole day. I used the parking valet where they had their own underground parking garage. Overall it was a fantastic stay.

Sleep is impossible here. You're basically inside a loud bar until 3 am, and then construction noise starts early in the morning. Not for anyone over 25. Cabanas at the pool were reserved for people who weren't even there - no space.

Dear 663keelyh, Thank you for your feedback. We are located in the bustling Rainey street district which is undergoing a bit of a growth spurt at the moment. Once that construction is complete we will have some new additions to the neighborhood who we can't wait to meet! Because of possibility of noise we do our best to offer noise cancelling solutions like earplugs, white noise machines and fans by request. Up at our pool lounge chairs are available on a first-come basis but our cabanas and day beds do require a reservation. We hope you will give us another try in the future.

For $400/night, it was extremely disappointing. Worse part was going to the main floor restroom at 10 in the morning and seeing throw up on the toilet from the night before. Just awful! Bed was very fair. Only 2 pillows. Restaurants were great. Pool was nice too. Atmosphere ok, I thought it had a dirty feeling. Also 2 huge bottles of water were in the room, I thought that was nice, given The cost of the hotel . But no, they were $8 each!

If you are looking for a cool yet sophisticated place to host your next business meeting, look no further. The event staff, at Hotel Van Zandt is amazing! I worked with Peri on room rates and event space and she did everything in her power to ensure all my needs would be met and I was comfortable on the terms. The customer service she provided was beyond without being pushy. I look forward for the opportunity to work with her again.

Will never return. Dingy noisy and totally unfit for anyone wishing to sleep. We arrived and first were assigned to a room in the 8th floor #821. It was dingy with fingerprints and stains along the walls doors and throughout the bathroom. The furniture also seemed quite old and beat up and the carpet was dingy and dusty. They moved us to room 1603 on the top floor and promised that room was cleaner and should be quieter too. There is a ton of construction around Rainey street and the hotel. Turns out in Austin they must be allowed to work all night as the construction noise and beeping from construction machinery was incessant all night long and made it impossible to sleep even a little — and we were supposedly in the quietest room farthest from the construction on the top floor. We were supposed to stay 2 nights. Checked out immediately in the morning. Terrible stay. Rooms just not that nice and the noise was incessant. Moved to The Proper and got some sleep in a legitimately nice hotel. Not sure how the van zandt has the ratings it has and cannot imagine spending a relaxing night there as the noise was terrible and the other people checking out and complaining at 7:30am all agreed that with the level of noise from all the construction and seeming inability to keep it out of the hotel, it’s hard to imagine how they are even open during this construction boom. When I looked to rebook I called the Fairmont and they were upfront and open about the construction noise and even suggested we stay elsewhere. Kudos to them for knowing their weakness. Shame on the van zandt for not being transparent about the noise. I’d never stay here again and just don’t see the hype given that despite the lack of sleep and noise the rooms were also not that clean and seemed dingy.
