Hartzell House is a casual-luxury B&B, close to both Fallingwater in Mill Run, Pa, and Deep Creek Lake, MD. We love our guests, and strive to make sure a stay with us leaves you feeling relaxed and valued. We currently offer 7 unique guest rooms , one of which is fully handicap accessible. Our breakfasts please even the pickiest palate, and we are happy to accommodate your dietary restrictions and strong preferences. While at Hartzell House you will find that the Southern Laurel Highlands offer everything from whitewater adventure, biking, hiking, and birding, two of Frank Lloyd-Wright's residential masterpieces, first-class spas, an artisan village, and numerous antique stores. The winter is awesome with miles of CC ski trails and two downhill ski resorts nearby! Come play with us!

Our stay here was just fantastic. From the moment we walked in the door, Robert and Melissa were warm, gracious hosts who went out of their way to ensure a wonderful stay. Our room (Angler’s Suite) was spotless, well appointed and the bed was really cozy. The house and grounds are simply beautiful and there’s plenty of space to spread out in the common areas if you choose to do so. Breakfast was the highlight for me. I have a dairy allergy which can be tricky with breakfast foods. We were offered a choice between an omlette with spinach, mushrooms and parmesan or a belgium waffle with fruit. i ordered the omlette, sans the cheese since the waffle was made with milk and butter. Robert challenged himself to make me a waffle without any dairy ingredients. It was delicious!! I was so impressed that he went the extra mile for me.
I would absolutely recommend staying here to anyone who’s in the area.

I am just so grateful to have found Kitty & David's place. I booked 2 nights at Hartzell House for a surprise birthday trip for my husband, who is an architect and always wanted to see Fallingwater. Like so many, we were in dire need of a getaway after a slew of cancelled plans for this summer. Fallingwater, Hartzell House and the surrounding area amounted to the perfect escape!
Kitty & David were incredibly welcoming and made us feel right at home. Of course new protocols were in place (temperature check on arrival, masks in common spaces), but they have done an excellent job with navigating this and making their guests feel comfortable. They were available at the property when needed, while also allowing us to utilize the spaces on our own. We enjoyed their beautifully curated grounds in the morning for breakfast, and in the evenings for some wine and a card game. We could tell that breakfast was a focal point for Kitty & David, because it was so fresh and delicious! They use ingredients from their own garden. They were very attentive and kept us on schedule in the morning to get to our tours. If you're looking for a serene spot to come home to after a busy day touring Frank Lloyd Wright homes, white water rafting, hiking, biking, etc., you must book at Hartzell House!
A few food musts in the area: River's Edge Cafe for dinner (need a reservation) and Bittersweet Cafe for lunch. Both spectacular recommendations from Kitty.
Other worthwhile FLW stops: Kentuck Knob, Polymath Park. If you go to Polymath, check to see if Stone Villa Vineyards is open/playing live music outdoors on their incredible grounds that day! It's just a 3 min drive away. You can bring your own food.
PSA: We had a lot of trouble getting reliable cellphone service in the entire area (not just the house), but this was actually one of the contributing factors to help us unplug and it made our trip so relaxing. Just make sure you look up GPS directions BEFORE you leave the house! :)

Our excellent impression of Hartzell House from their website was fully confirmed during our three days there. Hosts David and Kitty are warm and professional and the accommodations (room, common spaces inside and out) are among the best we've experienced over years of staying at B&Bs in the USA and abroad. The presentation and tastiness of the breakfasts are outstanding. They have adjusted very well to the exigencies of running their establishment in the time of Covid. We felt completely safe there.

This B&B is a gem! We stayed at Hartzell House for two nights and would happily return in a heartbeat. The inn is beautifully appointed and the grounds are just lovely. It was the perfect place to stay while visiting Fallingwater, Kentuck Knob and Polymath Park. The owners have clearly gone to a great deal of effort to sanitize the property and every room had an air purifier. Our two breakfasts were amazingly delicious as was a pizza dinner we had one evening. We hesitated to opt for the dinner as it was ... pizza. But it was fabulous. The salad was fresh from the garden and just perfect. Kitty and David are wonderful, warm hosts and we were not surprised to find fellow guests who return to Hartzell House regularly. Highly recommended!

Melissa, Robert & Courtney went out of their way to make us comfortable and comfortable we were! Everywhere we looked while at The Hartzell House our eyes were happy. There were an abundance of fresh cut seasonal flowers from the gorgeous well manicured gardens (as well as the neighbors) beautifully placed everywhere. Each morning Melissa and Robert prepared my husband and I an individual, unique gourmet breakfast, they were not only savory but perfectly plated in elegant vintage dishes. As we made our way to one of the cozy well decorated sunrooms for our meals overlooking the lush grounds, we checked on the two baby Robins nestled in their nest just above a door way. We enjoyed a perfectly arranged artisan cheese & fruit tray, with a bottle of wine, Delicious! Homemade Pizza (dough was from NY… you know it’s all about the water) We choose the Travelers room, bedding was high-quality cotton the bed itself and room was comfy and attractive. I can go on and on about the B&B and the hostess; everything was lovely! Melissa and Robert carefully considered every need we had. They treated us like beloved family. Thank You for a wonderful experience, the both of you are fulfilling your purpose. We flew in to PIT (1.5 hr) everything was 25 min to an 1hr away from the B&B. Take their dining recommendations, they were spot on.

Our entire experience at the Hartzell House was absolutely phenomenal! From booking to returning the keys to Kitty and David, they literally thought of every possible detail both within our room to the last crumb I could not wait to inhale on my plate. The food was SO AMAZING, I wanted to forget my table manners. The care and thoughtfulness in which each meal is prepared is unmatched by any restaurant I have dined in!!! Both Kitty and David are a wealth of information, interesting, and knowledgeable about a variety of subjects and topics. They are truly wonderful individuals and we will recommend their bed and breakfast to all

My husband and I planned a trip to the area to see all Frank Lloyd Wright properties, and there is no better or more centrally located spot to stay. This B&B met or exceeded all of our expectations. Owners Kitty and David went above and beyond in every way. Their food alone is a reason to visit; many fruits and vegetables come right out of the lush garden in the back. A variety of gourmet breakfasts are made each morning to start the day, and the homemade pizza at night is highly recommended. The property is spotless, and the owners have gone above and beyond to protect guests and themselves against Covid. We stayed in the Traveler's Room. Very comfortable bed. (That's coming from someone with low back issues!) We would definitely return to this warm, welcoming house that quickly felt like home.

My wife and I celebrated our anniversary at Hartzell B&B. It was a perfect, relaxing weekend in a beautiful setting. The B&B is a great location if you are visiting local attractions like Falling Water, Kentuck Knob, and Ohio Pyle to name a few. Kitty and David have special packages for purchase including chocolates, flowers, champagne, and pizza for dinner if you do not want to go out and find a place to eat.
If you are looking for a personalized breakfast experience, this is the place. Exceptional selection and multiple choice for breakfast times. They are very knowledgeable about area sites and provided great suggestions of places to see and eat, directions included. Such a warm, accommodating couple!

We loved our weekend away at Hartzell House. The place overflows with warmth and welcome. The interior is beautifully designed and decorated. The garden/yard contains multiple nooks for sitting and relaxing. We enjoyed a cheese platter, dinner, and, of course, the breakfasts. All were delicious. Each meal contained items directly from Kitty and Dave's garden! The place is immaculate and clearly loved and cared for. During these unusual times, thoughtful attention was paid to ensuring that visitors felt safe while still being able to relax and enjoy a bit of an "escape." The B and B is in a great location to parks, the Wright houses, and scenic surroundings. We hope we can return someday.

Just returned from an amazing two night stay at Hartzell House in Addison, PA. My husband and I have always wanted to visit Falling Water, the Frank Lloyd Wright house nearby and when we were looking for a place to stay we decided to do a smaller Inn. We were not disappointed. Melissa and Robert, the proprietors, were wonderfully gracious and welcoming. From the moment we arrived and were shown around, we could not have asked for a more lovely getaway. We stayed in the Angler Suite, which was extremely comfortable and quiet. The bathroom was clean and very well appointed with lots of towels and we especially appreciated pump soaps, lotions, and shampoo etc. There were several places to sit downstairs and hang out and have coffee and a yummy cookie. After driving for many hours we opted to have dinner at the Inn when we arrived, which was a home cooked, 3 course meal, with wine, and a scrumptious chocolate lava cake for dessert. The breakfasts were amazing. Even before we arrived we received an email, with all kinds of information on the area. And while we were on our way, Melissa called us in the car to touch base to see when we would arrive and if we had any dietary restrictions. The Hartzell Inn grounds were lovely and the Inn itself is immaculate and cozy. We also visited Kentuck Knob, another Frank Lloyd Wright house in the area. In between we stopped by Cucumber Falls, which was also beautiful. Overall, a wonderful getaway and can’t say enough nice things about this place.

About 45 minutes to Seven Springs
Hi! Sorry this has taken me so long, I wasn't aware I had a Q&A section! We are about 6 miles from the Hogback Road trailhead in Confluence, and we never recommend that anyone try to ride to the B&B. The road is, in our opinion, too dangerous to make the trek over to Addison. We can, however, recommend Hanna House B&B, right across the bridge from the trailhead at Hogback, or The Smith House Inn, in Confluence. Both are wonderful accommodations, and Frances, at Hanna House, is a gem! Wishing you safe travels! ~ Kitty

The road is, in our opinion, too dangerous to make the trek over to Addison.
