What a wonderful BnB Vicki has created here! My family had the whole house (all 5 bedrooms) for a wedding in town recently and we could not have been happier with our stay. The space is cozy and cute - just the right amount of "BnB kitsch" without going over the top - and all the beds were comfortable. Every room has its own bathroom and guests have access to use the kitchen if you need. We made sandwiches and things on a few of the days.

Vicki and her staff go above and beyond to create a welcoming and relaxing environment, and the BREAKFASTS! Holy cow, so good. Fresh-baked muffins, fancy pear pastries, and great coffee. Vicki can also help you decide what to do in the area if you need suggestions and point you to the best restaurants.

Lastly, I'll mention that there is a GREAT playground just across the street that's a real asset if you're traveling with kids!

Highly recommend this place and will stay again.

We’ve been to Ashland few times but this was our first stay at Iris Inn and we were wowed! A great location on a quiet street, very quiet at night. Also close enough to ‘downtown’ to walk to OSF and loads of restaurants and shops. The breakfasts were as fabulous as all the other reviews have described them- we were there for 4 nights and had a different gourmet treat each morning. Vicki provided us with so much detailed information on things to see and do, including some hikes and scenic drives. We felt so well taken care of, and look forward to our return to the Iris Inn.

Vicki always gives amazing service. You feel love you’re coming to visit family and her breakfasts are fabulous! She puts out wine in the evening and when you come back from dinner or a play, there’s delicious chocolates waiting for you. When I visit Ashland, I wouldn’t stay anywhere else!

Our experience was very good at this beautiful B&B. Vicki is an attentive long time owner and hostess and no detail has escaped her attention. We stayed in the lovely and comfortable Jade room, which had everything we needed: great bed, ample storage space, night tables and reading lamps, private bathroom and shower. The view was a little obscured due to an outer canopy across the top of the windows and a huge nearby fir tree, but the light was still good and there is a fig tree out the window.. The windows open to a nice breeze. The home is air conditioned. The breakfasts were tailored to our dietary needs and were delicious. The service is very professionally handled and the entire home is clean and welcoming. There is a refrigerator on the back porch for guest use and a really nice garden with several reading and picnicking spaces. The walk to the theaters and Lithia Park is very close, about 4 or 5 blocks. . Parking is off street beside the inn. Best of all is the knowledge of Vicki and Greg regarding Ashland and its history, attractions, plays, restaurants, etc. Vicki will also make any reservations required. This was one of the easiest, restful and fun stays we've ever had in Ashland. We definitely hope to return to the Iris Inn!

We are OSF frequent visitors, and this year we discovered the lovely Iris Inn and its extraordinary innkeepers, the Capps. This is our second stay in 3 months, and quite sure we will only stay here when we’re in town. In fact, we will adjust our OSF ticket buying around the availability at Iris and not the other way around. No detail is too small for it to be attended to by Vicki. Can’t find dinner rezzies; no worries, Vicki knows everyone who’s anyone and can get you in. Need to know which restaurants are open apres theater; Vicki knows. Want a custom made breakfast in a beautiful room that’s beautifully appointed, or a luscious garden; you’ve got it. Comfortable beds, quality linens, quiet rooms (no TV, hooray), close to OSF and shops, updated bathrooms with great showers, safe off street parking. Charm for days, the innkeepers and the Iris.

Our room was comfortable and had a great view toward the mountains to the East. Excellent breakfasts. A beautiful garden which was an ideal place to have a glass of wine in the late afternoon. A convenient walk to the OSF theaters and downtown restaurants. Our host, Vicki, was both welcoming and extremely helpful with theater and dinner information. This is a classic B&B which we will gladly stay in again.

What a lovely inn. We were upstairs, in the Vista room. We looked at all of them. They were all so nice, it was difficult to decide which one to choose. Nice touches like Gilcrest body lotion and shampoo. Wine in the afternoon.
Breakfast was phenomenal and generous, I couldn’t even eat lunch that day
Vicky and Greg are friendly and professional. We hope to stay here again.

Great room, gourmet quality breakfast. Our host Vicki went out of her way to help with our plans during our visit. Great location, off street parking yet close to town. We would definitely go back again!

Just returned from spending a long weekend for a reunion with friends at this lovely Victorian bed and breakfast inn. From the moment we arrived, my friends and I felt like we were "home for the holidays." Inn-sitters Pat and Bruce made us feel welcome, and since we were new to Ashland, provided us with helpful information on great places to eat, and offered to help us with any reservations we'd need. The rooms were spotless, cheery and warm, beautifully and lovingly decorated with antiques. My room, The Parlor, had an exceptionally comfy bed, high-quality linens, and the bathroom contained a claw foot tub and all the amenities one could ask for and then some! The housekeeping staff was excellent, and somehow during a very delicious breakfast each morning of our stay, the beds were made and the rooms tidied, although we never heard or saw them go about their work. When we left Ashland, it was really hard to say goodbye to this place, and the three of us vowed we will return at least once a year to this wonderful inn.

I write to simply join in the review of my friend. Three of us met at the Iris Inn for a long weekend and it was absolutely fabulous. The food, the rooms, the other guests, the city of Ashland - everything. Wow! What a place. Who knew!

Yep, the Iris Inn is now our official home away from home and we can't wait to go back.

Many thanks to Pat and Bruce, our inn sitters. They're the bestest!

It was like childhood revisited - we returned to the inn in the evenings to find our beds turned down, soft lights left on, chocolate treats, and even a teddy bear. Who could ask for more.
