The view was lovely, location convenient. We were assigned Room 244 which has a small balcony overlooking the marsh ( no screen to allow guests to have an open window with fresh air. The price was right until we showered and saw black mold around the tub and mildew/ mold/ yucky black under the toilet rim. The couch had a stain …. So not pleasant.
Each unit is separately owned but the facility is responsible for cleaning. Housekeeping knocked and barged in at 6 pm without time to us to ask who it was. Embarrassing for all

We had a girls reunion trip for 11 of us who had not all been together for an entire weekend since before Covid. We got a total of four rooms and all rooms could sleep 4 and one even up to 5 or 6 because that room had a pull out sofa in addition to two queens. Rooms were well equipped with two refrigerators microwave kitchen sink plenty of cabinets and drawer space. Keep in mind although such a great price for these suites some of the rooms are outdated while others were very nicely decorated. We of course did not care because we slept and showered that’s all. The staff here were all so friendly and helpful with 11 women needing things through out the weekend with letting some check in earlier additional supplies requests etc. only downside is parking. We had 7 cars and only one B pass per room so we had to do a lot of shuffling cars. Luckily we had friends staying at off site properties that we could squeeze cars into. Location had so much to walk to shops restaurants beach right there. The pool was always clean and the view of the sound amazing if you request a sound view room. Lastly the lobby was decorated so tastefully for an older building. We really enjoyed the stay and if I didn’t not live in EI I would visit The Palms again and again!

My wife and I stayed here a night for a couples weekend. This is an older property and I remember staying at this location about 15 years ago for a nearby conference (it was a chain hotel back then). I was pleasantly surprised that the property was very well maintained and hasn't shown a lot of age since my first stay there. First off, be aware of a problem when you first drive up: the parking. The lot was pretty full and it was small, so expect some competition for a space and not a lot of room to maneuver your vehicle. I saw a guy spend almost five minutes trying to squeeze his big pickup truck in a space. Once we made it in the lobby I was impressed by the cleaniness, especially with families coming through exiting the pool area. Check in was quick and the service was friendly and knowledgeable. I think all of the rooms are multi-level. In our room the upper level had the bathroom, two queen beds and a very small kitchenette with microwave, mini-fridge, coffee maker and sink. Go down two steps to the lower level, which was a sitting area with a modular couch and it leads to a sliding glass door and a small balcony, just enough room for two chairs. There are two big screen HD TV's, one per level. The bathroom was the one place that I saw the place was showing it's age. The door was old, the countertop and sink was clean but had seen their better days. The shower was clean except for some old grout around liner that needed to be refreshed. Beds were clean (my wife checked them first thing for signs of bed bugs) and had foam mattresses, very comfortable. Because of our planned activities, we didn't have time to check out the pool and the deck area, but we saw happy acting families coming from that area. Overall, a good stay. Bear in mind that this was a budget property from the very beginning many years ago, but I was pleased to see overall how well it's been maintained.

My family and I checked in on 7/27/20. The front desk staff was arguing with an elderly woman when I checked in and seemed very irritated with her even though it wasn't her fault that "they were overbooked" and didn't have the room she reserved. Check in was pretty uneventful, but when we got to our room there was food in the sink above the cabinet and a juice box and chip bags under the bed. The room also had no toilet paper. I did request a refund so we could go elsewhere, but was denied so I wiped everything down myself with lysol wipes. During our stay the fire alarm went off 2 times. Once about 7:30 am and again around 2/3 pm in the afternoon. There was no reason for it to go off and we were allowed to go back in about 30 minutes post--alarm each time. Parking is also very packed.
Good points would be maids kept the trash gone that i would sit out in the hall promptly and the beds are comfortable for sleeping. Long story short, there was enough wrong that I won't be coming back again.

First, this property is NOT a hotel; it's actually a condo association of individual owners; the room we had must have been a 7th-grade school woodshop project. The workmanship was a total joke! This property is not a premier boutique, and the rooms are NOT custom design rooms; just saying each owner's personality to provide you with a tranquil experience is a big joke and a MAJOR disappointment.
I would rather stay a Motel 6 than stay at this property again; OK, I would not stay a Motel, maybe a tent@#$! Went to use the phone in the room, pressed 0, it rings and rings and no one answers the phone; I called from my cell phone and was advised that they should have removed all phones in the rooms, said you need to use your cell phone to call them; that's interesting since the room directory binder has phone service listed. The shower handle pulls 3-4" off the wall when you try to turn on the water, the beds are not attached to the headboards and move across the cheap wood floor. The room is just a big disappointment!
Save your money and do NOT stay at this property!

Wife and I stayed here for the weekend while in the area to attend my nephew's wedding and had a great stay.
The front desk staff is very friendly and engaging and spoke to us each time we went by the front desk.
Room was fine. Plenty of places to sit in the room .
Room was on the front side of the hotel and offered very little noise
Bathroom was a bit outdated but did serve us well.
Pillows on our bed were hard as rocks and a hard time getting to sleep as a result!
will stay here again if ever back in the area.

We decided to go to Atlantic Beach to see our son who was at the Trinity Center with the NC State University's College of Natural Resources summer course. This hotel was very close and we got to walk around the place where he was staying. Most of our time was at the hotel and then surrounding areas (Beaufort, Morehead City, Emerald Isle, and Atlantic Beach). We stayed in a room located on the sound side (highly recommend staying on that side for the great views). We walked to the beach, which was close by, and we swam in the pool located on the sound side. Our room was clean, cozy, and adorable with a mid-sized mini-fridge, microwave, and sink in the kitchen area as well as a dining/living area. It was a one bedroom suite. It was nice and clean, nothing overly fancy but perfect for us. We saw other reviews and read about the room smelling like mildew, however I think that we were staying somewhere that is going to have a lot of moisture issues due to the climate and location. When the AC was not running, there was a little bit of something that we noticed, but I have a strong nose and it did not bother me or my husband. The staff was great! We were very pleased and will come back!

We stayed for 2 nights in Room 220 for a swim meet in the area. I had booked a double queen room, but at first they gave me a king room. I told the front desk of the mixup and they were very nice and accommodating and corrected it right away.
This room was so nice! Updated flooring/decor/fixtures, except for the more vintage fridge, but it is a full refrigerator! The barn door to the bathroom was super cute! Very clean. We didn't use the TV at all. The second queen bed was actually a futon. My son said it was comfortable.
The hotel has a new elevator and several luggage carts. Parking is tight when full. They allow one space per room. For now during Covid, they are only offering cleaning services if you are staying 5 days or more, but you can always call if something is needed. Fine by me- I usually do not need much when staying a few days.
Pool is on the small side with only 5 lounge chairs and one table with an umbrella.
They have a nice gazebo on the waterway. We sat out there with other families in our swim group for dinner at picnic tables. They used to have grills but they are gone now. You might want to use bug spray because I got eaten alive. You are on the marshy side of the sound.
They do not serve breakfast and there is no restaurant on the premises. But there are plenty of restaurants nearby.

The rooms looked newly renovated and were very clean and spacious. Hospitality was top notch. Richard at the front desk was super friendly and pointed us in the right direction for fishing. Would absolutely recommend for your next Atlantic Beach visit, and especially if you’re down for a fishing trip. Boat slips at the dock are easily accessible if you’re trailering a boat with you. It’s a short walk to the beach and there are plenty of restaurants nearby. I’ll definitely be back.

This is not a place you want to stay if you’re looking for something fancy or updated. It’s a very plain type of hotel apparently the rooms are all owned by independent people who use this company to rent them out. I heard several complaints from people at the front desk of things that were subpar in the room. Our room was very outdated there was paint peeling off the wall they were patch jobs of paint in the bathroom it was not an impressive room at all. But on that note The pool is not very big but it was very clean the common areas of this hotel were extremely clean and the staff was extremely friendly. They do not have a continental breakfast they charge you for your cereal and milk. I think it was like three dollars. On the outside they do have a pier with a pavilion that goes out onto the sound. If you are into fishing is Extremely fun and my kids spent 2 to 3 hours a night with me out on the pier fishing. The other guests I met we’re extremely friendly And at night it seemed everybody came out to hang out on the pier. But keep this in mind the pool only is open from 9 to 9 I do not understand why they do not have the pool open till at least 11 like every other place but for some reason they close the pool at nine and they will come out and throw you out.

Hello...my wife and I have stayed several times with no issues...there have been numerous upgrades at palm suites. New elevator, carpeting, etc. the biggest being air conditioning on the second floor, which is where we stay. Many owners of the rooms have done an amazing job renovating their rooms. Cleanliness/bugs have not been an issue.
Our kitchenettes include a mini-fridge, microwave and kitchen sink. -spc
Yes, every unit has a balcony. Also, Palm Suites is not pet friendly. However, individual unit owners are allowed to bring pets so there is no guarantee of no pet dander. -spc
