When you apply for visa (from U.K.) you just list the hotel name and address you are staying at, you need to go on direct Russian tourist application site, you don't need to pay for a hotel to confirm stay. (At least that was the case a couple of years ago).

All of them are in same vicinity but have different standards and prices with Beta being the cheapest and yes they have ACs and I am not sure about breakfast buffets. Do not trust the information on their website and their staff reply as things on the ground differ from the information on hotel website.
