This is a "business" hotel in Japan. Which means it typically caters to single Japanese business travelers who require minimal services and fuss. Rooms have perfectly adequate single beds, a desk, a small tv and a small bathroom. Rooms are clean, though sterile and well maintained as one would expect.
Check-in was quick, efficient and staff was nice.
The hotel's location is in the middle of town just off of one of the main covered pedestrian streets and near lots of restaurants and bars and probably a 10-15 minute walk to the train station and the same distance in the opposite direction to the very lovely Ritsurin Gardens. Across the street there is a small and lovely coffee shop which is cozy and serves excellent coffee. For those who like Indian food and want a break from Japanese fare, there are two Indian restaurants nearby, neither of which we got to try (when leaving the hotel, turn left and walk into the covered street and you should see it straight ahead).
Would happily stay here again given the convenience, price and cleanliness.

Stayed in this hotel with my friend for 3 nights.
Staff sspeaks limited English but very nice & friendly.
Room is small but larger than my expectation. Very clean & tidy. The only drawback is that you can hear the noise when people talking outside your room.
The location is excellent: airport bus stop, shops & restaurants are just 1 min walk from hotel. Everything is walking distance.
The room rate is much cheaper than other hotel in the same district, i will recommend this hotel if you are looking for something budget while with good quality.
We enjoyed the stay very much and would definitely come back again.

This hotel is centrally located, right next to a covered shopping district with restaurants, arcades, and right down the street from the upper-end shopping places. A few minutes walk to Takamatsu station, the port, and a short train ride away (Kawaramachi Station) from the castle. It's rather out of the way if you want to get to Ritsurinkouen, but that's nothing a hardy walker can't overcome. We made it back from the garden in about 20 minutes.
The staff is very nice and goes out of their way to help you - they let us store our luggage the day before check-in and helped us find good restaurants and made fine suggestions. The rooms were a bit all over the place. The seventh floor (where part of our party stayed) was great - big rooms (for a business hotel), decent shower cubicle and a really marvelous bed - quite large and comfy for a single traveler. I heard from other (Japanese) members of our group that other rooms on other floors were more cramped. If a Japanese tourist tells you a place is lacking in space, look out!
The stay was extremely cheap (about 3500 yen for one night) and we got a discount using a Shikoku tourist magazine (Shikoku Passport - very useful, look for it! Bright yellow cover this year.)
The hotel was only an average stay because the toilet was broken when I checked in, and since we were out all evening, I didn't find out until midnight! Yikes! And the street outside is incredibly noisy. This didn't bother the more sound sleepers in the group, but it kept me awake all night long. Too bad, because the bed was truly fantastic.
Otherwise, basic, affordable, and worth it. After all, you're only sleeping there, you're not planning a wedding.

On the grounds that you get what you pay for, this hotel is very good. It's very cheap, much cheaper than many similar hotels, and is in a good location. Only a couple of minutes walk from one of the main shopping and entertainments areas. About 8 minutes from Kotoden Kawaramachi Station and maybe a 15 minute stroll from the seafront / Sunport area. There's plenty to see and do in the immediate area and it's easy to get to the rest of the city from here. However, this is a typical Japanese "Business" Hotel, catering mostly to short-stay businessmen. Very little English is spoken but the staff are very friendly and will try to help you in any way they can. If you have even a little Japanese it will go a long way. There are both smoking and non-smoking rooms but I'm not sure if the non-smoking rooms are simply deodorized smoking rooms rather than dedicated non-smokers. The rooms are very small - even by Japanese standards, which could be a problem for a stay of more than 2 or 3 nights, but they are clean and perfectly serviceable. We stayed for 3 nights and it was a little cramped. If you have large luggage, I recommend you do what we did and send the bulk of it on to your next accommodation, taking only what you need for your stay here. Having said all this I would recommend this place .... it is very cheap and perfectly OK for a short stay. We will certainly consider going here again. If you really want space and luxury go elsewhere, but for a short visit and for people on a budget, this place is perfect.

Awful hotel, minute rooms, the major problem was the soil-pipe that connected the toilet to the waste. It was quite clearly leaking, and the room smelt of a mixture of sewerage and stale smoke. There were also loud announcements on the corridor tannoy system. The double bed was not big enough for two people. There was also mildew in the bathroom. We were due to stay two nights (paid up front), but we abandoned it after one night. We did try to explain the problem on our departure, but as the receptionist spoke no English, it was to no avail.
