Have just spent three nights at Victoria Apartments. The bedrooms are airy and clean the two bathrooms mean no fighting over showers and toilets the apartment is a wonderful retreat from the hustle and bustle of hawkers markets and activities. I will be back and would recommend these apartments to everyone.

I stayed here for two nights with a couple of friends visiting from the UK; as a budget plan it's great value for money and perfect if you're planning to be out and about exploring and adventuring. The Management were friendly, and efficient - and very responsive both during the booking process, and the stay.

The apartments have two bedrooms with ensuite bathrooms, a living room and a small kitchen, and a little verandah.

They are very comfortable and clean (serviced daily), and I'd definitely stay here again if I was travelling on a budget. The only downside was the noise from the bar over the road - which on the second night was quite loud. But some of this was drowned out by the white noise of the aircon and fan.

We booked the same unit on 2 occasions for 2 nights each - it was a 2 double Bedroom (huge comfy beds), both had shower & toilet en-suite, Self Catering, A/C which was ideal for us in Dec 2014 and again in Feb 2015 when our family visited from UK. Very clean and comfortable and reasonably priced. We were able to make use of the Protea Hotel's swimming pool area and restaurant which served delicious meals. All the staff were very professional, friendly and helpful. Being out and about for most of the day, it was perfect to come back and chill for the evening.

A party of seven of us shared two of these apartments for three nights prior to a family wedding in Livingstone. The apartments are set in blocks of two adjoining, set around a parking area and gardens. Each apartment has two bedrooms (a huge double bed and twin bedded room) each with en-suite shower room, as well as a good sized kitchen, living room, and store room, and one had an outside picnic bench. They are well spaced and private, very clean and very well located close to the town on the way to Victoria Falls. Guests can use the facilities at the Protea for a small fee (although the pool at the Protea was not too clean when we were there). The Protea restaurant was excellent and the staff at both the Victoria and the Protea were cheerful and helpful. When we arrived at the Victoria Apartments, I asked if the air-conditioned apartment and the non-airconditioned one we had booked could be close together so that we could be in contact more easily. I was informed that as they did not have an air-conditioned and a non-airconditioned apartment adjoining, they had the previous day installed two airconditioners into one apartment so that we could have what we had requested and be together! This had involved considerable work on their part, but worked perfectly for us, plus we were only charged for non-airconned rooms. During our time there I had to assemble and ice a four tier wedding cake for the wedding we were attending later in the week. The newly fitted kitchen was perfect for this and I was delighted to find a breakfast bar where I could sit and work with plenty of light and space (not everyone's requirement maybe, but you never know! It would be fine for self-catering if required, and we ). The Apartments are close to the main road and the railway line, but other than music from a club over the road on the Saturday evening (which stopped promptly at 11pm) we did not find this a problem. The area is secure, with fencing and gates which are closed at night. To access you have to come in through the Protea security gates and into the apartment complex, so we felt safe. We will certainly stay again on future visits to family in Zambia - excellent value for money. Would suggest that you would need a car to stay here, although the activity companies in Livingstone will collect and drop off if you book with them.

First time stay at Victoria Apartments and It will not be the last. Was pleasantly suprised at the location as well as the cleanliness. We were greeted by Mark (manager) and welcomed to Livingstone - The apartment we stayed in was a 2 bedroom which had a kitchen and living area. The train station is nearby and the sound of the horns in the morning is actually quite refreshing, not distrubing at all.
The apartments are situated on the same land as the protea which is approximately 8kms from the falls and 2kms from the town center. There are enough `supermarkets` to get supplies for your stay, we made the mistake of bringing food 500kms when we really didnt have to and ended up taking most of it back. Enjoy the `vic` apartments we did and will most definately be going back

We have stayed at Victoria apartments on 2 occasions. The rooms are large and clean, the double beds are huge. The kitchen is fully equipped for self catering. The great advantage over hotel rooms is the living room and kitchen which saves from living in a hotel room. The Protea hotel with its restaurant and swimming pool is 2 minutes walk away.
We had an issue with the front door being left open whilst cleaning was being done which let in quite a few mosquitoes, we spoke about this to reception and at our next visit, there were no mosquitoes and lots of spray available, it was nice to see that our comments had been acted on.
It is situated near the railway yards and we did hear some train horns but not enough to be annoying.

Our apartment had two bedrooms. One with a double bed and the other twin beds. Each self-contained. Air-conditioning in both bedrooms plus ceiling fans. Living room had a ceiling fan but no air-con. It was nice and homey, reasonably priced, and we could choose whether to eat out or prepare our own meals. They apartments share the entrance with Protea so security is sorted out. The place was very neat and we'll maintained both inside and out. Braai stands are available. There is a shopping centre not far from the apartments to get supplies, and a minimart at a gas station very close by for emergency purchases eg bread, insect repellant, bathroom, toothpaste etc....For the younger children there is a small playground with swings, slide, monkey bar , seesaw and a roundabout. The only issue I had was the noise coming from the cafe across the road at night. The rooms furthest from the road are better in terms of a little less noise. Otherwise a lovely place to stay.

We enjoyed our stay in Livingstone and the apartments was clean and well set out. The beds wete comfortable with nice crisp linen and lovely towels in the bathroom. However, there were no mosquito nets and the mosquitos were everywhere. The apartment was full of them every night. The staff were very kind in trying to alleviate the problem with insect spray but the mosquitos persisted. The pub across the road had very loud music every night until 4am. There was no complimentary coffee tea or sugar and we arrived at 5.30pm. Thankfully there was a petrol station next door with a shop ehere we could buy a few items and we are dinner at the Protea next door. Wouldn't stay again due to noise and mozzies.

The place is great. Very clean, friendly and helpful and very friendly management. It is self-catering but a bit poorly equipped. They have only the bare minimum. Not even a coffee machine. Noise from the main road is not too bad. But over the weekend the loud noise from the bar across the street becomes unbearable. all in all a nice place.

Tucked away at the end of a drive behind Protea Hotel are these wonderful self-catering bungalows. Very clean, spacious rooms and well equipped kitchen. Outside , there is a wide open space surrounded by the bungalows , safe for children to play .

"We stayed in room 1 and got a glimpse of our first train in Zambia! It was the furthest from the road and the noise of the train is really not an issue at all. Also it has AC which was useful not only to cool but to allow us to seal the windows and avoid mosquitoes."
