I really enjoyed our stay in one of the private condos. The chap that met us there was friendly and the price was good and fair for what we got. The place was tidy and clean, a little patchy with things like unmatched wallpaper and discoloured grouting but not anything that was going to worry me on a holiday with a mate. We used all the facilities at the main hotel including the rooftop pool everyday we were there and had a great time. The pool and surrounding areas were well maintained and kept clean. The staff were friendly and as helpful as they could be, more often than not they we leave us to ourselves, which was grand. I would stay again with friends but it's not the kind of place I would take my girlfriend to on a romantic get away. It's also a bit of a walk to get about, fine if you've got the time and energy but not for everyone. We found out way more walking around and talking to people than we did on any of the tours!

I did not have a good experience at The Kris Condotel. I never met Denis in person and don't know if he is aware of the dysfunction at the property. Cons: 1) I had to negotiate the deposit down to 10,000 baht from 15,000 baht. I've never paid a deposit in Thailand. My refund was about 6500 baht after being charged 3500 baht for water and electricity for one month! I was told the average was around 2000 baht to 2500 baht per month. 2) I was informed of the deposit AFTER I paid for through Airbnb. This is unacceptable. 3) Before making my reservation, I was told the Wi-Fi "should" work fine and if there was a problem I could talk to the manager about putting a router in the room. 4) I work using the internet. So, the Wi-Fi has to be efficient. If it is not, it will cost me time and money. The Wi-Fi was unacceptable. It continuously kept "knocking" me offline and when I did get reconnected it kept buffering for long periods of time. I've travelled through Thailand extensively and have never experienced it this poor. 5) I complained repeatedly to the front desk staff. They continued to make excuses and were absolutely complacent. I literally had to become uncomfortably demanding to get them to do anything. It's interesting how quickly the problems were "somewhat" resolved when they put forth a slight effort. 6) There was no hot water in the shower. Again, an experience I've never had in Thailand. 7) The bedding had an odor like body odor. Again, a unique experience. 8) I used the pool three times. On my third visit the water was green. That was my last. 9) The gym was a joke. About the size of a large closet. Unusable. 10) You can not walk to the beach unless you want it to take more than 30 minutes. I walk fast also! Pro's 1) I really do think Ms. Khun Keng, the manager, means well. It is apparent that there is something going on financially with the property and she has not been taught the management skills necessary for success. She did try to accommodate me with a refund through Airbnb but the process through this site and what was being lost in translation made it an infeasible option for me. It would be helpful if there was some decent visible contact information at the Airbnb website! I looked repeatedly! 2) The housekeeping staff was pleasant and cleaned the room on schedule. As far as the odor with the sheets, I can't blame them, I have to blame the management of the hotel. Most all my reviews have been perfect on this website. I'm not looking for perfection however, but I do expect hosts to be upfront about things and the staff to act like they care!

Let's start from the beginning.....this place could be awesome depending on what you are looking for. Unfortunately, it wasn't really what I was looking for. The high points are as follows...*close to the beach with out being on. Walk way to beach can be sketchy depending on the tide. *Clean with modernish appliances. *Provided towels, one role of toilet and one sponge for dishes. *Nice pools *Close to a lot of restaurants and shops Now let's talk about the low points.... *I had my "maid required sign up for the last three days and have received no service *There was no dish soap, extra toilet paper and the bed is ROCK hard (made my sciatic act up like crazy so if you share the same problem as I do, DO NOT book this place) * I had to pay for electricity which is absurd (that should be included in the booking price) *Back restaurant was under construction so if you are trying to sleep in, you can't. Would I stay here again, probably not but I'm not unhappy I stayed here. Now all these limitations may be because I rented through a third party, Rent a Villa Phuket but I will never know. The driver that they arranged for me was very prompt and nice so that was a plus. Again, not disappointed, just not elated.

our room was very bright and clean, everything you needed in the kitchen cupboards. Pool tiles were green, which made the water look green which was off-putting! lovely sunloungers round the pools, hardly ever anyone in the pools. Nothing happening in the hotel, new looking restaurant always seemed empty. Short walk to the south end of Bang Tao beach, where there are loads of restaurants and bars, and a couple of mini-marts. 20 minute walk to Hat Surin beach, which was beautiful, but not to our tastes, wall to wall sunloungers ten rows deep. I hadn't been to Bang Tao beach in 10 years, when only Laguna Phuket existed, now it is over developed, and over-run. Pity.

Spent two nights at the Kris Resort. It is aspiring to be a boutique designer hotel, and it's not. There are some nice cosmetic aspects, the bathroom was well appointed, the tv was huge, but the rest left a lot to be desired. Without detailing all the failings I will point out a few things. Service was mediocre although there were some friendly ladies working at reception. The restaurant was open, but the chef was not there, so... no meals! The bathrooms have windows in the doors, including the public restrooms. This is the first and only time I have seen this. The shower leaked water on the floor and the towel bar was in the shower behind the door, very awkward. There were many little things that didn't sit right, most of them could be addressed by attentive and caring management. Good luck.

We sincerely appreciate it and are commit to use your comment on our hotel development in the near future. I have to admit that our interior and exterior designs have so much room for improvements. Since we are in such a prime location ( only 3 minutes to beautiful Bangtao Beach). What left is just to design customer experiences and give them exciting stories to tell and brag to their friends and their families when they return. And that big gap of missing experience is our empty decoration, which I am happy to announce that we are working with interior designers and architectures on how to improve our appearance from the inside out! (this means fixing the leaking shower door as well). Regarding our staffs, we have hired new energized and motivated english-speaking receptionists to better serve you and recruiting more to support our busiest time of the year. Already stayed here twice and would stay again. Reasonable value, be it we had reduced rates booking through a booking website. Nice modern rooms, clean, good service and found the food to also be very nice.

We booked a standard room online judging from photos on the website and much to our disappointment the room was nothing like. Sheets were dirty, one of the pillowcases was torn and the headboard had indescribable stains! If you like your privacy in the bathroom or toilet then the standard is definitely not for you. There is a glass pane on the door so you can see right through someone doing their business in the toilet! There is a big glass window that separates the bathroom/toilet from the bedroom which has a broken Venetian blind! We went to reception to upgrade our room and were willing to pay more for it but instead the hotel decides to rip us off! There was no apology for the state of the standard room. Most hotels would at least apologise and upgrade you with minimum charge. The reception staff were not helpful. We asked for justification of extra charge for a villa from the manager or owner of the hotel but till our very last day, we still didn't get any. We had to approach the asst manager or reception staff for an update nearly everyday. Surely the onus is on the hotel to ensure that we were happy and at least try and sort the extra charges out. Really disappointed with the hotel. The villa is nice but not worth the price you pay for. Sadly to say, we will not recommend it to our friends or go back to the hotel. And definitely the hotel is not a 3 and half star rating!

Stayed with family in a Deluxe Studio Pool Access for 6000 Baht per night. Room was spacious with a double bed and a fold out sofa bed for the kids. Outside we had a small terrace with direct access to the pool. On the terrace a spiral staircase led up to the roof which was one common sun deck for all the rooms in our building. All in all pretty cool but all of it slightly worn, the pool felt a bit dirty, paint was peeling and so on. Bangtao beach is a short walk away and Surin beach a slightly longer walk. The included breakfast was decent but far from luxurious. Wifi cost extra but worked well.

Hard to fault for us and going back again in May 2012. We found the staff to be superb, very friendly and very helpful. Not really a kid friendly hotel due to location, but that's just fine by us. If you want the hubub and noise go to Patong but after spending many years in Phuket, we think Surin area is a great little spot and with a motor bike or car, easily acquired, the world is your oyster.

I was staying at the hotel for 10 days - 2nd year in the row I've done this. It sounds small, but the internet voucher was inadvertently thrown out by one of the cleaning staff - this is no problem on its own. I explained to the staff the situation but they refused to do anything about it. Further, my flight out of phuket was at 6pm at night and to extend my checkout anything past 2pm, they wanted to charge me. There was no manager on duty and staff were pretty useless. Maybe I'm asking too much, but when you're in a town with plenty of accommodation options and I had already stayed there once before, I would expect a bit more customer service. Won't stay here again - too many other choices in bangtao.
