Baan Bayan was originally built in the early 1900s. Facing Hua Hin’s white sandy beach, it has the undeniably superb location in one of the most sought after areas there. Baan Bayan forever catches the eyes of passersby with its hundred-year old frangipani tree, its spacious veranda together with its carved eaves and railings embracing the house. Originally a family’s summer retreat, Baan Bayan was one among many summer beach houses owned by Royal Highness Prince Devawongse Varopakarn. Built during the early period of construction of Hua Hin town and railway station, the house had been handed down to Princess Absornsamarn, consort of Royal Highness Chantaburi Naruenart, before being sold to Khun Prabha Chaiyawat on 1 April 1952. The house was then renamed Baan Bayan, as coined by Ya-Khob, the renowned Thai writer. In the past, Baan Bayan was regularly visited by Khun Prabha, her children and grandchildren and great grandchildren. Its charm and ambience render feelings of warmth and happiness in its simplest form. Not only does Baan Bayan hold its value as a rare architectural building, but it also reminds those very fond of the house of times passed and memories still cherished. Today, it is one of the rarest and finest examples of a golden teak Thai style bungalow house, lovingly restored to its former glory. Baan Bayan was awarded the prestigious Historical Architectural Conservation Award in 2005 by the Association of Siamese Architects (ASA) under the Royal Patronage. Guests staying at Baan Bayan can experience the glory of a bygone era, yet with all of today’s modern comforts and amenities. It is positioned as a small exclusive luxury beach hotel offering the charm of a traditional Thai aristocratic beach house. Baan Bayan will allow guests to sink back into a history rich with associations of the swinging, glorious 1920/30’s. We returned to Baan Bryan for our 9th visit as we really love this small hotel. The staff are lovely and very helpful, which is one of the reasons we return. It is very special to be given a warm welcome every time we return by staff we know and who remember us. We celebrate our wedding anniversary in February and the hotel gave us a beautiful flower arrangement and a bottle of wine. The food is great and this year the Valentine’s dinner on the beach was one of the best meals we have ever had in Thailand. The lights and candles which they took endless trouble in setting up made for a really magical evening. The bedroom is really comfortable and although the bathroom could do with upgrading everything works. The situation of the hotel, right on the lovely beach and far enough away from the town centre to be peaceful but only a short journey away is very good and the hotel runs a shuttle service into town every day. Every year we wonder about going somewhere else and every year we decide to stick with what we know we are going to really enjoy, so we have already booked for next year. We would much rather stay in a small individual hotel rather than in a large impersonal international brand hotel with hundreds of other people.

The main building of this hotel is a lovely old colonial building. It is in a prime location on the beachfront. Unfortunately, the beach is way too crowded and uncomfortable. However, the Baan Bayan has nice areas that you can sit out without having to go tot the beach. I would recommend that you stay in one of the rooms overlooking the beach as they have a large balcony /deck area where you can sit and relax during the day. The room is small but very comfortable. I was surprised at how bad the breakfast was. With such lovely fruits available in Thailand, you would think that there would be an abundance of fresh fruits for breakfast - not so. Hua Hin is not for everyone. Every conceivable space is filled with people, restaurants, massage parlours, shops, busy busy busy. Not a relaxing place but if you like being surrounded by people and cars - it;s the spot for you.

A great location beach front hotel in Hua Hin. We are the old fan of this hotels for many years, whenever we come to Hua Hin we always choose to stay at this hotel. The hotel is well equiped after the long close from the Covid 19 pandemic in Thailand. They never drop their standard of full services, every day good breakfast both International and Asian foods, clean bedroom with full toiletries including in room safety box, sandals for beach, free all daily mini bar. Near by is the supermarket and many restaurants as before. I, we love this hotel.

Sadly this hotel has been run down, they take 10 minutes to clean the room which was left thick with dust, they never mop the tiled/wooden floors. Very hazardous with steps everywhere and no hand rails. I use a napkin to open the fruit container as it’s covered in fingerprints. They told us they have no money to paint, repair beach chairs or crumbling steps, shame as it could be a little gem

Stayed in a two bedroomed suite in the old house. Beautifully restored in period style with an extensive verandah but shared with the other two apartments on the first floor. Unfortunately breakfast, while we were there, was served underneath on the ground floor and the sounds penetrate upstairs from before dawn. Although that is a good time to walk on the beach, which is only steps away.
Breakfast seemed a bit basic for a boutique hotel of this type and freshly made/ground coffee was charged extra. The only hotel on our trip to do so.
The restaurant where we ate in the evenings is beside the beach and the food is good(best Tom Kha Gai of our trip) and the service is helpful.
Although they have two small pools the largest is barely deep enough to swim in.
Reception could greet guests more enthusiastically. Whenever going in or out we might have been ghosts going past for the attention paid to us.

Big airy room with a comfortable bed. Old style buildings. Plenty of sun beds on beach or close to the small pool. The hotel as a whole is good but not exceptional. The only motivation for the high price is the beach side location and that’s very individual how you value that, specially a week with wind and big waves.

We have just stayed 9 nights here, it’s a wonderful place, I love the Thai feel & it not being high rise, the rooms are gorgeous we stayed in a garden room very spacious, breakfast was lovely with lots of choice. The location is the best right onto the fabulous beach with restaurants & shops nearby, we walked most nights along the beach to the town where there are loads of local restaurants. The people here are the best. Rides in a Tuk tuk are 100 Bhat. Plenty of staff in the hotel if anything is needed. The pool is very tranquil, there are only 22 rooms here. I was sad to leave.

A delightful beachfront property with big rooms at reasonable prices. A good breakfast is included (spread not as large as in some hotels but perfectly adequate). The restaurant for dinner is in tbe poolside bar, adequate space, with a good enough ra fe of options. The food was good, the staff cheerful and helpful. Location of the hotel very good: the best mall in Hua Hin is less than five minutes walk down the main road, while there's a convenie ce store even closer. Staff could arrange trnsport/drivers for our tourist needs (some of the thingsworth visiting are in Petchaburi, the next province up the coast), cost for these was very reasonable.

Baan Bayan in Hua Hin has a strategic location with the private beach, lots of restaurants and malls within walking distance. Ms Tukta made our stay very comfortable and she was also very accommodating with discounts and arranging transportation. We were a group of five friends who were very thankful for a wonderful relaxing holiday. Would like to strongly recommend the place. Thankyou Ms Tukta till we meet again in the near future! Please visit Monsoon Valley Vineyard and have lunch.... Simply lovely!

This may seem a silly question, but do the rooms have en suite toilet and shower? I'm concerned by the term "shared bathroom" in room descriptions, to me it means a separated toilet/shower facility used by different guests rather than one in the room.
Yes they do have spacious en-suite bathrooms with shower and toilets
There are two pools, one is shallow but deeper than a baby
Only registered guests are allowed to stay overnight and there will be an additional charge for an overnight stay at THB 1,200 inclusive of breakfast.
The breakfast at the hotel is buffet style and had many compliments from past visitors. There's adequate selection of both local and western dishes.
