I came on vacation with my three children for spring break. I have never experienced such a disaster in my life and I travel a lot. They will only warn you that there is noise at the accommodation, because a hotel is being built next door, which turned out to be negligible. We had accommodation in a large villa with its own pool on the first line by the sea. Dead ants, live ants, bugs, dirty toilets, hair under the sink, dirty windows, dust everywhere in the villa. Ants in the fridge. A million mosquitoes in the closets, in the bathroom, in the bedroom. Dirty shelves in the closet, dust everywhere. No shelves in the closets, only hanging space and 5 hangers. The kitchen is completely unfurnished, there is no dishwasher. Only plates, glasses, cutlery, 3 dull knives. Horribly ruined dishes. Dirty and stained all the carpets. The washing machine did not work. Our pool - mold and garbage everywhere, cigarette butts and plastic waste. Sitting by the pool all dirty and mouldy. Palm tree withered, broken. Mold also in the bathroom on the shower stalls. Tragedy, I have never experienced anything worse. You have nowhere to complain. No phone in the villa. So I just wrote non-stop messages via Wapp with the lady from the reception. I don't understand how this accommodation can have such a good rating. I have been going to Dubai for 8 years, 2 times a year, but I will NEVER come back here. The standard of accommodation and cleanliness is somewhere at the level of a 2-star guesthouse and not luxury accommodation.

إقامتي لم تكن مريحة لديهم حيث عند وصولي تبين أن المسبح الخارجي معطل و الإضاءة الخارجية في الفيلا لا تعمل حيث إننا لم نستمتع بالجلوس خارجا و الثلاجة معطله و المكيف في غرفتين معطلين و الإضاءة في احدى الغرف لا تعمل الإضاءة في بعض الحمامات لا تعمل و بعض الكراسي ليست بحالة جيدة ( مما أدى الى سقوط احد افراد العائلة) و تم إبلاغ طاقم الشركة لديهم عن الأعطال و تم إصلاح في اليوم التالي المسبح الخارجي الإضاءة الخارجية و الإضاءة في الغرفة فقط و قد وعدنا احد الموظفين بتعويض من قبل الشركة و تم التعويض و لكن بشروط تعجيزية و بملغ مضاعف

Thy kept asking me to cancel and look for another property!! Then my reservation got cancelled within any reason. They claimed that my card is invalid although it has more than the required amount. The team ( especially Mr. Fawaz ) was very disrespectful and not friendly. They cancelled my reservation on purpose.

It's was my first time booking an apartment in Dubai and sure not my last. The location of the apartment is amazing, you can find everything within a walking distance. Lubna from Fam Living was the best and helped us with everything we need!

Beautiful villa,located 10m from the beach, very kind stuff ( especially Katherine..nice and accomodating), very clean..great for family..direct access to a private beach! It is located in a quiet area, with a lot of privacy..the nearest supermarket is 100 m away ( 24h open).. We will come back soon..

We had to make a last minute booking with FAM Living due to a double booking on the AirBnb we had originally booked. The penthouse apartment in City Walk did not match the standards of the photos provided on the website. The outside area was a health and safety hazard (see photos) and the apartment was very tired looking and needed work completing to ensure it was of the standard advertised. There were doors missing, cables everywhere, a broken unusable football table, showers with no hot water. This was not a cheap option. We paid over £3000 for 5 nights. Once we complained about the standard of the apartment I had to battle with the manager to receive a refund (as I had booked a non-refundable rate). Had I known the standard of the apartment didn't match it's description I would not have booked this rate. After 2 days of arguing he agreed a refund but tried to charge us late checkout (although we had requested to check out in the morning when we were unhappy with the apartment) and also stated that the saturday rate was different to the weekly rate. In addition he then charged us £100 bank fees for the refund. We paid over £1000 for one night's stay in this dump. Would never book an apartment in Dubai again after this experience and would stick to hotels.

Amazing 4 bedroom/4 bathroom apartment with beautiful modern interiors and great location in the middle of city walk. The facilities in the apartment are great, comfortable beds, great spacious livin room, excellent kitchen equipment, toiletries and towels provided and changed once a week. There are beautiful balconies in the apartment, one in the living room and 2 of the bedrooms have balconies too which is great at this time of the year when the weather in Dubai is great. City Walk restaurants are around specifically the ones on Al Mustaqbal street you can walk to the restaurants. Eggspectation restaurant which has amazing breakfast is right next doors. There is a great beauty Salon right next doors called Bedashing and also an amazing coffee place right next to it which uses Seven Fortunes coffee beans which is one of my favorite beans personally.
I have stayed in Fam living in a similar apartment back in May 2018 and I was impressed and hence booked once again. I made the booking through Ahmad at that time and I contacted him once again for this booking. Ahmad is amazing and I am so happy with his professionalism and assistance at all times. Whenever I need any assistance he is available to help. I have also met Faisal this time who is the operations manager and Faisal has been great in providing all the assistance needed inside the apartment and has been available whenever needed.
Here are some small suggestions which would make the apartment just perfect: -Add shelves in the shower for keeping the body wash and shampoos and other stuff. -Make the shower curb length a bit more higher than the tile as sometimes water comes out. -There is a Bosch washing machine which is obviously an excellent washing machine and clothes comes out not too wet but there is no dryer, it would be great if there is a dryer in the apartment.

We booked a two bedroom apartment (3402) at Sham 1 with FÄM living. It resulted to be a very bad decision. The property itself was very poorly maintained: the apartment was pretty old, scratches and stains everywhere (even on the curtains and blankets!!!), air conditioning system was very noisy, bathtubs dirty, kitchen had very limited items (no pots for cooking!!! No table cloth, no place mat, not even a kitchen towel!!!), basically it was impossible to cook there, everything was covered of limescale and rust scale. There were no beach towels and just one standard towel and one very small towel for each person for ten days! Just two keys for 4 people and on top of that card to access the gym did not work allegedly because the owner of the apartment did not pay the relevant fee!!! Notwithstanding the above FÄM living did not move a hand to solve the issues we had. They simply did not care notwithstanding the extremely huge amount of money we paid (about euro 5,000 for ten days). Last but not least they stole our money. They completely invented that there was a soap dispenser when we arrived and that it was missing at the end of our stay. Notwithstanding they were not in the position to prove their crazy statement (there was no list of items present in the apartment) they charged our credit card with no authorization. We called them many times clarifying that they were not allowed to do so but they did anyway. We will of course report them to the authorities but in the meantime our money is gone. Stay away from apartment 3402 at Sham 1 and from FÄM living. There is plenty of better places in Dubai. I wish I had knew before.

For the first time I rent an apartment and I have chosen Fam living for the location. Since day one I had so many doubts as they are not professional at all no contact number, everytime someone else send me a msg through what's app from the same company, one following on my reservation and didn't replay me until I sent an email. The other day someone send me through what's app asking for my card details as they are part of the team! Why don't u send an email? Or anything official! Anyways I checked in with my family a guy called Muhammed Ali was there gave me his number and sent me what's app with some details the hygiene was not really great so many dust and dirt especially in the carpets windows and sofas .. I was about to leave the automatic door got stuck and I stayed in with my family and a baby under one year old for 3 hours Muhamed Ali was busy with another guest and hanging the line on my face and not answering me Thank you dubai police as they came 5 mins after calling them with rescue team and ambulance they had to break the door cuz fam living team didn't help and couldn't do anything. Finally 4 pm we left after 4 hours useless support from their team. No health and safety which is reduculas imagine something really bad happened while the door was stuck

Shakespeare food is lovely with plenty of choice great menu . Visited the City Walk restaurant which was s much better setting than than the Dubai Mall restaurant which was more of a coffee shop than a restaurant . The staff are very attentive and accommodating with great knowledge of the dishes available. Will definitely visit next time we are in Dubai
