We arrived in Mandalay for our first day in Myanmar. The hotel is pretty well located and it's very near and easy to rent a motorcycle or a bike around. Although we arrived early in the morning we could check-in, our room was available. The staff is friendly. The room is ok for the price, we had a confortable double bed (most of the time very scarce to find in Myanmar), with roughly 25 sqm and a small terrace. The bathroom is basic but clean and we had hot water after a few minutes waiting. The beakfast is not a buffet but it is ok and solid.
We stayed one night in this hotel which I recommend if you don't wait for a high standing hotel. It's basic confort and the price is ok.
Generally hotel prices in Myanmar big cities are quite high and already much more expensive than Thaïland or Philippines for less confort.

I stayed here 5 nights in all. First night I had a single room with fan which was OK for 1 night, bathroom/shower was upstairs which was a bit of a pain. The other nights I had double room with A/C for $7 which was good value. It is best to look at several rooms if you can, often fully booked thougth. The rooms are OK but some things don't work like ceiling fan or lights and Ac is either on or off no adjustment possible, I switched it off when I went to bed anyway, the power stayed all the time I was there. The best thing about the Royal was the girls on reception were lovely and we had a good laugh at times. One of the better places I stayed at in Myanmar.

I can never be bothered to write reviews but in this case I feel really compelled to do so. I stayed here, just for a couple of nights to have a base to visit amarapurra and saigang.
the room was fine for what i paid, a bit more expensive than other towns though. showers were suffice, but i would splurge and pay the extra for air con as its stinking hot, and with a fan, i couldn't sleep. breakfast was ok, not great but same standard toast, coffee/tea and eggs.

what really got to me was the staff - they honestly can't be bothered with you. half the time they're doing something else on their computer having a half bothered conversation with you, and then all the info they give you is wrong anyway. i was told of a boat leaving on a sunday, after arriving there friday, and this was confirmed by two different staff members, then the night before i was going to pay and ask them for help with transportation to the ferry wharf and they were like, oh didnt you know, there's no boat? similar stories from other people staying at the same time regarding buses that weren't leaving, due to the water festival, when there really were. there were multiple examples of this.

what also really peeved me off was that right outside the hotel, i was harassed by two local men, groped and then threatened when I reacted in outrage; obviously due to being harrassed and groped in public by drunken idiots. the staff (note, multiple staff members) were watching out through the window the whole time and did absolutely nothing. it was somehow acceptable that because of the water festival such lewd behaviour was considered ok, despite me being a guest at their hotel.

would i go back? hell no. would i recommend this place? hell no.
i've travelled to a lot of countries and even in unsafe countries i have always felt fairly secure at the site of the hotel, and in a country as safe as myanmar, this is the most i have felt threatened as i didn't feel like I had the protection from anyone.

definitely better places to stay around the corner.

We arrived early morning with the bus, they told us when we reserved that the room will be ready which was not, we had to sleep in the lobby. It happened no problem then they didnt have the room that we wanted, they gave us a wrong price on the phone. Finally we ended up in a room that was dark but more disgusting full of BED BUGS and the worst of it: when we told them they didnt really care !!!! We will definitely not recommend this hôtel, the staff is not even friendly or helpful.

I would like to write one episode I was impressed.
When I went to common bathroom in the hotel around 10 p.m.on one evening.I found footprints on the floor.
After I went to there again around 5 a.m.Foodprints disapeared.What happened?
I asked a hotel staff what he did at night.He told me they checked all public space all day long to keep them clean.
I felt I stayed superier hotel.
I appreciate their effort very much.

For 22$ we had a double bright room with a rudimentary bathroom but clean.
A very good price quality ratio for this guesthouse where we feel a little bit like home.

Found this in my guidebook, so went.
Nothing expected, so it turned out to be OK.

With price range of USD15 to 20 and shared bathroom, what matters is the cleanliness of toilets and showers, but these were not a problem at all.

Room was a bit small, but you only get back for a rest at night, so no problem.

As I was taking a boat early next day, no time for breakfast so cannot comment.

If I was asked whether I would stay again when visiting Mandalay on a shoestring budget, I might look around, but I wouldn't say no.

Mosquitoes are around, so make sure to ask for a mosquito coil before going to bed. They were very helpful about this, and I appreciate this a lot.

Hostel staff were great. Let us in at 4:00am and let us sleep on couch till morning. Always friendly. Room was average and shower etc was the same. Compared to other hostels we have stayed in Myanmar this place was more expensive and not as nice. Better value place two blocks up on 81st. Dona ancient city tour with moto guys right across the road they are excellent. Did full did full day foe $12pp got to see so much and has great time. (they will call out to you when you leave hostel)

arrive mandalay around 5am by nightbus, take a 4000K taxi to the guesthouse. i didn't think too much and enter this guesthouse. 17 USD for a night of single room. the A/C is ok, but the hotwater is not working. do not expect anything from a friendly common room or decoration. No WIFI available is sure one of the drawback, (saw some of the guesthouse or hotel already offer room free wifi.) make sure you have look at the room before you decide to stay here.

staff are friendly, can help you to arrange all transport and activities. one of the highlight is, if you booked a nightbus ticket from them, after you have enjoy the day trip, you can use their shower room before you get on the bus.

highly not recommend to arrive at midnight or very early morning.
