If you are thinking of going to Dubrovnik book this place . It’s amazing . !!! An excellent clean apartment with a fabulous view of the sea, the island of lokrum and the Old Town. Everything is in the palm of your hand. 10 min walk to the old town and the beach. The hosts are so so nice and thoughtful leaving snacks and wine and even made me a lovely risotto . We are very grateful to the hosts for a warm welcome and a wonderful apartment !!

This place is magical. A short 10 min walk to the old town, overlooking the sea. Downtown is overcrowded with tourists, this is the perfect escape, but close enough. There is also a beach right down the road. The apartment has everything you could ask for. The owners were so friendly and accommodating. It was sad to leave this place. They greet you with a bottle of wine and grapes, and were helpful with every question. I highly recommend. I will recommend this place to anyone looking for an authentic Croatian experience.

Sipa apartments was in a great location. Minutes to the market, beach, Old Town and restaurants.
Owner is very accommodating and welcoming. Clean apartment with two bedrooms, two bathrooms, two balconies and amazing views.
Tips for Dubrovnik - lots of somewhat steep and uneven stairs, and sometimes no sidewalks - streets (ulica) are walkways and can be dark at night - taxis/Uber are available but choosey when the fair is short. Good idea to spend extra and order transfer. Maro was fantastic. - markets can say open but can be closed - Definitely try traditional :meat under the bell". We had lamb and it was great. - we spent three days and found that enough without excursions -cable car was worth $27 Euro for both ways. There is a cheaper option if you want to walk down.

Apartment B (Comfort Two Bedroom Apartment with Balcony and Sea View). Views were excellent. One sunny balcony for main bedroom and living space looking over Lokrum and Old City. One larger more private shaded balcony off twin bedroom looking over Lokrum. Rooms were comfortable and of a good size. Bottle of wine left in room. Large fridge, with small freezer compartment. Enough kitchen ware for light meals. Kettle, microwave, oven and 2 electric plates. Pump soap, bar soap and washing up liquid all there. Good toilet paper. Quiet area. 15 minute gentle walk uphill from Old City- don't do the steps there were 150 up! Plenty of taxis- 15e up from town. Small supermarket 5 minutes walk. Managers/owners available on site. External soundproofing excellent. Transfer from and to airport through Directbooker (the agents) were efficient and cost effective. Very poor soundproofing from apartment above us. Really noisy couple shouting till midnight and starting again at 05.30. Water downpipe noise as above. My ear plugs weren't adequate, but yours might be. With quieter people above us, score would have been higher. Note 20 steps down to apartment, but Dubrovnik isn't a place to visit with any kind of mobility problem or fitness issues as there are steps everywhere. Photos are view from balconies

We could not of asked for better hosts, very much wanting to please. Apartment very clean, towels and bedding changed often. We were in ground floor apartment which restricted views but very private. You need to be fit to stay here due to lots of steps to street level but you also need to be very fit to stay in dubrovnik due to the steepness of the old town. We walked down and got taxi back.

Special place. Basic but comfortable and lovely view. Wonderful, generous host who went out of their way to help us with early check in and late check out. Gave as a lovely pot of hot coffee on arrival. Highly recommend.

we stayed for 7 nights at the above and can honestly say it was fantastic. after a 9 hour delay (the day after we got married so not a good start to married life), we were met but the owner.-what a great guy- and all the comforts we could expect and more. from billions of clean towels to a washing machine and camping equipment the list was endless!!! there are 3 apts available for rent, we had apt A which sleeps 4 ppl. it consists of 2 bedrooms, a large lounge/diner, kitchen, 2 bathrooms and 2 balconies. the best thing were the views- outside the main bedroom and living room looked out on over the owners fruit garden to the islands. because Dubrovnik is so built into the hills the views are spectacular- we could see the whole of the old town. well worth a stay for comfortable very private accommodation.
its a 10 min walk to the old town.. I’m afraid there is one drawback. to get the good views you are fairly high up.. sadly if you want to go to the beach.. you have to go down about 100 steps.. as we all know what goes down must come up again.
top tip also- you can just walk into the hotel excelsior (below the sipa apts) and just use their private beach-bonus!

I stayed at the Sipa Apartments with some friends for 5 nights in July. We stayed in apartment B. We were also met at the apartment by the owner who "checked us in" and left us with our sets of keys. The apartment is in a great location - the views are amazing. To the right is a postcard perfect view of the Old City and straight ahead was the Adriatic and the island Lokrum. Each morning you could see how many cruise ships were in town for the day (the fewer the better!)
The previous reviewer was right on about the stairs. We headed down to the Excelsior's beach and on the way down were already dreading the climb back up! But it sure was worth it. In 5 short minutes we were at the beach.
It's about a 10 minute walk to the Old City and that walk is down a big hill (& up the hill on the way back) so you don't have to worry about stairs there.
As for the apartment itself, there are two bedrooms - one with a queen bed, the other with two singles - and there's a nice sun deck off the bedrooms and well as another patio overlooking the sea & with a view to the Old City. It also had 2 bathrooms which was a plus.
We didn't use the washer or most of the kitchen appliances but they seemed in good working order.
We couldn't be happier with our choice of the Sipa Apartments and would highly suggest it to anyone staying in Dubrovnik.

We stayed in apartment C, which is the smallest of the 3 apartments. It still had a large bedroom and a living dining area that was more than adequate. The terrace outside is about 10 metres long and is about 1.5 metres wide, with access to the gardens at the front and side. Our views of the old town were somewhat blocked by the olive tree and other apartments, but we had a perfect view of Lokram and all the boats, big and small, which sailed past every moment of everyday.
On arrival, we were met by Bozo, the Technical Director, he is a character. He was a Civil Engineer and was in charge of rebuilding the city and surroundings after both the earthquake of 1979 and the war of 1991-1995. He edited a highly technical book about the renovation of the city. His son, Stijepo, is the Commercial Director and you will probably deal with him when you are booking.
Dubrovnik is glorious, it was 25 years since we had visited and we were also there shortly after the 1979 earthquake and I was surprised when Bozo showed me the damage it had caused. The walk from the apartments is exhilarating, the old city is in view all the way; the hills of Lapad and Babin Kuk are also clearly visible. The ominous presence of Mount Srd, looms over the city. The cable car, we had ridden to the mountain top in 1982, is no longer operational. It is had to come to terms with the fact that within a decade of our previous visit, the citizens if Dubrovnik were being shelled from there.
To get to the city you go down steps or you walk along the road and then you go down steps. No matter, it gives you an appetite. We usually went down the first set of steps; there are only about 160 of them. They bring you out across from Grand Villa Argentina. There are further steps down to the Excelsior, but there are over 190 of them. In evenings, we continued down the hill taking the sweeping, more gently sloping steps, which brought us out just along from Ploce gates.
Walking through the gates takes you into scenes of wonder and beauty, totally at odds with its recent past. The walls soar above you as you wind down past the old port and into the Stradun with its lofty Bell Tower. As you look along the Stradun, towards Pile gates, Sponza Palace is on your right. It is imperative that you visit the Memorial Room for the Dubrovnik Defenders. This was one of the most humbling experiences of my life; it is heartrending to think that such atrocities can be carried out in modern day Europe.
Enjoy Dubrovnik, we certainly did. We loved the pride of the Croats; their city is immaculate and they are genuinely happy to help you. Jump on the local buses; we visited Babin Kuk, but it was shut and our old hotel, from 1979, in Lapad, is sadly no longer there. Talk to the locals; they all speak English, but the odd hvala and dobro jutro goes down a treat.
We tried many excellent restaurants at night, our favourites were Hotel Orhan and Café Rosarj
We had glorious weather while were there, we walked the walls, drank and ate in the bars and restaurants, sailed around Lokram and sat in Buza bar, but our highlight was often sitting in our secluded terrace with a pivo and a kruskovac, in late afternoon, watching the world drift by peacefully.

It is a misrepresentation to say that this apartment is 10-15 minutes away from old town; it is actually 20 minutes away (per google maps) and ends up being more like 25 minutes as there are about 150 steps. This needs to be advertised correctly as otherwise it is very hard to utilize this apartment especially on a hot day. the furniture in the apartment needs some upgrading- the red couch is about 20 years old and had old smell. staying in these apartments was my least favorite experience of my croatia trip.

Usually Sipa apartments do not answer to guest reviews, but we are following them, and doing our best to improve service and comfort in the interest of our guests. Result is seen in last ten reviews, except this last one we are responding to. Regarding steps I will be short: there are no steps if one goes straight from Sipa apartments to north Old Town gate (and same distance, 10 - 15 min walk). Sipa apartments are located in distance of 950 meters from the east Old town gate, and in second row of houses from the sea, among six. For normal walk it is for sure less than 20 minutes. Sipa apartments started in 2001., so it is running for 15 years. Furniture was restored and all furnishing fabrics has been changed three years ago. We were obliged to refute our anonymus guest's facts, rest is seen through Trip advisor and Booking.com reviews.
