The good: it's clean, service is friendly, a nice breakfast is included, the place is very charming and the location can not be beaten. Bathrooms are pretty nice, there's plenty of hot water and the water pressure is steady.
The bad: the rooms are very dark and the only (small) windows point to the hallways or other public areas. There is no A/C. Sound carries through the hotel so that every little noise will be heard by other occupants through closed doors and windows. TV is all in Spanish, WiFi on the TV is incredibly weak and will not buffer any programming. The furnishings are very outdated.
Conclusion: for c. 90 USD per night you can do better.

We enjoyed our 5 night stay. The courtyards are beautiful. We looked forward to the included breakfast each morning, the setting is gorgeous and the waiter was kind and attentive. The room was comfortable and clean yet a bit quirky. But, we liked it! The housekeeper was lovely and helpful. The front desk guy…. just not very personable. Luckily, we didn’t have to rely on him for anything. This hotel was very nice and has the potential to be something really special. We would return if back in Antigua.

I stayed here with a mission team. We were doing work in the Parramos area. After a long day of hard work it was awesome to come back to this lovely boutique hotel. The service received was amazing. I wish I had asked the names of those who worked here as they deserve mention. The only one I do know was Francesco, who was the main server in the dining room for the group. What a lovely human being! He made a point to remember all our names and greeted us warmly every morning.
The hotel itself was so inviting. I loved the small feel of it, the relaxing courtyard, the calm trickle of the fountain, the beautiful plants that surround both courtyards. Tastefully appointed rooms. Modern bathrooms. Gorgeous wooden doors to the rooms. Just the whole vibe of the place I enjoyed. It was conveniently located within walking distance to markets, restaurants, churches, town squares etc. There is a department store nearby so if you forget any toiletry essentials you can find it there. The store also has groceries if needed. We called it mini Walmart. There were plenty of linens including face clothes (which don’t seem to be common). The bathroom has bath gel and shampoo. The usual small format. No hair dryer, so if you need one bring it. I stayed in a room that had an upstairs. The only negative was there was no window upstairs, so it was quite stuffy up there. I asked and was provided with a floor fan. A ceiling fan might be a useful recommendation for the hotel. Our meals were good but we were on a limited menu given the size of the group. Always served with a smile. Delicious fresh, hot coffee every morning to get you going. I would stay here again, no problem.

I don’t even know where to start. First the communication was very bad before I arrived. They wanted to charge me $50 for the shuttle to the airport, which I got for $17 somewhere else. Upon arrival after 2pm, they kept me waiting for a room! I was sent a message that check in was at 12. The front desk is almost non existent! A guy shows up there on occasion and the rest of the day, there are some random people by the gate. No help with anything! No food at the restaurant after I returned from trips. No working phone in my room. The room was not cleaned well. The walk are so thin that you can hear peoples conversation next door, as they were taking to you. I did not get a room change upon request.
Mire- I booked the hotel for $478 for 4 nights, which was too high for this hotel and service, and they charged me $498 without any explanation. No papers given to show me charges! I just checked my bank account. Oh… they charged my $2 for extra slice of cheese or the breakfast. Breakfast is included in the price. I did not feel welcomed in this hotel. I would recommend this hotel to any of my friends nor would want to return to this location

This hotel was very noisy each of the three nights I was there. Twice the loud music ended by 9 or 10, the third time well into midnight.
The room had no AC or heat.
The door lock jammed repeatedly; its a nightmare to be stuck in a room during a fire with no escape; the hotel style was built with bars on all windows so if one can't get out of the door promptly it could be fatal.

I don't recommend staying in this hotel - there are much better 4 star options in Antigua. The location is great but whilst there the terrace and restaurant were closed and there was a huge amount of remodelling and construction going on. We booked an area in the restaurant for a meeting but they moved it to the garden where there was a huge amount of noise. We had to go elsewhere. No notice was given to us. Terrible service from administration.

Good place and very convenient, it is close to everything in Antigua and their food is also really good. We enjoyed our stay at this place. The staff is very friendly. The price is fair for the rooms just the internet is not as fast if you need to use it.

This boutique hotel is absolutely beautiful. The grounds are lush and very well maintained. The rooms were very clean, comfortable and beautifully decorated. The staff is very friendly and very attentive. The food was delicious and breakfast is complimentary. The hotel is in walking distance to the local restaurants, The Santa Catalina Arch, markets, coffee shops, plaza Central Park and much more. We went to Antigua Brewing Company a few times. It has multiple levels and a spectacular of volcanos. We also took a tour to The Pacaya Volcano, it was amazing. I highly recommend staying at this hotel.

Nice. But room was dark (colonial style). We needed a shower. Not a Tub. Not geared towards seniors. When we arrived, there was no receptionist available. A waiter helped us. He was the best worker they had! Always with a smile. He truly understands what customer service is. The food was ok. They need to upgrade the menu and the lighting in the rooms. How about access for disabled persons?. Needs better management.

We had two rooms; the first was incredibly dark with steep stairs to the bed area. No wardrobe, no window, no aircon, no fridge, no hairdryer etc etc. the second was an improvement; brighter but straight onto the street and very very noisy. Basic breakfast. No frills. Clean

Estimado Sr. Alberto.
No contamos con parqueo propio, tenemos un convenio con un parque que se encuentra a unas cuadras del hotel, el cual nos ha otorgado una tarifa especial para todos los huéspedes de Los Olivos, podemos apoyarle a parquear su carro con gusto.
