Okay, seriously the Veranda / Chapman / Arbor House Collection is promoted as a Boutique Hotel and it is NOT. It is an old B & B with little space; a lack of adequate hot water for all guests & other amenities yet the charge is what one would expect of an upscale boutique hotel. Breakfast was good; grounds lovely but rooms are below average for price. We tried to move to larger room because original room booked a year out had no closet or space to unpack clothes & 1/2 bath for $500 one night but we had to repack and move back to original room because alarm was going off in second house and staff could not figure out how to shut off? Floor lamp didnt work so we couldnt see what was in our luggage and husband kept hitting head on sloped ceiling (he is 5’10”). The service and staff were somewhat accommodating - they carried our luggage each room move, however, lamp was removed from our room and never returned with a 3 night stay; we requested a taxi to shuttle us and our luggage to the ferry that never arrived - the taxi company said they had no record of a call and we scrambled to get to the ferry on time. Our friends room wasn’t available first night; toilet plugged on their arrival and no hot water until the second day. Good grief; it was not the relaxing stay we anticipated. This was our first NE destination & we were so excited; but we were really disappointed at the rate versus value for our stay - we travel frequently and are all easy-going. To say it was overpriced is an understatement. We would not recommend this establishment; it was not comparable to any other place we had the pleasure of visiting while on this trip - 5 other locations were all above our expectations. Would recommend The Lark establishment also in Nantucket based on our experience in Newport, RI. Best wishes for a memorable trip...

Response from Carl C, General Manager at The Chapman House

We are sorry to hear that you did not enjoy the relaxing stay that you anticipated. You are correct in stating that The Chapman House is a B&B; we have three properties, including a boutique hotel, a cottage and a B&B - as clearly stated on our website. We invite you and others to reach out in advance; we would be delighted to work with you in selecting the style of experience that best suits your expectations. Sincerely, Carl

We were there in off season so the dining area in our building was closed...walk in the rain to the main house for breakfast, yikes! They did have a coffee area in the same building area and nice sitting areas. Our room was extremely tight and the bathroom bizarre. I spoke with management about it's low quality of a commode room but honestly there's not too much they can do about space. Be aware the pictures of the room show the nice bed not the ridiculously teeny bathroom (it is hard to fit on the toilet). So choose your room with good information. That said, the breakfast was multi-course and well done. Newspapers out early near a fireplace and wine complimentary in the afternoon. We liked that it was walking distance to the activities and restaurants but there is no off street parking if you rent a car. They give you a permit and you find a spot on the street...good luck. We enjoyed the hospitality but I would not select the same room.

Response from TheVerandaHouse, General Manager at The Chapman House

Yes, bathrooms are small at The Chapman House - which is too often the case when the loo is carved out of an existing room when transforming a private home into B&B. However, we are glad that you enjoyed the breakfast and amenities that we have to offer. Next visit, be sure to choose Room 37 for a spacious bath setting.

We stayed at The Chapman House for 2 nights after the Columbus Day weekend. Great location - we walked, with our bags, from the ferry dock and were very close to the shops and restaurants. We arrived early but our queen room was ready and we checked in around 1:00 PM. Each day, we enjoyed the home made chocolate chip cookies that were available late in the afternoon, as well as the complimentary wine pour next door at the Veranda House (same owners) before we headed out for dinner. Continental breakfast each day was quite nice, including fresh blueberry muffins. Overall, a great experience and we would definitely return!

This b&b is great. The rooms are on the small size, but everything else is great! Perfect location, quiet but close to town. Great breakfast and warm cookies in the afternoon! Helpful staff! Great furnishings and vibe!

We were in Nantucket for just one night. Rented a Mini Cooper convertible and cruised around the island with the top down-perfect temps. Our stay at Veranda House was nice. We liked the outdoor lounge area and wine in the afternoon. Room was a compact Queen and was tight but as expected. Breakfast was a minimal cold buffet of bagels, fruit and muffins. But that is Nantucket for you- some BS law limits B&B breakfasts.

Nantucket is, of course, ridiculously expensive. That said, we had a lovely stay at the Chapman House. The building is well maintained and historical. Angie is a kind and welcoming presence. The rooms are remarkably quiet, due no doubt to the solid construction during the 1800s. The decor is fresh, although the bathrooms are in need of remodeling that is more high end than what has been done. All in all, a charming place to stay near town.

Great location. Easy walking to restaurants, bike shops, museums, and shopping. Room was very clean and comfortable but bathroom was very small. I expect that in a B&B. It was not a deal breaker but a consideration if you are a person that needs to have a lot of makeup etc. The staff was very friendly. Most important the place and room was very clean.

My husband is 6'4" - the staircases and small bathroom and shower stall were a challenge. There was no where to lay out brushes or a makeup bag while getting ready. We like protein at breakfast - they should offer a credit if the carb only breakfast doesn't work for you.

My daughter and I just stayed in the Chapman House last week. The Chapman and Veranda House are charming boutique hotels located in Nantucket with charming offerings! It is a very close walk to all of the major streets in town and the morning continental breakfast is delicious. However, what I most liked about our stay was the Manager and host, Carl. He is mostly present in The Veranda House; however, he can assist you if you end up staying in their sister property, located next door at the Veranda House. It was wonderful sitting out on the Veranda watching the birds and relaxing. The staff are courteous and they will do whatever it is or any special requests to make your stay memorable. My college aged daughter, said that it was a wonderfully relaxing visit in their hotel and preferred to stay there and rest in her lounging robe, while I shopped in town!

This was my first trip to Nantucket. The staff at Chapman House, especially Angie, was very helpful and accommodating. A delightful property only a few steps away from the "downtown" attractions. FYI- there was a LOT of vehicle traffic in August, much more than we expected. Be prepared!
