KAIA focuses on the small, but important, details of lodging to provide a comfortable, relaxing, and cultural experience in Quito's historic neighborhood of La Floresta. Excellent hospitality from a wonderful staff especially from the front desk receptionist Elisa. The rooms were clean and modern. Nicely situated in La Floresta close to restaurants and shopping. This truly is a fantastic hotel with super comfy beds and delicious coffee to get your day started. I highly recommend the walking tour of La Floresta to see all of the beautiful art.

A small boutique hotel in a nice area of upmarket Floresta. Very close to nice restaurants and bars preferred by locals and with excellent and most courteous and helpful staff. The room was large and modern and the owner was most accommodating in arranging our traveling needs within Ecuador.

There are about 12 rooms in the hotel and the majority of my trip the rooms were filled with my family. Service was excellent although the hotel could be loud at night. Safe drinking water was provided and the food on the room service menu and breakfast was excellent. The front desk staff were helpful with scheduling tours and recommending restaurants and very accommodating with out large group.

With no expectations came great satisfaction. I, a USA traveler in a foreign country felt safe and catered to. If we had concerns the staff, mostly younger, were all willing to contribute to a smooth stay. Food every morning was brought in from a cafe down the street that was delicious! The water and the fruit were yummy and safe to eat/drink. It is a fun-loving, family style place to stay. The exterior door is always open allowing views of Andes (as well as dirt) to come in, So expect the floors to have a bit of dust. Additionally the lobby areas can get loud as there is no acoustic softness with blankets or tapestries and the common areas echo. The rooms could use a mirror (other than the bathroom) and the bathroom fan was loud. Beds very comfortable! Pro: Good beds, service, food, location. Con: Poor ventilation, dirty floors, Loud. (Cool other): Design, Every room is different!
