Despite the great location, if you can tolerate the swarms of mosquitoes coming from the exposed water tanks; the unclean rooms and old beds..... you would have to draw the line at the dried excrement sprayed up the bathroom walls. I doubt whether this place has been cleaned since independence from the British.
Great location, opposite the Sule Pagoda. Lovely views of the Pagoda from the communal area. Rooms are basic but mostly clean, and with aircon. Good value for money. Breakfast is included but simple (bread and coffee).
My friend and me stayed twice in the Garden Guest House (after arrival and before departing Myanmar) because it is very good value for money. We paid 18 USD for a double or 10 USD each for 2 single rooms including AC, private bathroom and breakfast in the heart of Yangon! It's not possible to find anything near as cheap as this hotel. So of course we were not expecting a 3-star hotel. Our rooms were pretty clean (no smell or dirt or dust), the bathrooms had minor issues (for ex. no shower head in one or an interesting construction of a flush) and the AC worked very well. We liked our room with no outside window, it enables to sleep in a bit - in most guest houses we were woken up by daylight from 5-6am onwards, as the curtains don't really keep the light out. The breakfast was really basic, I don't eat the bread so I just had the tea/coffee. Regarding the little price we paid at this prime location, it wasn't any issue for us, we just ate outside. The only indeed smelly thing was the blanket - I put it aside and used my own. So overall it was a good stay at a super convenient location (bus to/from airport and local bus station stop 2 min walk away) and great price! It was among the cheapest places we found in Myanmar with AC and private bathroom. Often we paid the same or more and just had either or...…
-the staff was unfriendly from the beginning -the only thing that is clean is at least the bed -dead rat in the staircase, little worms in the bathroom, a lot ants in the room -for breakfast just untoasted toast jam and 1 coffeemix -ac is not working -just cold shower
Pros: the location, wonderful view of Sule Pagoda from the restaurant, the price (13 usd 1 single), the room (511) had an ensuite bathroom, a window, good size, there was even a small table. Personnel was nice and ok, super friendly the girl (in the morning), and the man (in the night) at the entrance (the reception is at the 2nd floor). Loads of place to eat in the surroundings, Aung San Market only a few blocks away. Cons: dirty!! The aircon was old and noisy, but I know it's not the Hilton, and for the price I cannot expect a new and silent system. There was not hot water, and for this I do not complain. The breakfast was so and so, and again for this I do not complain, but I think they really should do better with cleaning. Bad smell in the room, and in the stairs too. The blanket was really filthy, with yellow stains, and horrible smell :( so I put it away and slept without…
