The location is great, right in the centre of the old town. Rooms charming (we had the budget with no windows) and clean, but not at all insulated: you can hear people walking up and down, talking (or having sex!) in other bedrooms. You won't get much sleep, really. It's like being in a hostel that pretends not to be....

Very conveniently located in the centre of the city, this place offers a reasonably priced option for a stay. It is quirky and although the rooms could have been cleaner they are attractively decorated. Small pool area (which we didn't have time to use!) Walls are, as others have pointed out paper thin and noisy neighbours can keep you awake....

Great location in the city center. Very friendly and welcoming staff. Old house. Rooms have the basic but decent amenities. Cleaning OK but some more attention to the TV remotes and the DVD players. The issue is that the karaoke/music bar is next door and the old wood doors do nothing as far as sound insulation. Guaranteed noise until 10am...

Not worth the money... We could hear everything both our neighbors were doing. Every little thing. You can't use cards either which makes it a hassle. The place itself is outdated and chipped everywhere. I will say it is clean thankfully. Bottom line, this place is not worth this type of money in Thailand imo.

I had a lovely big room with a balcony at the back of the building. The location is excellent and the staff are very helpful. Breakfast in the garden is really nice. It is an old house but has clean sheets, hot water and good free WiFi.

We stayed in Villa 2 which overlooks the pool for 4 nights. This is a large room but not really what you would expect from the description "villa". The room is described as decorated in Lanna style but to me it was more 80's with an ancient TV and uninspired furniture. The bed was big and comfy and we had...

nice place and cheap place. right in the city center, the night street market was right outside the building. the restaurant for breakfast was under construction but fortunately we didn't hear any noises. Fantastic pool
