The location is good, just 20 - 30 mins walk from / to airport. Best suit if you have a early flight (like me at 6:00am). The price is really attactive Room is larger than we expected. It is clean and well prepared. The only thing that we think it should be improve is the washroom, the floor and the wall should be having a deep clean. Mosquitoes are a problem but it happens most of the places in Chiang Mai. Nearby shopping mall is great, you can find most of the things you want.

If you are flying out at Chiang mai airport the next day then this guest house is one of the best places to stay however don't expect anything more than a good location. Staff were fine however it is clear that you are getting what you pay for. Broken and creaky floorboards, air conditioner that looks like it's from the 90s, bathroom needs a thorough clean from all the insect eggs dangling from the walls. Otherwise a good place to rest for just one night.

The hotel is great, brilliant value for money, perfect location for the airport, clean, and very friendly service from the smiley staff and the resident kitten. I even got a little bunch of flowers as we were checking out as it was Valentine's day! :) There is a great shopping mall 5 min walk away. The little cafe downstairs, run by the hotel, serves a great breakfast and nice teas and coffee. The whole place is very quiet and we couldn't hear any planes or road noise. The room was very comfortable, A/C and shower were great, as were the complimentary shampoo and shower gel. Our one big complaint is the MOSQUITOS! They seem to be able to get in despite all the windows and door being shut. We were offered free insect repellent at reception which makes me think this is not a new problem. We killed about 10-15 of them before going to bed and more kept getting in the room somehow. Luckily, we had a mosquito net which we installed over the bed and slept very well, but had we not had one, we would have been very uncomfortable and covered in bites. This place would be perfect if the rooms would be properly sealed so that mosquitos can't get in!

Overall location was good, the rooms were clean and the service was great. But our upstairs neighbors were up all night and we could hear every step they took and knew when they got up and got ready for the day. So don't stay on the first floor maybe the second floor isn't as noisy.
