It's not acceptable to not have hot water during a whole trip in this kind of guesthouse, even in february. Furthermore, and despite several cold showers, the team managers didn't apologize and/or accept a price reduction (a fair price). I would advise strongly against this...More

Good location, big family room, clean, nothing to complain about. They seem to have good restaurant downstairs, didn't try it, but was always full. Good breakfast and we had early check in, at 8 am. Recommended.

Hello! No it doesn't - it's unusual for any guesthouse in Thailand to include breakfast in the price of the room. There is a cafe downstairs that you can buy one from if you like though :)
