Just back from 9 nites at Chiang Mai Smith. All was great as usual. The staff were polite the cafe put out good food at a reasonable price and my room was a good value. Chiang Mai is quiet now due to the CoVid situation. If you are already in Thailand I would strongly recommend you go to Chiang Mai. The locals really need the income. Thanks Smith for once again being my home away from home.

this is the third consecutive year my wife and I have booked a suite room on floors 7/8 at the Smith Residence, and everything is as good, if not beter each time. Great location, first class service, plesant reception, cleanliness and room service second to none, we just cant fault it. We have booked for a further 3 months from December this year, and cant wait, ts a home from home (hoping for room 804 again)

I stayed at the Smith Residence mid December 2013 to mid January 2014. The rooms and property are well kept, very clean and the rooms are comfortable. There is a safe in the room along with a microwave, T.V. and refrigerator.. The coffee shop provides a good selection and the staff is very friendly. There is also a laundry on the property. A pool on the roof and a nice view from the eighth floor. The Old City is about 2 football fields walk to Chang Mai Gate. It is not easy to get a reservation as they require a wire transfer and do not use credit cards. Quite a few ex-pats stay there longer term so those rooms do not turn over often. 7-11's every where and 2 banks just around the corner. I had a great time and meeting the ex-pats and having a few beers in the evening was a real pleasure. Lots of funny stories. I would and probably will go back again. Do not miss the wonderful bakery around the corner. French pastries and bread. Excellent.

Smith Residence gets my "ok" rating. I have stayed in quite a few places in Thailand and it is convenient as a long term apartment type rental.

We rented the one bedroom suite for one month and were placed on the top (8th) floor.

The rooms are somewhat like the photos but expect "modern on a budget". Even by Thai standards. It's starting to show some wear but it was nice and clean. I will admit, I was disappointed compared to what I saw on the website.

The kitchenette wasn't very well appointed making it not very practical for cooking. Not even a kettle to boil water in. This was advertised as a service apartment so I expected more of what I needed to live a long stay life. Two cups, two plates, a frying pan, hot plate and microwave are pretty slim. Definitely not family friendly. No bottle water provided so be sure to bring your own.

The room size is nice and big and this unit had two bathrooms...one off of the bedroom with a full bathtub/shower (with shower curtain), and a guest half bath off of the balcony. Only two towels provided which is a little tough if you expect to use the pool. Fresh linens and towels were provided twice a week (although I had to remind them on two occasions during the month). No soap, shampoo or toilet paper....bring your own.

Air conditioning worked well. There is a separate unit in the bedroom which is nice. Electricity was extra on a monthly rental (not sure how it works for daily).

Probably the biggest draw-back to Smith Residence is that the walls are very thin and I could constantly hear the TV or people speaking in the next room (almost like they were in an adjacent bedroom).

The pool is quite small but clean with nice views of the city. The work out room has some basic adequate equipment...nothing special...one treadmill, eliptical, uni-gym and a couple stationary bikes. No AC though so you work up a good sweat.

The location... depending on what you're here for, it can be good or bad. It isn't really near anything so if you're here to do the tourist thing, be prepared to constantly paying for red car or walking a lot. If you're looking to live like a Thai in a Thai neighbourhood (there is authentic Thai street food at the night market very close - Chiang Mai Gate), you may like this place. The large grocery stores are a loooong way away (walkable but not with bags full of food and beverages). However, you can find most necessities (TP, Water, Beer ;)) for good prices at the Tesco Express a block away.

The staff were ok. Not really doing anything special for you but always available to answer questions with a smile. The reservation process needs work. I e-mailed them to ask for a suite and could never get a solid confirmation on whether I had a reservation or not. I'm assuming this was a language barrier. I did, thankfully, have my requested non-smoking suite when I arrived. They only accept cash for payment and I had to put up a full additional month of rent for deposit.

All in all, Ok place. Would I return? Maybe...it depends on what I'm in town for.

Pros: clean, large rooms, good AC, true non-smoking room, Thai street food.
Cons: insufficient room amenities, location could be tough for some, noisy, mediocre service.

I would give this place a higher rating, but the extra HIDDEN charges were a real disappointment. And I think truly one of the worst things a hotelier can do to a guest. Let me start by telling you about their hotel van. It's a beautiful new van, and on the side of it is written "Smith Residence. Make you feel at home." Now this was really funny, because I often charge my guests a "rental fee" for towels when they stay at my home. That's right, I was charged 20 baht per towel and floor mat. But let me explain further...

Stayed for two months in (I think) a deluxe room on the 6th floor. 9000 baht per month, and you get access to the pool and gym (rooms below do not have access). 400 baht per month for wifi. They clean your room one time per week, giving you fresh sheets and 2 towels and floormat. At the end of the month you will be charged for electricity and water. You will also be charged a "rental fee" for the towels and floor mat. I was shocked. 20 baht each. (Has anyone ever heard of this?) There is no toilet paper, tissue, alarm clock, coffee maker or much of anything else in the way of extras. But the room appears clean, though getting dated/used quickly, and not as smart as the hip exterior makes it appear. The room had a refrigerator, microwave, tv (with HBO) and 2 glasses for drinking. At the end of the first month, my partner was told there was to be no smoking on the balcony outside the room anymore. This seemed to me to be a quick decision based on a fire alarm and evacuation that happened one day. So if you smoke, no smoking on your balcony outside. It was the very hot season, and we are on the sun setting side, so we used the air. We were careful to turn it off when we left and set it at about 25c. Our first month, the electric bill was 2300 baht. When we checked out after the 2nd month, the electric bill was an astronomical 4100 baht. I truly felt cheated as we didn't do much differently compared to the 1st month. And it's hard not to feel that way in this place, as you immediately feel like everything has a cost.

With reference to Buddhamind on 26/1/2013. For a two month contract, water and electricity is paid at the end of each month. Guests can request a meter reading at anytime during their stay should they be concerned about the usage. A charge is made only for the commodity used. There are no hidden extra charges. Regarding the comment "Rental Fee" for the towels and bath mat. Towels are provided inclusive of the room fee. However, 20 baht is charged for each extra towel requested. This information will henceforth be added to the contract to avoid any further misunderstanding. Besides, only rooms rented on a daily basis include toilet tissues, toiletries, drinking water, electricity and water. To comply with fire insurance regulations. Smith Residence is a non smoking establishment. The restriction includes the balcony areas. This ensures the safety of guests, staff, immediate neighbors and surrounding buildings. Designated smoking areas are provided within and outside the building.

At first this seemed the perfect residence, but after 4 hours the first day I had to change rooms because the air conditioning did not work. Then next week was fine. HOWEVER, in their smoking area/bar you have nothing but loud mouth, rude, racist elderly permanent residents who get to drunk and start insulting everyone and their so called “friends”. When the friend shows up the negative talk changes from that individual to another. I have asked management twice to alleviate this problem by asking guests to respect all. One individual who insulted me, my friend and my Country was the last straw, I went to management again and they did NOTHING. So the atmosphere at Smith House is so disturbing that 3 elderly permanent residents talked about the female chef’s daughter, who is 12 years old. These men talked about how they watched her grow tall and how big her breasts had become and two of the three men stated they wanted to have sex with a 12 year old girl! I immediately told them they were pedophiles and needed to shut up. I told her mother and the management about the talk of sexual assault on a child and management did nothing while the Mother cried, I gave her photographs of one of then men talking. I had to console her for 10 minutes and promised to her that I would never let them talk or touch her if I was around. So if you are looking for friendly atmosphere look elsewhere, you can’t smoke a cigarette without being barraged by the vulgarity. Furthermore their Wi-Fi is very intermittent and crashes frequently and took them 4 days to fix when it was just a matter of rebooting the server, so be prepared to have to buy a Thai SIM card and purchase a data plan if you want reliable Wi-Fi and you will have to use your phone as a hotspot for a laptop. I have much more to say about the prevalent negativity but just now it abounds here and the only way to avoid it is to wear headphones and not talk to anyone, so much for Smith House and their motto of making you feel like home. My home doesn’t have ignoramuses, pederasts and drunkards. Lastly they advertise they accept Visa/Master Card/ Debit cards, they don’t. Any Thai ATM does not give you a fair exchange rate and charges you $8 dollars U.S. to use. If you plan on avoiding people and only paying cash then it might rate three stars, but if gossip, drunkenness and talk of pedophilia is your cup of tea then you will fit right in. Not a place for children. Not a place for a decent human unless you deny yourself contact with EVERYONE. Management is useless, to them the customer is always wrong. They’re greedy and want your money but could care less about making it a “home” atmosphere. I can’t wait to check out. I would say don’t judge a book by its cover, it looks nice but they fail in to many areas for me to recommend and this will be my first and only stay here in perpetuity.

My wife and I lived in the smith for 6 months.
We were traveling through Thailand (backpacking) and we chose to stay in the Smith from a recommendation of a couple of our friends...we didn't want to move.

The Pros:
- Room Rental is $300/month on the 5th floor (which includes access to the small pool on the roof and a basic fitness center with free weights, a treadmill and a few other machines - If you go to the higher floors, you get larger rooms for more money)
- AC is nice and cold!
- The beds are incredibly comfortable
- It get's cleaned weekly at no extra charge
- TV and movie channels are included
- Wifi in your room
- You will meet a lot of friends if you hang out downstairs
- There is a restaurant in the lobby that will deliver decent priced food to your room (fried rice for $1.60, etc.)
- Beautiful view from the top
- Awesome location next to the old city (easily can walk anywhere in the city in under an hour)
- Very accommodating staff that remembers your name
- Free parking garage for your Motorbike or bicycle below the hotel/apartment
- If you stay longer than 3 months you get around $30 off your monthly bill.

The Cons:
- Wifi signal is weak so we ended up buying a wireless router and plugging into the jack in our room
- Have to pay $10/month for access to the internet
- Internet is not very fast >1mbs and their firewall is really strict...no torrenting files allowed (you must go to the coffee shop around the corner)
- The cleaners don't clean to the standard of 'clean freaks'...they do a good job though.
- It's a little more expensive than the average long term stay here in Thailand...but still good.
- Have to pay for your utilities (we ran the AC almost all day, everyday and our bill was around $100 USD/month)
- It's really hard to leave (finding a new place) because everything is SO convenient and within reach

If you come to Chiang Mai, look us up and maybe we'll still be here to show you around! ;)

We stayed at Smith Residence for 1,5 month.

What we liked:
-big, clean room
-location (close to the Walking Street, 7 eleven etc.)
-safety

What we didn't liked:
-they charged us for water and electricity 700 bath for the first month and 4500 for the next month! This difference is crazy and we were really pissed off when we were checking out. We were expecting to pay not more than 2000 baths (as everywhere in Thailand after 1 month)
-WiFi was decent, but it worked only on 2 devices. It kept disconnected every 10 or 15 minutes which was pretty annoying. There were some days when WiFi was very slow.
-the staff was proffesional but not friendly at all
-swimming pool was very small
-gym doesn't have A.C.
-it was VERY loud in the room. You could hear everything what your neighbors were doing.

There are better places to stay in Chiang Mai. We wouldn't come back to Smith Residence.

According to that receipt, your electricity usage was billed from 23 – 31 March 2015, which is 462 baht. Please note that it is 7 days of your staying. Then, please see the second link for the second receipt below. http://www.temppic.com/img.php?09-05-2015:1431162334_0.23842800.jpg As it is shown on the receipt, the second bill, paid on the departure date (6th May 2015), consists of the electricity charge of THE WHOLE MONTH (30 DAYS) of APRIL and 1-6 of MAY 15. The TOTAL DATES are 36 DAYS. Therefore, the charges made on this receipt have been increased to 4557 baht. On April, it is the hottest month in Thailand. If the guests use A/C, it will make A/C compressor keeps running constantly which leads to the increase usage of power. Nevertheless, guests can request a meter reading for the utility at anytime during their stay should they be concerned about the usage. A charge is made only for the commodity used.

I've given this a '2' more because of the lack of customer service rather than the room itself - I would give the room either a 3 or a 4, depending on which one you get! I'll explain: I'm currently staying at Smith Residence now - my 2nd time. The first room I stayed in was a 'deluxe' room and it was at the front of the building, which had good natural light and a *BIG* shelf in the bathroom where you could store all your bathroom bits. Now I'm staying in a room that is also *supposed* to be a 'deluxe' room, at the same price, but it's at the back of the building. The design is very different and it has NO natural light at all and there is NO shelf space at all in the bathroom - the bathroom is big, but there's nowhere to put anything! If you're in the room on your own, it's manageable, but if there are two of you, you might struggle. I spoke to the management, and rather than listen to my concerns, the owner, Mr Smith simply shrugged and walked off (literally), while the manager told me 'there's nothing we can do; if you want a shelf, you'll have to buy one yourself'. Not exactly the customer service I would like, but perhaps the best one can hope for in Thailand. Bottom line, if you get a room at the front of the building, it's pretty good value for money, but if you get a room at the back for the same price, I personally think it's poor value for money. As others have said in their reviews, it would be good if the staff on reception had better English skills as communication is sometimes a struggle (I've had to give up a couple of times and go back the next day to speak to the one person who does speak good English). WiFi is installed throughout the building but, disappointingly, they charge extra for its use. This is one of the very few places I've stayed at in Thailand that doesn't offer WiFi as a complimentary service. I definitely get a sense that Mr Smith is all about how much he can get from you while offering the minimum he can get away with in return.

With the complaint of this guest, we would like to express our concern over this review. This guest had come to our place for the second time and asked for the deluxe room. The room that we had for him was a deluxe room facing the city side. Although this room did not have a natural sunlight as the guest complained, this room was quieter and cooler than the mountain-side. When he asked for the shelf at the first time, we did not have the shelf as he requested but we provided to him after a few days. Interestingly, he stated about the lack of customer service but he did speak to the owner with extremely aggressive attitude telling the owner to change the room layout to be exactly the same as the room facing to the mountain-side, which the owner could not comply (how can we demolished the room and reconstructed that). Once he left and came back to Chiang Mai on the third time, he visited us again and asked for information to buy housing amenity, which the owner assisted him amiably. Lastly, for the internet issue, we could sense that the guest had bias towards our business since he felt that he could not get the shelf. When he stayed on the first time, he accepted our policy and did not have any issue at all. What he exaggerated the sentence “Mr Smith is all about how much he can get from you while offering the minimum he can get away with in return” is obviously shown that he tried to tell lie in order to discredit Smith Residence serviced apartment since he did not get what he wanted.

My husband and I stayed in a 1 bedroom apartment on the 8th floor for 2 months.

The apartment has modern decor, a small kitchen with hot plates and microwave, decent sized refrigerator with icebox, good bathroom, extra toilet, large comfy bed. LCD TV, aircon x2, DVD/CD player, electronic safe. Good sized wardrobe too. Great pool on the roof.

Apartment was well cleaned twice per week with new bedding, bathrooms cleaned, surfaces wiped, floors vacuumed and washed.

We had a view of the city, apartments on the other side of the corridor looked towards Doi Suthep - but they are 19000 bath per month.

Fast and STABLE onternet is exceptionally important to us as we need it for work and study. Happy to report that Smiths wired and wireless internet (which came free with the apt) was both speedy and reliable. We never had problems with our voip/skype calls. It just worked. It also had a 4 seat dining table from which to work.

There's a shop, a smiley laundry lady (40bt per kg), and a Thai restaurant downstairs. Food at the restaurant was ok - except for their curry - which was yuk. You can just call 102 and they will deliver food to your room.

Location is good with Chiang Mai Gate market at the end of the road. Of the nearby restaurants Ciccia's House restaurant 50 metres down the road is the best. It serves excellent Thai and Italian food.
It's an easy walk to bars and restaurants inside the Old City. It's easy to find tuk tuks and songthaews to take you futher a field.

If you rent a bicycle or motorbike, or even car, Smith has plenty of parking space.

Only downsides were that the walls are pretty thin, so noisy neighbours can be a problem. And (english) TV channels are limited to 3 movie channels, Al Jazeera, CNN, and AXN. Discovery Channel, Nat Geo etc would have been good to have.

At 18000 baht plus water + power its not cheap by Chiang Mai standards, but given the location and everything I've said above it is a really good, safe, pleasant place to live.
If we come back to Chiang Mai we would definitely stay at the Smith again.

Dear Gary G, we apologize that an extra bed is allowed only one per room. We would suggest you having one extra bed in the unit for your 7 year old children. We belive that our king sized bed is large enough for supporting 5 year old children and parents.
