I have to say I travel a lot due to work and I am so happy I found this little Gem of a place !
The lady who runs the hotel is one of the most accommodating ladies I’ve ever met . She will go above and beyond to help you.
The hotel is in a fantastic location in the Old Town and on the street itself if you turn left and around the corner is a fantastic Vegetarian restaurant.

7/eleven is just around the corner and many restaurants. It has a small but ver clean pool , A place to park your scooter off road and the rooms are very spacious , very clean and inviting . All the walls have been painted very nice and it has such a homely feel.
It’s not always about the big posh hotel where no one really cares about your needs it’s about the whole package and this hotel has it all.
I highly recommend anyone to stay here.
I work in property Managment so believe me I’m quite particular about things and in this case I felt this hotel deserve a very high and fair raising

Good size, clean rooms. Great service. Signs around the place saying to keep noise down after 10pm, so people did and so got good night’s sleep. Aircon in room worked really well. Fridge. Daily drinking water provided, plus toilet rolls during daily tool cleaning. So a good quality room and hotel that facilitated a 8 night stay in Chiang Mai.
In addition, the price is really good especially for the quality of the room and hotel. And the location is excellent, about 2 mins walk from the Tha Phae gate, which is ideal place to be located as a tourist.
And finally, the service was beyond excellent - lots of little things that made it a superb stay for us including - swapping room bookings around so we could have a double bed rather than just a twin which seemed the only option; providing a free Krathong making art/craft session, so we could make our own Krathong to launch on the river as part of the festival; lots of tourist advice; help with washing and ironing; great tasting and inexpensive coffees and breakfasts; and warm friendly smiles and help every time we passed by reception.
I would definitely stay here again. I’d recommend others to do so, just so long as you leave me one room free for when we come back. :-)

This was my fourth stay there, which says it all. It is old fashioned, and clunky and tired in some ways (no shoes beyond reception means the stair tread nosings are quite uncomfortable, the shower in the bathroom sprays the toilet, etc). But … the rooms are spacious, there’s a quaint pool to cool down, there’s a delightful roof terrace area, it’s in an incredibly quiet street but very close to sights, excellent old fashioned but highly respected Thai grill (Lerts) opposite, and the wonderful de Aroy restaurant just round the corner. Above all the staff are very helpful- this time helping me rescue my mobile phone left on the back seat of an airport taxi. You have to book direct, hence their very reasonable prices.

This was our second trip to Chiang Mai and we were very excited. We booked 3 nights at the Awana house as our first stay based on reviews and did some other travel and returned to Chiang Mai to stay at a different property. In all our Thailand and Vietnam travels this was our worst stay. Mediocre beds and rooms, the rooms were clean and did provide bottled water in glass bottles when requested. I was not expecting a tour guide but the staff was painfully unhelpful with questions regarding the area so we could get our bearings. We did not eat there much since anytime we would try get food or drink the staff looked extremely put out. Breakfast was not included which is fine but with our experience at other properties this was the only one breakfast was not included and the cost here was higher. The hospitality at the Awana House gets an extremely low score from us. The location is great and the restaurants on the street were all amazing. If we hadn’t prepaid I would have switched to the property next door. They were so friendly and helpful when we went to eat there and their food was fabulous. The pool was more of a cold dunk since it does not see the sun which is nice to cool off after a hot day but don’t expect to spend swim time in it. I hope this review helps a family decide where to stay with so many wonderful properties and people in Chiang Mai I feel the Awana House is running on their write in Lonely Planet. Maybe once they gave travelers the Northern Thai hospitality that blew me away at other places we stayed but now they don’t really care anymore they book up regardless.

Lovely hotel in the main part of the City close to the East Gate. Location is quiet but only a short walk to the main streets.
Bed was comfortable, top floor lounging area a real plus after a busy day. Staff were great & very flexible about leaving luggage prior to check in (We arrived on the Sleeper train from Chiang Mai so got to the hotel before 8:00am).

The location is on a quiet side street with Sunday walking street right outside and many cafes close by. Service was good and very accommodating. No breakfast included. The pool is small and maybe good for very little kids. We were a bit disappointed with the room. Beds were comfy but everything seemed a bit past its prime. It felt like it all needed updating. That being said for the price maybe it’s still worth it if you’re looking for location and are not too picky.

We booked our first in Thailand at Awana house. Turned out to be a great choice. Staff were very welcoming and friendly. Room was spacious and clean. Wi-Fi was also good. The next morning they were happy to make us breakfast even though it was a little late due to our jet lag. The pool was great as we adjusted to the heat. The sitting area was cool and laid back and they served amazing smoothies at a very reasonable price.
After checking out we realised we’d left a shirt in the wardrobe. A quick email and they found the shirt and kept it till we returned to chiang Mai. They even washed it.
Highly recommended.

Easy check in. The host was lovely and attentive through organising scooter rentals and laundry. Brrakfast was good value and the fruit was so fresh! You get what you pay for, but room was adequate and clean. Great location and helpful staff. Would stay again.

We loved our week-long stay at Awana House! Waew was so helpful, welcoming, and understanding when we arrived late and had an issue with our luggage and flight. She also helped us to set up various tours throughout our stay. We had a cute little room that felt like staying in a family member’s home - nothing extra fancy but more than comfortable for us. Awana is also well situated on a quiet road, which is almost surprising as it’s so close to a main road with lots of popular sites. Lots of food options nearby as well. Didn’t use the pool but it looked nice and the rooftop terrace was also a nice quiet space to read, work, etc.

One of our favorite things about the AWANA house was the beautiful rooftop — with cozy daybeds and a wide view for watching sunset and sunrise. The front desk couldn’t have been more helpful in finding anything we needed or desired around the city, from great local food to adventure opportunities to pop-up events.

The pretty & clean pool area was an excellent way to cool down after a hot day exploring.

The painting and decor at the AWANA house was tastefully done and really added to the experience. The whole place was clean as could be, and the AC and fans kept our room cool at night.

It’s a quick and easy walk to the East gate, Sunday walking street, countless gorgeous Wats, and more, but nestled away enough that there’s little to no noise pollution at night.

We particularly enjoyed exploring the winding and walkable one-way roads right outside our doorstep — you never know quite what memory you’ll walk in to.

10/10 would recommend and stay again!

"The back streets around the hotel are narrow so cars can’t easily pass each other. Better to get dropped off near TP gate and walk 2 mins"
