This is my second stay at Thapae Boutique House. It is located only 3 min walk from Thapae Gate but is so quiet and peaceful. I like this place as it feels a little more authentic than large hotels with generic rooms that are the same around the world. This boutique place makes me feel like staying in Thailand. It truely is quiet an peaceful. I found the beds comfortable. The bathrooms may be simple but they have an authentic feel. The staff are wonderful and very helpful. My Deluxe room is at a bargain price. Superior rooms are as cheap as a hostel. Seven Eleven, restaurants, bars and money exchange are 1 minute away. Only 6 minute walk to Loi Kroh Road too. They don't rank as highly on some booking sites because they don't pay extra fees. I suggest you search for this place as a delightful stay in Chiang Mai.

Booked hotel based on photos and good reviews, but the reality was this hotel didnt meet expectations. Having booked 4 nights we left after 1 having found the bed to be rock hard, our window sellotaped shut as it was broken and a pigeon nesting in the bathroom window. There are much better hotels and hostels in chiang mai.

The best location very early to move around the Chiang Mai weekend walking streets the bed was comfortable even though the room kinda small , the staffs very friendly and helpful we arrived 8am in the morning able to check in no need to wait until noon, I would like recommended these hotel for convenient and cheap price.

We stayed here for one night and for a decent price it was clean, comfortable and had an excellent aircon! It had fast wifi too and Was also in a good location. Would definitely recommend for a convenient stay that won’t break the budget!

The reason for the bad review is the attitude of the manager. When I arrived at the hotel we were greeted with a friendly young lady who checked us in. She said that we were to pay at the end of our stay - seemed unusual, but why would I care? Anyway, it appeared that the manager was on holiday and this was a suborndinate. Fast forward two days, into an otherwise pleasant stay. We were up very early for a trip to Doi Inthannon, and I asked my girlfriend to call the hotel to check on but washing. It was after 7pm, so the washing should already be there. Well, it wasn't, but OK no big deal. It was raining and we didn't want to go back to the hotel, so we requested that the manager put the washing in our room when it arrived, and I'd pay her in the morning. The manager flatly refused and said that we must return to the hotel before 11pm to pay for the washing. As it was raining and we were on a night out having fun the other side of Chiang Mai, I felt this was unreasonable. So we grudgingly went back to the hotel around an hour later, both of us soaked from head to toe. I told the manager my feelings and she proceeded to bark at me about how it wasn't her fault... OK whatever... Then came the REAL reason that she wanted us back before she left for the night - she wanted us to pay for our room. Again she insisted that this error wasn't her fault, even though as the manager of course she is responsible for her staff. Her attitude from then on stunk. Very poor representative for an otherwise nice hotel. I don't write bad reviews often, but this lady deserved it
