Such a great, friendly little guesthouse!
My family and I booked adjoining rooms that overlooked the pool, which meant that our kids could swim and we could watch them from the balcony.
All of the staff were super-friendly and welcoming. The rooms were very clean and well-appointed. Breakfast was delicious and free and served overlooking the pool area.
Great location too-walking distance to the night market, easy walk into town, close to a great restaurant overlooking the river nearby, ATM and grocery shop were a 2 min walk.

Lots of reviews have mentioned the friendliness of the staff but I must mention it too. They are so lovely, and they speak good English too, which is helpful because my Thai is non-existent.
For around 900 Baht a night (we stayed for 3 nights) we had a good, clean, decent size double room with air con and en suite shower and toilet, a lovely comfortable bed, and balcony overlooking the river. Breakfast was included; it's fairly basic, but a nice mix of Thai and Western food.
What you think of the location depends on what you're looking for. If you want to be in the middle of the backpacker and Western tourist area then maybe this isn't for you as it's around 15 minutes walk to reach the edge of that zone. But if you value your sanity and would like to stay somewhere peaceful but not too far away from the action then the location is very suitable.

I have written several reviews of Riverside House having first stayed here over 10 years ago. I recently spent another week there and was so happy to know that though Covid is certainly affecting business, they are open and continue to operate with such quality and consistency. All areas in the hotel from the rooms to the beautiful garden area continue to be maintained and cared for. Being the only guest for much of the week, breakfast was prepared individually rather than the usual buffet. In addition to the 'hardware' of this property, the owners and staff continue to shine and genuinely care about all their guests. I'm thankful for this quiet consistent retreat.

I stayed here for two weeks during my most recent stay in Chiang Mai. The best points of this hotel were the friendly and helpful staff who took the time to greet me each day and took a genuine interest in my well being. This I very much appreciated and is a great selling point.

However, I was disappointed with my room. It was very dated, rather shabby and the bathroom was very small with no separate shower cubicle and a very old water system which did not release much water and was not very hot. There was also a distinct smell of disinfectant ever-present.

I have been visiting Chiang Mai for over 14 years and also lived there for four, so I know that I could find a better standard of accommodation for the same price. However, the location and the lovely staff compensated for this somewhat. I would highly recommend that this hotel undergoes refurbishment to address the above issues and make it a great all-round choice for travellers.

We spent 6 nights here in March 2020 and I can honestly say this is the friendliest hotel I have ever stayed in. The staff were all so warm and welcoming, always had a hello and a big smile. Nothing was too much trouble! The location is just a short walk over the bridge to the main shopping/eating areas. Our room was much bigger than I expected and very clean. Nice breakfast each morning which could be eaten next to the pool. Overall we loved our stay here!!

We booked here for two nights. Excellent location just opposite the iron bridge. Were greeted by a very friendly receptionist who spoke very good English. After booking us in she showed us to our room which was top floor overlooking the river. Lovely very clean room. Good air conditioning, full size fridge, tv, hair dryer ( available from reception) and tea / coffee. No safe.
Room was a decent size and had a balcony with two seats and a small table. Great place for people watching and near misses!
Breakfast was good with a variety of Thai dishes along with the usual fruit, cereal, bread and tea, coffee etc. The pool area only has four sun beds and a few chairs, two beds in the shade and two in the sun. The ones in the sun get very hot!
All good, great friendly staff including the night porter. Good WiFi. The only downside would be the road noise. A top tip would be to bring ear plugs with you. We carry them on all trips but apart from the road noise, all good however, would return here again.

I booked at the Riverside House Hotel with my niece and her family because of its good rating and central location. My Deluxe Plus room with private balcony on the ground floor was spacious, spotlessly clean, had a comfortable bed, small TV, fridge and good A/C. It overlooked a small crystal clear pool surrounded by flowers, bushes and trees. A breakfast buffet with a selection of tasty Thai and Western food was included in the price of my room.

The gentleman and lady at the reception desk were warm and friendly and always greeted us with genuine smiles. They were extremely helpful answering our questions and providing directions to various tourist sites. The Night Bazaar and the Day Flower Market were a few minutes walk over the bridge and there was a large grocery store and a selection of restaurants nearby. Local songthaews (red trucks) were available on the street in front of the hotel to take us to farther out places.

If you’re looking for comfortable, clean accommodations in a peaceful setting the Riverside House is a perfect option. I’ll definitely stay here again when I’m in Chiang Mai.

Al the recent reviews below are in line. However, there is one area the hotel really needs to get a grip and that is breakfast., It is something like out of the 1980s guest house experience. Opted for the western breakfast of scrambled eggs and sausage, The eggs were reheated in a micro wave with lots of excess water in the serving dish and the sausages were the revolting Frankfurter type that 7-11 prouds itself on. The toaster only toasted one side of the bread due to its age. The hotel has spent a lot of money on a very modern lift. It should balance that out with some effort on a decent breakfast.

Great hospitality and wonderful service. I was in Riverside House Hotel for seven days, with other colleagues of mine. We totally enjoyed our stay. Very homey. Would come again.

Just a suggestion: Maybe, management can make the hotel’s hot water heater system to really turn hot water, and not just lukewarm water.

I had the pleasure of staying at Riverside House recently. The staff were lovely and very helpful. Check in was a breeze -especially since I arrive at 9:30am.

The room overlooking the pool was very comfortable and clean. The bathroom was a bit small but very adequate.

Breakfast was included and between the tasty Thai dishes, fresh fruit and toast, it was very nice.

No, they do not have lifts. But you could request a ground floor room; try in the back facing the pool ground floor.

As previously quoted there are rooms on the ground floor and as far as I recall the property is only 2 floors high anyway.
