It said "bed and breakfast" but we had to buy our own breakfast . The shower head in the bathroom was useless and dysfunctional. The walls of the adjoining rooms are thin----we were kept awake till early morning two out of three nights. The sofa/couch in the living room was so small, only my wife and daughter could comfortably fit...

The staff at reception was always friendly and helpful, with useful advice. We really liked the outdoor common patio area for gathering morning and night. Breakfast staff tried hard, but more training would get improved results. Room was spotless every day.

We had a relaxing stay here. If you're looking for spotless luxury, go somewhere else. This place is very good for the price though, and the staff are very friendly. Good coffee and cake in the bakery. Basic breakfast gets you ready for a day of sightseeing.

Stayed two nights here during low season. The staff were friendly enough but not very engaging. The room was quite small/cosy but clean and tidy. The big wooden doors into the room are not very soundproof, you can hear the rooftop bar across the road but they close at midnight so it's not too bad. Bed was very hard but...

The staff were very pleasant and friendly, however the place itself is punching a bit above its weight class. While not terribly expensive, we quickly saw that there were other places in the Old City of better quality for the price. The location however was amazing, with some great cafes and restaurants within a few minutes walk. After reading some...

We booked as looked reasonable - rooms are for the most fine however the shower / WC is together and somewhat cramped ......... the stairway is a little steep in the room these things perhaps add character to the establishment great service and good location.......

Charcoa House is in a great location. The corner of the old city means it's easy to access the old town as well as the new. The rooms are well equipped and clean. Includes air con, kettle, fridge, safe, desk, even bottle opener on the balcony that we only discovered as we were leaving! :( Water is also the tasty...

Friendly and tasty. Little bit on the expensive side by Thai standards but would definitely go back! Suitable for families as well as couples and lone travellers. Coffee is good here. And it was just opposite our guesthouse: you and me which is basic but great!

We booked here because we loved the look of the rooms, decked out with dark wood in a quaint antique style. The rooms were tiny, but I expected that. Unfortunately, that's where the love ended for us! Upon checking in we noticed that the bathroom was filthy. I mean truly horrible - we are talking years of grime. It is now...
