Its a great location as it is only a 10 minute walk from Khao San - and the walk there is quite fun walking past vast amounts of street food vendors (mmmm) and just across the busy main road is the big golden buddha.
The only downside is that not many taxi's or tuk-tuk's seemed to know of the hotel. Im guessing that it's because its new and this shouldnt be a problem in future. But saying that we never had a problem getting there as we had the hotels address card with a road map on the back.

Close to everything
Transport,Koh san Rd,old town,China town.
A very reasonable clean, easy going establishment.
Very good room servicing too.
Cannot fault this place l. Thank you for my stay.
The hotel is on the main road but from the rooms you don't hear any noise

First the hotel tried to give us a Standard Room though we booked a Deluxe Room. This seems to be normal behaviour as other travellers reported this, too. After complaining about this we got a nice room on the fourth floor. I can't complain about the room except for the shower which only supported very hot and very cold water.
The American Breakfast consisted of two toasts, coffee or tea, orange jam, butter, scrambled eggs, saussage, bacon and a terrible orange juice. If the hotel would offer additional yoghurt, cornflakes or so it would be ok but that's all they had.
One has to keep in mind that the area of the hotel is not known by local taxi drivers and there are no Skytrain or metro stations in the near surroundings. Even though the hotel had given us a small map with their address and location in Thai we had no luck with 5 taxi drivers as they neither could read nor find the told road at first shot. Getting to the hotel was always a problem and lots of taxi drivers even refused to drive us there.
At the Swana (from what I understand, it was recently acquired by Best Western although it didn't seem like any Best Western I have ever seen), you can expect a small hotel and small rooms, but great design that maximizes the space (i.e. pocket doors, glazed interior glass, bright arwork and wood built-ins that create ample surfaces, storage and desk space all along one wall). Nice, clean, Asian-minimalist design gives the hotel a real boutique feel, which creates a nice oasis from the hustle and bustle of Bangkok. The beds are really comfortable and firm, the showers powerful and spacious. We stayed in a standard room, but my understanding is that the Deluxe offers more space. Cable tv, A/C and bottled water were included with the room. One thing worth noting: Many Thai hotels conserve power by having a key-controlled system that permits you to only run power while you are in the room. It doesn't really matter except that you can't leave the A/C running or charge anything while you aren't in the room...but the A/C worked so well that even in the stifling Bangkok heat, the room cooled quickly.
The rest of the hotel is also well-designed and very pleasant. There is no elevator as far as I could see, so if you don't like stairs, you might want to request a second-floor room. Breakfast was inlcuded with every night, which provided either an American or Thai meal in the morning. The restaurant had seating in a charming plaza with a fountain and flowers and indoor seating in case of rain. The menu includes good Thai and American food.
The service was amazing. They often arranged transportation for us (even at 3 am to go to the airport) and even packed sandwiches for us when we left. Everyone was very friendly and helpful any time we needed anything.
The only possible drawback is the location, which is just slightly off the beaten path under a highway. Khao San Road is about a 10 minute walk, but there is a 7-11 across the street and plenty of food options within walking distance. The hotel offers a map to the hotel in Thai, which is useful because many cab and tuk tuk drivers don't know how to get the hotel. Make sure you carry one around with you after you check in. From the airport, you can arrange transportation through the hotel or through Khaosanroad.com, and they will of course know where you are going.
Overall, I highly recommend this place as an exceptional mid-range boutique hotel that offers proximity to the action without all of the noise and crowds that comes with staying right in the middle of everything.
We stayed for 2 nights - which was just perfect.
The frontdesk was extremely helpfull, by mistake i had made a reservation for the hotel for the upcoming day - but in a few minutes they re-arranged the reservation. So big thumbs up for the service level at frontdesk!
The hotel is just a short walk away from Khao San road, and you don't hear any outside noise, only noise from your fellow hotelvisitors.
Rooms, bed, toilet are all clean and in good shape!
They serve a breakfast - but it's more like a toast and milk.
The hotel is essentially not close to anything attractive... unless, of course, you like busy highways, bridge approaches, dark and dingy alleyways, garbage, and dubious drinking spots. I honestly can't say anything positive about the location or setting, and I have a pretty high tolerance for decadence!
I do have sympathy for the hotel, as the establishment itself is not bad. It's the only bright and (reasonably) clean place within blocks. The small lobby is well lighted. The rooms are fairly clean, albeit a little musty smelling. Bed linens OK and the beds are sleepable. They even have a limited number of parking spots... a rarity in this part of the city. Prices are reasonable.
In almost any other location, this hotel would rate average, but in the miserable location it's situated in, it's a toss-up between "poor" and "terrible". Sorry, I can't recommend this place.... unless you're really desperate.
The hotel was clean, comfortable, nicely decorated. My room was very quiet, but there may be some rooms that face a busy street.
Breakfast was negligible, but food is available everywhere in bangkok.
Wifi was a little unstable, but quick when it was working well.
Walk in price for a deluxe room is 1000 baht during high season. They surely have some cheaper rooms, but these were not available when I arrived.
There is safe enclosed parking for bicycles, motorbikes, and cars.
