Detailed Reviews
Such a lovely atmosphere in this Hotel. Everybody truly have a heart in the right place and hard to say anything bad about the place. Maybe the surroundings is not so impressive, but what it lacks, the feeling of this place over does it.
If you are looking for a place outside the city center, this is the place. Nice pool, tenniscourts and ok gym.
The restaurant is awesome and prices so cheap.
Will definitely go again and again.

I have been stayed at Sivalai Place every time visited to Bangkok, Thailand.
Situated in quite residential area of Bangkok old city. Easy access to all areas. Room is very clean and wide enough. Reasonable price for long stay and short stay. Very helpful staff members. I’m very happy to stay there for every visit.

I stayed here with my boyfriend for part of his exchange semester from September to December 2014. Firstly, the positive aspects of a stay at Sivalai Place: the rooms are actually big and comfortable, the place is located in a really quiet thai neighborhood that allows you to relax and to eat great thai food, too. The gym, tennis camps and pool are good and well-equipped. Plus, the guys working as guardians (24h a day) are always very kind, smiling and helpful. Anyway there are some downsides of this overall experience that bring us not to advice this place.
First of all, wifi. The wifi is unstable and there's only one password for one room, that's working for only one device. Not actually the best when you both have to work and need connection. Of course you can get another access, paying extra.
For the price you pay, that after comparison with other possibilities appears high, you won't get that much: the rooms are basic, with the bare minimum to prepare a coffee. You'll have to find bed sheets, pillows, dishes and such stuff on your own. Some serviced apartments, downtown, offer all that for the same prices.
Restaurant. For poor quality food, the waiting times are overly long.
Laundry: only cold washing, even if this seems to be a rule in Thailand.
Staff. Of course there were some good moments, but the general feeling of it was bad. You'll have to notify everytime you'll go to the pool or to the rooftop, getting the feeling you're an irresponsible little boy. Asking for little favours like borrowing a calculator or changing your small coins for the laundry will be answered by annoyed looks and unwillingness. Icing on the cake, if you're not going out or travelling enough for them, you'll get some sorry and mocking/quizzical looks (that magic feeling of being in highschool again!).
You'll have to pay your rent cash, with all the withdrawal costs (since you'll have to withdraw 10,000 THB for two times to pay one rent). Also not that kind.
And last but not least that little bit of falseness that adds up to the rest. At the arrival, everything's nice and perfect, and everyone's smiling to you. Things changed with the time, and went beyond reasonable while checking out, when we were not only asked to pay for the cleaning after we left (we had no idea we must do it and it was never mentioned before), but even accused to have brought away one lamp that was in the inventory and left a huge black mark on the floor. See, they didn't specify in the beginning inventory if "lamp" meant the actually present bedside lamp or something else, just to claim in the end some supposed-to-be-there white lamp. The cleaning stuff luckily supported us, exculpating us for both the lamp and the mark. Still my boyfriend had to discuss with them to get the full deposit back.
This were our feelings about our stay. Still thinking about the positive sides of this place, the downsides were stressful, pathetic, unreasonable and, with some more foresight from our side, avoidable by choosing something different.

Very nice, clean, safe! I arrived late night, and the taxi driver had a little difficulty finding the place but since I had the tel number on hand, we called and managed to press a button for the security since it was after hours...and he helped us out with directions. The security officer was so genuine, warm and welcoming, handed me an envelope with wifi info, keys, etc. [tip- print out the actual Thai map from Sivalai's website or ask the staff to email you one to show the taxi driver.] Sivalai has a small restaurant and the woman that prepares the food cares about the quality of the food. There is a nice swimming pool as well.
The neighborhood is a laid back with a very local feel, exactly what I was looking for.
The studio unit was very clean, and the kitchen was equipped with basic utensils. Itsharapap road (the main road) has lots of local food vendors, etc. Wat Arun is close by.
Taxi can get you to the closest BTS (sky train) Wongwain if you need to go to areas like Sukhumvit, Silom, etc. Would I return to Sivalai place in the future? Absolutely!

I stayed at Sivalai Place for approximately 5 months as part of my study abroad program in Bangkok.
In an absolute sense Sivalai is ok, rooms are decent, the gym is well-equipped and many Europeans are used to stay there.
However, when you start analyzing Sivalai in a relative sense by comparing with other options, you quickly realize that it is a very poor choice for travelers as well as for students. I would like to point out 3 BIG issues that people NEED to be aware of**:
1) Terrible location: Sivalai Place is located around 8 to 10 min from the main road, i.e. Itsaraphap, which is in itself very far from everything including the BTS and MRT (Public Transportation). It very frequently happened that the taxi drivers did not want to take me or my friends because of the bad location. Consequently overpaying for the taxi to be able to come back home is very common.
Forget about easily accessible nice restaurants and great shops, Sivalai Place is far from everything. I would say that the location is pretty terrible for Thammasat students as well given that you still need 30 - 45 min to reach Tha Prachan campus (This is the same length of time as if you were living in Silom area, which is much closer to the center and its attractions).
2) Poor services: They don’t provide you with anything when you move in, e.g. Bed Sheet, Towel, Water, Soap, Toilet Paper, which is quite a shame for a “serviced” apartment. I do not remember any other hotels or serviced apartments that did not provide me with Bed Sheet and Towels. The restaurant, i.e. “Little Chef”, proposes bad quality food besides an excessively slow service. Moreover, I agree with a previous comment that pointed out the guest/registration policy. Sivalai Place is a “serviced” apartment that offers Student Hostel rules and this is simply inconsistent.
3) Significantly overpriced: Considering the points aforesaid, you will still pay 15, 000 – 16,000 THB/Month for a one bedroom apartment (even including a discount for students), which is equal to or greater than the amount of money you can spend for a very nice room in a great location with much better facilities and a nicer living environment. Besides, the cleaning services are not included in the price and cost 300 THB (9 USD) for one hour. Moreover, you have to take into account the electricity fees, which surprisingly tend to reach 2000THB/Month if you use the air conditioning around 8/10 hours a day.
To put in a nutshell, Sivalai Place needs both SIGNIFICANT improvements to justify the price it currently charges and a lower price to justify its terrible location.
I give Sivalai Place a grade of 1/5 only because of the very nice people I met there during my stay.

Response from sivalaip, Guest Relations Manager at Sivalai Place
Responded Jan 19, 2014
Thank you for your candid review of your recent stay. We are glad to hear that you were satisfied with the general staff attention, the room and gym facilities. We would like to thank you for your business and support, especially as you had the option to move out after the first 3 months contract ended but as you chose to stay until your semester was over. From reading your valued review, we are sad that you were not happy. Constructive criticism helps us identify problems and make adjustments. However, there are some facts we would like to clarify. First the location: Sivalai Place is located in the Thonburi area. It is an old part of town important to the history of Bangkok. Sivalai Place is close to the cultural and sightseeing areas ie: the Grand Palace, Wat Pho, the Temple of Dawn and many temples along the river. Situated in a quiet neighborhood, which gives us privacy away from buzzing Bangkok. Some residents say it is about 5 min walk to Isaraphab rd. Wong Wien Yai BTS is about 15-25 min away by taxi. A walk to Temple of Dawn or WaT Arun is 20 min away. We are also close to the Chao Praya River and its piers. Travelers can take the ferry and the boat as another option for transportation. This is the local life many travelers want to see and experience. We also provide bicycles for the residents to use at no cost. We have hosted many Thammasat students since 2007. Thammasat is not anywhere near the BTS or MRT because it is located in the old part of the city. We are not in Silom area and therefore it is not a useful comparison, however, we are closer to Thammasat University than apartments in Silom area otherwise most students would be living there. A fully furnished one bedroom place at Sivalai Place is spacious at about 50-60 sqm. For the same price, a one bedroom place in Silom would be a lot smaller. We are not a service apartment. We provide fully furnished apartment and you were aware of the rates, as we had sent you a quotation prior to you moving-in. We also have hotel rates where we supply the bedsheets, towels and all other conveniences for short term rental like how we were on Agoda.com, Booking.com, Hostelworld.com, Hostelbookers.com and so on. The guest/registration policy is for the safety of the residents. We are living as a community and safety is one of our main concerns. The cleaning service is flat rate and not by the hour. The housekeeping usually take about 1.30 – 2 hr to clean room depends on the rooms' conditions. There are many reasons why taxi drivers don't want to take passenger. They may not know the way and they do not want to lose face. It is quite normal that the taxi drivers do not speak English and communication is a problem. They pick up foreigners thinking that they can get an extra ‘no meter’ fare to finish off their shift. After clubbing at night from Sukhumvit and RCA, taxis often only go on a ‘flat rate’ and that is typical in that area with tourists. However, we regret that you are not satisfied and thank you for giving us the opportunity to clarify those points. Thanks you,

Everything was fine as I moved in, but it was getting worst. I have so many terrible experiences with the staff and management.
1) I felt monitored all the time. Register for everything pool, sauna, fitness. But this is still ok, but also my friends had to register as they came over and had to give them their ID. After it, we had to go to the management to pick it up. What's the reason for this? I can tell u: They wanne know who u bring over, but this is none of their business.
2) The way how they treat friends and family member is quite unfriendly and they don't show any respect. They looked at them just like strangers. Maybe because they couldn't charge them. I stayed for weeks at friends' condos and I was treated so fair and even got keys for the apartment without any additional fees.
2.1) Therefore, invasion of privacy in a really bad way.
3) There are so many employees but nobody acts professional or on behalf of the customers. Surfing in the internet but instructing you to clean up like a teenager.
4) Pool usage not possible after 10am cuz they open it for the whole neighborhood. Hence it is so packed the whole day and the water is getting dirty pretty fast.
5) They promote their beverages prices as "retail prices". Maybe someone should tell them that they charge +25% to local supermarkets. Thanks for jerking us around.
Recommendation: Guys, have a look what they charge and what they offer. Sivalais price-performance rate is poor. The condo market in BKK is high competitive and u will find better places for less money.

Response from sivalaip, Manager at Sivalai Place
Responded Apr 8, 2014
Dear Guest, It is sad to see how frustrated you are from what you have shared. The review should be truthful. It is unkind to give out wrong information to other people. First, we asked for the residents to sign-in for the use of swimming pool & fitness room because people left their items behind ie ipod, iphone, mobile, books gym equipment etc. There is not register for the sauna. For family or friends of residents, they need to register and that is the policy. Policies are different from place to place & from one country to another. The reason that your friend need to pick up the ID in the morning is because they arrived late at night and the office is closed. Second, It is not in our intention to be rude to the residents who are our customers. If you can give me the name of people who have been treated in a bad way. We can write them and apologize. You also have forgot to write that that the additional fee is the key deposit. Once you left the check-out the money will be return to you. Third, I'm not sure of the point you want to make. Forth, The pool is open from 9am to 9pm. It is pretty empty during the week days. It get busy in the evening because Thais do not like the sun. It is busy in the weekend which is from 2-3pm onwards. Fifth, We have never mark up the price to +25%. There are many apartment out there which you could have moved still you have stayed. I feel sad for your frustration. It reminded me of you admitted after creating a long story that you stole the code to enter the premises. If you are giving out the right information, I would have appreciated and accept it. I will use your input to make Sivalai Place better in the future. Good luck and all the best. Best regards,

Faced unfriendly and unhelpful reception staffs. Receptions here was very rude and unfriendly. My friend had tried to contact me to this hotel using my name since she didn't know a room number. Staffs did not try to contact me, so she decided to leave a message. Guess what happened, reception staff told her to stop calling (such a rude maner, don't u think so!!). Surprised!!! I'd never got her important messages. I would not recommand this hotel if you expect friendly and helpful staffs.

Sivalai Place is a wonderful place to stay, especially if you have more than a few days in Bangkok. We have stayed there a couple of times a year for several years. It has large, ultra clean rooms and apartments. A small restaurant and coffee shop are on the premises. All the staff go out of their way to help you. Khun Supharb and Khun Oillie can arrange anything for you; day trips, medical care, bookings at special restaurants, classes etc. The swimming pool is half Olympic size and Ozone filtered, the gym has a wide range of equipment and there are three tennis courts. The wi-fi is high quality.
Sivalai Place may initially seem to be poorly located in a quiet suburb, but in fact it is a short trip to most anywhere you want to go in Bangkok and it is often quicker to the major tourist sites, than from other areas as there are less traffic jams this side of the river. You can walk, catch a motorcycle taxi or a taxi. The nearby main roads, Itsarphap and Charoen Sanitwong have a variety of shops, restaurants and street food.
If you turn left when you leave Sivalai Place it is a 10 minute walk to the Itsaraphap Road following the streets or if you turn right at the klong you can walk to Itsaraphap with no traffic. Continue along the Klong after crossing Itsaraphap and you arrive at Wat Arun, This takes approx. 20 minutes. From Wat Arun you can catch a ferry across the river for 3 Baht to Wat Po, and it is a short walk to the Royal Palace. From the Wat Po ferry stop you can catch a ferry up or down the river. The Orange ferry runs all day and stops all stops.
If you don't want to walk there is a motorcycle taxi stop just before the klong, 10 baht to the main road, soi 33 entrance. Or one of the young men downstairs will go to the the main road and bring a taxi back for you.
From Itsaraphap there are 2 main buses of interest the number 40 and the number 56.
Bus 40 - Runs along Itsaraphap travelling between the Southern Bus Terminal and the Eastern Bus Terminal, via Chinatown, Wat Trammit, Hua Lamphong, MBK and Siam Centre. All the non-aircon and some of the air-con buses make you get off at Hua Lamphong and wait for another bus. Non-aircon costs 8 Baht, aircon costs 13 Baht to or from Hua Lamphong, if the bus goes straight through, the price is a few baht higher depending on start/end point. the conductor will ask you where you are going if they do go straight through, otherwise they tell you to get off when it reaches Hua Lamphong
Bus 56 - Runs along Itsaraphap in both directions, it is a circular route, either way ending up at the Terminal near Kao San Road. Going south you pass Chinatown and Golden Mount/ Queens Gallery. From near Golden Mount you can catch a speed ferry to Siam Centre/MBK/Jim Thompson house (3rd Stop Tha Hua Chang) or Centralworld (4th and final stop Tha Pratunam) along Klong Saen Seap. The fare is 20 Baht. If you change ferries at Pratunam you can go for a 1 hour trip up river to Wat Sriboonreung, where you can stop for a drink and snack before catching the ferry back. A nice outing.
Another way to get around is the BTS AND MRT. The metros are more expensive but much quicker than the bus. If you turn right when leaving Sivalai, you will head towards Charoen Sanitwong. There is a small restaurant and a 7/11 on the right and a driving school with a nice coffee shop on the left. If you follow the klong path just behind the coffee shop, to the junction and turn right, you can walk all the way to Charon Sanitwong without dodging traffic. Again it takes about 10 minutes. From here you can catch a songthaew (small public open van) to the BTS, just look for BTS on the side or ask the driver. Or just catch a taxi from Sivalai Place to the BTS. The taxi fare to Wongwian Yai BTS is 50-70 Baht depending on traffic. Wongwian Jai is on the Silom Line. The closer station is Pho Nimit but it costs 10 Baht more for the train ticket, so if there are 2 of you it is definitely cheaper to get the taxi to Wongwain Yai, for one of you it is a close call.
The Silom line intersects with the Sukhumvit line at Siam, change here for the weekend market and at Phaya Thai you can change to the Suvarnabhumi Airport link. The BTS crosses the MRT at Sala Daeng. The MRT runs direct from Hua Lamphonhg to the weekend market. The train fare to Siam is 42 Baht.
Taxis will generally always work out cheaper than tuk tuks as they use a meter. If they don't put the meter on get out and find another taxi. They are also airconditioned which is a blessing on a hot day. Taxis however are reluctant to cross the river at peak hour and you may have to ask several before getting a ride. The most we have asked is 6. The address is Itsaraphap Soi sahm sip sahm, you may have to say Itsaraphap several times as there is a multitude of pronunciations. though it involves several turns to reach Sivalai Place it is well signposted from the entrance on Itsaraphap in English and Thai or just follow the traffic.
The office will organise airport pick up and drop off which is a boon late at night when you first arrive.
Sivalai Place is also quite close to several major hospitals if you need or want medical treatment while in Bangkok. It is a favourite choice of insurance companies.
We enjoyed a very nice stay in Sivalai. It has the best of an hotel and the best of an appartment!. Staff is hugely helpful, rooms are large and quiet. It even offers a large swimming pool and tennis facilities. It is hard to find something negative to stay....we sometimes experienced difficulty in finding transport to get to the place: taxis don't always want to go that far out from the center...I recomend it wholeheartedly
