From not answering our e mail's before we arrived to giving us our wake up call on the day we left an hour before we wanted it just about everything we did there seemed to go wrong. Served the wrong wine, the safe in our room did not work, they offered to change our room and the safe in that room did not work either etc.etc.

It's exceptionally clean, that can usually not be taken for granted in Ethiopia. The pool is small but clean, gym is well equipped, staff is professional (also that's not self-evident): really nice place with international standards!

For the price you get your value but it is not a great hotel. The noise from the radio of the construction workers will wake you up for sure at exactly 07;00! The food is soso as is their breakfast but as i mentioned the prices are accordingly! Wifi was often not available but that seems to be an issue with all hotels in Addis. Make sure you get a room in the new area which look much better than the old wing rooms.

Staff with the right attitude but the place has a really incompetent management.
Generally speaking, this hotel is VERY NOISY, of a very bad quality, overpriced and with an extremely poor customer service. Food and drinks beyond overpriced, staff does not speak English, the restaurant is overpriced and horrible with high risk of infections or viruses. It is very poorly and incompetently managed and the GYM and Spa facilities are oversubscribed to locals and school groups of children. The pictures in the add do not reflect the real miserable setting of this beyond disappointing and dangerous hotel. Read details below before you book.
We moved 5 (FIVE) times to try and get a decent room because we had a long stay booking.
The main bad thing in the hotel is that the windows do not close properly. No room has windows that close properly and there are big gaps in the windows of the rooms that allow the noise, dust, pollution and cold through.
There are water leaks everywhere. Those in the restaurant with mould!
The only one thing that worked properly for us was the airport shuttle.
Safety risks not assessed properly.

Please note that there is no exaggeration in the below lines

We were offered a master suite in one of the occasions we requested the front of house manager to fix our room issues, yet we did not take the master suite because all luxurious rooms face the street and the road is one of the busiest roads in Africa as it is the airport road. On top, there is a bus station opposite all luxurious rooms (tacky rooms I should say) and NO WINDOW IN THE ENTIRE HOTEL close properly and has gaps

If your room is in the old tower, you will be lucky to have a smell and stained 30 years old carpet in your room. In the lower rooms, you’ll get the noise from the pool (see pool comments). If you are in the upper doors, you’ll get the noise from the terrace bar
If your room is in the new tower, you will have either the nine from the bus station and the main airport road if your room faces the street but if it faces the inside of the building, you’ll have the noise from the pool at all floor levels
Because the gym is beyond over subscribed and it offers free parking that is inside the hotel and between the two towers, you will enjoy all the noise that the locals arriving to the gym make EVERY DAY FROM 6 AM.
If a car alarm happens to get triggered, you’ll enjoy a car beeping for a while whilst they find the owner amongst the nearly 300 people that come to the gym and spa facilities you loved when you saw the pictures in the add of this hotel (hole).
House keeping staff making lots of noise outside the rooms from 7 AM, particularly if you are in the old tower.

The gym AND the SPA both have an OPEN MEMBERSHIP WHICH IS BEYOND OVERSUBSCRIBED with local residents.
If you think they don’t speak English at the restaurant, staff at the Gym and Spa, seriously do not have a clue! Hence, your booking will not be honoured.
The gym and the spa are beyond oversubscribed to any member of the public, so if you go to the small sauna or small steam room, expect to have other 10 people with you. In the male sauna, the gym members bring their underwear to dry, thats if they are not wearing it on as you must use short for hygiene purposes but none uses shorts, mainly underwear. But for hygiene purposes. nothing more unhygienic than that. We might have gotten the stomach infection at the spa facilities!
Women showers are normally covered with long and curly hair all over the walls
Men go through the showers to receive their massage at the ladies bathrooms which my partner did not really enjoy
Expect to queue for 10 mins or so to get a shower available
No ONE single person speaks English at the gym. If you call them they will hung up because they do not understand.
If you book a massage, it either gets cancelled or they write down a wrong time because of language barriers.
My Massage was cancelled three times and they got the wrong time on another occasion
If you want to be in a quiet place, since this is a SPA, you’re in the wrong place. Members hang around with mobile phones in the resting/relaxing area and all other areas. The noise from the overcrowded jacuzzi invades the entire place.
No rules are in place, making this place the worst of this hotel’s facilities.

You are having a laugh!
There was a water leak from the air-conditioning system whilst having a massage.
The massage room is inside of the women’s changing room and it is as noisy as the busiest underground you can think of so you can’t ever relax and it makes it a waste of your money. The masseur gets interrupted on a number of occasions by people knocking on the door and for no justified reason. The same happened three times I took a massage
Men have to go to the massage room that’s inside the ladies’ changing room!
Staff totally unskilled, it should be called “rubbing session” rather than massage

Internet is not great in Africa. But it does work in other hotels and offices.
At this hotel, you will need to request a modem into your room no matter which room you are in and to make it a little bit less worse.
You will need to request a written password EVERY DAY at the reception.
Internet will be extremely busy from 5 PM when many locals arrive to the hotel’s cafeteria that offered free internet!! so the bandwidth becomes extremely slow for everyone (brilliant idea, do you not think!?)

Make sure you’re not in the lift during a power-cut . Particularly in the old tower.
ALL rooms in the new tower get the toilets blocked and it makes a pool in the shower with water coming from the drain also because the new tower (3 months old) has massive drain issues. Be prepared to call maintenance every other day to unblock your toilet and to drain the shower because the drain wasn’t properly planned by the developer.
you will only get one key as per hotel’s policy, no matter how many you are
the TV in our room did not work for 20 days despite we requested staff to fix it for about 5 times
Windows do not close properly. We moved rooms 5 times including the most luxurious ones have no windows working/closing properly, so the noise, pollution, dust and cold get into the room every day and night!
Generally speaking, the building does not have the right internal and external isolation, you can hear your neighbour burping in the other room, the smells from outside (and from inside from other rooms) comes into your room through the night.

The pool is shared with local schools NO JOKE. (as a way to make money the hotel charges local schools so they can bring they children to the hotel’s pool). The fact is that there are nearly 100 children in the pool all day from 7 AM to 7PM EVERYDAY.
Different to what you seen in the add of this hotel, a pool that receives groups of local children come on a daily basis to receive swimming lessons (see photo attached)
They did not change the water in 25 days we stayed at the hotel but I can assure you, it contains 75% of children wee
If you want to take the sun in a quiet environment you will NEVER be able to do so because when is not the daily 3 or 4 groups of local children coming to swim; then you have to suffer the oversubscription with local residents that will spoil the quietness
In addition, if your room is in the new building facing the pool, the noisy people that use the pool will wake you up from 6:30 AM, seconded by the groups of children that start lessons from 7:30 AM, EVERY SINGLE DAY

Nothing around. Just two small supermarkets and local restaurants where you’re very likely to get salmonellosis (that includes the Cultural Restaurant opposite the hotel, trust me, if you visit that restaurant -recommended— do not eat, just watch the show)
A taxi to town will cost you £15 if you do not bargain to bring it down to £4.90
Lots of traffic, the hotel is just opposite the city’s bus station and besides one of the main roads in Ethiopia (Ring Road),make sure they do not give you a room in the new tower that is by the street.

Extremely bad food and very overpriced at London prices. no value for money at all. Terrible kitchen, bad food.
Bad hygiene at this place gave us both, my partner and me, a very bad gastrointestinal infection (fever, diarrhoea and vomit for 2 days)
The table linens are always dirty in most tables with residuals of food from the last customer. You’ll be lucky to find ONE table with cleans table clothes. This is on a daily basis.
Paying for the extremely overpriced breakfast included is not worth, nor is worth paying extra whilst you are there. Everyday the same food with no variation. Everyday, very bad quality of breakfast. The bananas they display for people are not even ripe, other fruits are from a can or totally disgusting.
Food is really bad and poor and extremely expensive (London prices)
Wait 40 minutes for the food to arrive and other 20 for the bill.
3 televisions and the music on at the same time, every day all time. If it wasn’t enough noise, a waiter heats big pots of milk every single day with the coffee machine make in it feel as if you were in a construction site having breakfast. EVERY DAY. No joke.
If you use the restaurant toilets, you will notice that one of them is blocked as it stayed like this for 25 days of our stay and they are dirty normally
Only one person kind of speaks English at the restaurant, then, it is beyond difficult as they confuse what you order, bring different plates, you have to wait for other member of staff to come and try to understand what is it that you want to order. Then when your order arrives, with something you really did not order, you send it back but staff have to pay for it, so, because you end up feeling sorry for staff, then you end you end up paying for something you really are not going to eat and never asked for. A REAL NIGHTMARE!!!! This happened more than 5 times and I am NOT exaggerating.
Staff has the right attitude but never been trained on customer services, which it makes it really clear that they do not follow food hygiene standards
Breakfast is a joke and again: London prices with horrid pastry, two or three fruits only and no many options to choose from.
The space is claustrophobic with no natural light, dusty and old curtains prevent the light in, tacky furniture and stained chairs.
Mouldy corners because of water leaks. I understand there can be leaks, but not cleaning the mould in a restaurant!!!??? that is just dangerous and speaks of the lack of care and attention of the incompetent General Manager.
One day, they gave me water for my tea in a very dirty pot. The dirty pot wasn’t as much of a problem as it was the extremely dirty water they brought me. I asked them to pour water in front of me from the coffee machine and it came out extremely dirty because they never clean the coffee machine. This was 5 days before we left but the coffee machine at the restaurant reminded dirty so they had to bring water from the lobby at my request. But it just tells you about the way this decadent place is managed.
Is so beyond frustrating if you have all these on a daily basis for more than 10 days! If you ask staff to bring hot water they bring hot milk! and so on! Obviously you’d never ‘feel home’ or comfortable.

Because only 1 (ONLY) person speaks english at the hotel, if you order something from the restaurant to your room you WILL get something else. I’ve ordered Spaghetti Ala Olio and I’ve got Spaghetti Bolognese and the waiter said that when you order the former, what you actually get is the latter!!, so that’s me trying to convince them I do not eat meat! and that Ala Olio is not the same as Bolognese!
Staff will hung up when they do not understand English, so you’d have to wait for someone that more or less understands to answer the phone.

A massive cloud of carbon dioxide welcomes to the lobby with a beyond tacky setting. The cloud is because the coffee lady uses coal to heat the coffee and the smoke stays within the lobby for about 45 mins and every 2 hours of so.
Since this is the only place where internet works (ONLY WHEN NOT FLOODED WITH LOCALS THAT COME FOR FREE INTERNET), then you have to inhale your doses of CO2 if you really need to send an email because internet does not work in your room! or nearly anywhere.

Incredibly expensive prices. Clothes comeback dirty and still with same stains. They lost a personal towel and did not even offer to pay it back for it or apologise.
Very beyond ridiculous prices for a very mediocre service. If at least they provide you with a “service” but, very frustratingly, they DO NOT!

The front house manager NEVER resolved one single issue. We contacted them by email and verbally but they never fixed ONE single thing we requested.

We contacted, the General Manager of the hotel who actually calls himself “Senior Advisor”. We didi it by email and coming to their office and talked to his PA three times. Being the only person that speaks English to a level in which we could understood each other, he first took 3 or 5 days to comeback to us and, only after I asked his PA to please do so (and this is after previously highlighting issues to the duty managers with no response)
When he eventually responded, then, whilst talking to us at the Lobby, he threatened and shouted at staff in front of us and everyone. Nevertheless, NO ONE SINGLE thing was resolved despite our continuous and repeated requests.
Then the self-called “Senior Supervisor” found me one day at the restaurant and said he was going to fix things, that was the third occasion he promised he would (this time he did not threatened any staff because no staff was around) but things never got resolved.

I paid about $450.00 usd in compulsory ‘service charges’ whilst at this hotel. After the “service” we received, you just feel it is a rip off! If it only was actually distributed amongst staff! but it isn’t!
Paying for “service” is more than understandable when you do actually get “service”, yet nothing, absolutely noting works properly at this hotel and one does not get “service” at all and according to my queries.

Staff are threatened with loosing their jobs if they make a mistake and are forced to pay for the bill if the customer is not satisfied or if they wrongly input a food item in the cashier/bill.

We ordered a vegetarian pizza because we wouldn’t dare eating meat or anything raw at this hotel.
The vegetarian pizza came covered with raw vegetables of all kinds. We said we did not want raw vegetables but we noticed the waiter had to pay for it if we did not eat it, so I had to give the value of the pizza to the waiter as a tip because he was going to be charged just because then kitchen is so awful.

On another occasion, a waitress had to pay for a mistake inputting a full breakfast rather than only one grassy croissant. So the restaurant manager said that “it was their fault and she had to pay for a full breakfast.

On another occasion, they brought me 4 eggs by mistake instead of 2, so i had to pay for the two extra eggs as otherwise staff would have had to pay for them. This, even when I used to write my orders so no doubt was left.

On another occasion, the masseur did not turn up on time (3rd time this happened), I was told she was sick. After I cancelled the massage and went to the sauna. 30 minutes later they said the ‘massage was ready’ as they forced the woman that felt sick to work.

If this hotel wants to charge prices at top standards, they need to understand that they have to provide high standards.

Also, they need to understand that there are some conscious people out there that will not support abuse to staff!
Why do you think I will support your company that makes staff pay because of incompetent management and lack of training? you are having a laugh and you have very inefficient and incompetent management approach

In sum, the management has no clue as in how to run a hospitality business. This is dangerous because no attention to risk management and food and hygiene standards is properly paid.

Staff have the right attitude but they’re not coached, briefed, trained, developed.

The hotel needs to invest in fixing all windows, the drain that does not work anywhere as they keep having blocked toilets and showers everywhere. They cannot relay on the spa and gym membership to make money because it is affecting costumers significantly.

Lastly, all pictures and hotel description are misleading as the reality is a totally different one.

I will never comeback and I will not recommend it to any of my colleagues, friends or family.

I will also make sure my extended network of relationships knows that this is not a place to stay.
