The property is in a fantastic location, round the
corner from the Bahia Palace and a short walk from the main square and souks, but far enough away to be quiet and peaceful. Some maintenance is needed on the property but overall it's a beautiful riad.
We arrived to a very warm welcome from Abdelhak, who explained some key areas on the map, recommended a few places to eat and suggested we could use the taxi at the hotel any time (he only needed 10 minutes notice) and that any trip, regardless of the distance would be 20€. Based on his recommendation we used it for the first night, but having called our own taxi for the journey home realised what a rip off this was - the journey home was only 5€ in a local taxi. Worth it for the airport transfer though.
We didn't really see Abdel again until we checked out. We requested a taxi back to the airport and were told we should have asked him earlier as it was too short notice now (we thought he said 10 minutes notice?) but suggested we share with another couple, which worked out fine thanks to the other couple being so accommodating. Upon checkout Abdel informed us we had to pay cash for the three taxi journeys we had made, I asked if he could add it to the room as we had no cash left and he got very shirty with me, insisting that I hadn't read his WhatsApp messages correctly
and showing me on his phone that he had told me this over a week ago. Fine maybe he did, but there was no need for him to be so rude to us - especially as this was our last impression of the riad. When we checked in he helped us with our bags and was so welcoming but upon checkout there was no such help as we struggled with our cases through the alleyways.
Anyway, we chose this riad as all the reviews said it was so friendly and the staff were so welcoming. In my opinion if you use their 'recommendations' so they can make extra money from you then I'm sure they are very helpful, but if you do your own thing then they are not bothered about you
I'm sure others would disagree, but all 4 of us felt the same way, having said that I think most people in Marrakesh are out to make money from you in any way they can so we shouldn't t have expected anything different from the hotel!
Overall the riad is nice, very clean and in a
great location. The rooms are nice, only a bath tub with a shower attachment, and the rug in one of the rooms was very dirty and stained, but overall the room was clean and housekeeping did a fantastic job during our stay.

Have just had a 3 night stay in Riad Dar One and we couldn’t recommend it anymore. Firstly the riad itself is beautiful, both the communal areas and the rooms, are just as they look in the pictures, stylish and clean The rooftop Terrance is the most relaxing place in the whole of Marrakech, with multiple loungers, chairs/sofas and of course the hot tub! The location is great you are so close to the main squares and city, yet tucked away enough that the riad is so peaceful despite being so central! We had dinner on the first night and the food was the best meal of our trip so highly recommend! And the hospitality of the staff is second to none, they are all so friendly and want to make your trip as good as they can! Abdelhak goes above and beyond to make your stay as good as it can be, great communication before you even arrive, always on hand to answer questions, recommendations, and beers on the rooftop! We will definitely be coming back and we couldn’t recommend it more, thank you Abdelhak and Hassan 🙏

Tip: when you first arrive, take the taxi arranged by Abdelhak so that they can arrange to meet you at the drop off, as you won’t find the Riad on your own! Once you’ve done it once it’s easy!

The hotel location is very difficult to find without their assistance as in heart of Marrakech at the end of a narrow alley. On reaching there the welcome was warming with the happy staff . The room without a window except the apartment door but was very tastefully designed the bathroom had a full size bath enjoying each morning
Nothing was too much inclusive of room service.

Many great points to this Riad - it’s clear that the staff really care about making it a good experience for the guests and the location is really good. The common areas have some really nice touches like books etc. They also let us use the common areas of the riad in the afternoon as our flight wasn’t till the evening, which was much appreciated.

I felt that some of the pictures didn’t reflect the current state of the Riad as some areas (like the roof terrace) looked quite run down with chipped paint on the steps leading to the hot tub , a broken parasol etc. Compared to some of the breakfasts we had in other Riads, our breakfast at Dar One was quite limited - no yogurts or offer of eggs. It would also be nice to be provided with a printed bill instead of via whatsapp.

What a nice secluded place to stay, but not far away from the Medina. Nothing is too much trouble for the staff who made us feel most welcome. The owner Jean, was great, organising a private transfer from the airport and a wonderful home cooked meal on our first night.

As there are only 6 rooms it was like being in a private home. The roof top garden was peaceful and relaxing after a busy day in the Medina.

Great breakfast every day, with a variety of fresh fruit, yoghurt with warm pancakes & bread, plus a pot of strong coffee to set us up for the days exploring.

Would highly recommend staying at this place if you visit Marrakech.

We enjoyed our stay so much; and have already planned our next trip this spring.

This is a beautiful Riad with the most helpful team. From arranging our journey from the airport, to walking us to our next transfer to make sure we got away safely, the service was perfect.
We were met near the Bahia Palace and helped with our luggage which is needed to get your bearings! Don’t be put off by the narrow passageway leading to the Riad. You turn a corner to see planters and lighting leading you to the entrance and you know you’re there. We were greeted with traditional Moroccan mint tea and biscuits before being shown to our room.
The room was stunning and was very comfortable. Ours had a huge bath we didn’t want to get out of.
We arrived late so pre-arranged dinner in the Riad on the first night in the main lobby come dining space (which is also where breakfast is served) which was delicious. Afterwards we were given a map and had a chat with one of the managers who gave us some tips on what to avoid/how to navigate the city, such a wonderful touch.
Breakfast was also great and we loved the rooftop area to relax after a busy day exploring.
All in all we can’t fault the place so if you’re considering booking you won’t regret it.

Nobody knows exactly how many times I have stayed at Dar One as we've lost count but I have visited regularly since 2008. So why if I love this place so much am I only now writing a review? I used to write a review after each visit but as there were so many this platform decided that they must be fake and removed them all. Stop searching and just book as you won't find better. The riad is amazingly beautiful, spotlessly clean, perfectly located and the staff is outstanding. I absolutely adore the staff starting with the owner Jean Peres. When you book (do it directly with the riad), you will deal with Jean and he will help you with any questions you may have. He is an organising genius. He will arrange anything you need, be it a transfer from the airport (do it!), restaurant recommendations and reservations, spa advice and bookings, Atlas mountain tours, balloon rides - whatever your requirements, Jean is your man. He will help you regardless and no need for bribes but he is extremely partial to mature English cheddar! Amina is the cook and in my opinion a dinner cooked by her is the best Moroccan meal you can eat in Marrakech. Abdel runs the riad during the day. Not much to be said about Abdel other than he is perfect. Dar One is a very special place. It is stunning and so tranquil. It is about a 10 minute walk to the madness of Djemaa el Fna and the main souks so the perfect calm retreat after a day of sightseeing. But be warned - go there once and you will want to go back.

Overall the service was good but you're likely to find better value for money elsewhere. On some evenings the air-conditioning in the room wasn't working well (though had informed the staff). Breakfast was good but the evening meal was mediocre (you can get really good food at Jemaa el Fna in the evening or surrounding Medina area). Most of the rooms face directly into other rooms or the breakfast area so, with the curtains drawn, the rooms are pretty dark. Upside is the bathroom had a great stone bath. There are little facilities/amenities though they will arrange a massage or cooking class for you (though not in the riad) if you ask. The walk thru the alleyways to the riad is not lit so for solo travellers may just want to be extra cautious, though I faced no issues walking in and out on my own.

This place was a great find. Location was excellent and as for the service... Top notch. Abdul was fantastic giving us lots of help and advice, booking various things for us and making sure we had everything we needed. Mohammed and the ladies who did breakfast and cleaned the rooms were also fantastic. Would definitely recommend

This place is an enigma. Excellent location, great roof terrace, comfortable beds, and spacious bathrooms. However, to be bombarded by multiple emails prior to arrival for (overpriced) transfer from airport, welcome first night (overpriced) dinner, and excursions, plus repeated requests for arrival time, which was answered four times, was disappointing. Mediocre breakfast, lighting in bedroom that was too dim to read, and broken light in bathroom which was reported several times, but not fixed. The staff we encountered was a mixture of over friendly and disinterested.

I can't comment on the parking but I stayed in the ground floor room and it didn't have a name but was beautiful. I'd say it was quite wheelchair accessible - there may be the odd step to contend with but that is the same with the whole of Marrakech!

We took up all 6 rooms at Riad Dar One. My girlfriend stayed at the rooftop room. I asked her about the noise level up there and she said no noise. It was quiet. Hope this helps.
