Currently staying at this hotel : to avoid, not worth the price and the other reviews, very disappointing. First of all there is a huge construction just in front with drilling, hammers and workers screaming all day , it’s extremely noisy from early morning to evening. So if you’re looking for a quiet riad that’s too bad.. As a matter of fact you can’t even use the swimming pool or the terrace because they are just in front of the construction which make them super noisy and dusty. The staff doesn’t seem to care. The service is quite poor : the front desk guys prefer to look at their phones all day and smoking outside instead of taking care of the guests, on top of that half of them speak very poor English. Only 1 or 2 guys serving for the whole riad. We are very far from the standards of this range of hotel price. That’s really shameful. The swimming pool is frozen, impossible to swim in. Anyway with the construction in front you don’t even want to use it. The rooms are nice but you can hear everything from the neighbors , talking, spitting in their bathroom, you better be lucky with your neighbors , which is not our case. There is no real restaurant in the hotel, so be ready to go out every night for diner. Impossible to get correct temperature in the shower , you whether get burn or frozen. To conclude for more than 300$ a night you can get something really better, or simply worth it. Photo of the “beautiful view” from the terrace attached.

Visited this hotel for four nights. I cannot rate this high enough! - very clean luxury hotel. - such friendly staff who would really do anything to welcome your stay. - the hotel is linked to two other Riads which you may visit anytime and sit for any non-alcoholic drinks for FREE! Highly appreciated in this buzzing city. - located in the centre yet once inside you’d never hear any sound from outside! - spa is not to be Moises. Hammam is perfect , clean with friendly Khamissa . - all receptionists were absolutely friendly and gave us excellent honest tips for touring Marrakesh.

Riad Kaiss is a uniquely peaceful and charming boutique Hotel, filled with delightful details, architecture, gardens and roof terrace. The staff is super helpful and attentive. I loved the welcome in the small lobby space, with tea, dates and cookies, where a staff member told me all about the Riad and walked me to all the special areas. He also asked what I wanted to explore in Marrakech and showed me the locations on a map. Room #5 was charming with a tall 4-poster bed, a beautifully decorated ceiling and windows facing the garden. Breakfast in the garden or in one of the niches facing the garden is wonderful! I had a Hammam treatment, which was very good. This Riad is like a small delightful heaven in the middle of the busy Medina and i warmly recommend staying here! When/if I return to Marrakech I want to come back to stay in room #10, which is such a delightful suite with a private courtyard at the roof top level, where a French Architect lived for 37 years.

Thanks so much for writing about our place. Yes, we are a haven away from the hustle, bustle, noise and drama of Marrakesh. Room 9 is the upstairs suite (with an additional small living room with a fireplace for winter and a private courtyard). You can have your breakfast upstairs on your own terrace and spend days lying in the sun up there. Our riad has a very interesting past and the design and styling are very beautiful. From the moment you step through the doors, you feel transported into paradise. The staff are just incredible, nothing is too much effort, and always with a smile on their faces. The riad is utterly stunning, lush courtyards, fountains, seating nooks tucked away everywhere. The terraces are exquisite and the pool is perfect for cooling down after a day exploring. Each room has a different theme, beautifully decorated with Moroccan treasures. I can't recommend it highly enough, and can't wait to go back.

I can’t say enough about my stay at Riad Kaiss. It’s an oasis in the middle of the chaotic Medina. The garden is serene, the pool relaxing and the rooms spacious and well decorated in the traditional Moroccan style. The food was delicious - daily breakfast was great! The location couldn’t have been better. It was a 5-10 minute walk to Jemaa el Fna and centrally located near many great restaurants. But most of all, the staff went above and beyond to make me feel comfortable. So much so, that I felt like family. A big thank you to Houdaifa for arranging tours and dinner reservations and ensuring that I was well cared for. I can’t wait to go back!

Beautiful property ,delicious food, and fantastic accommodations. My stay at Riad Kaiss was so relaxing and lovely. From the delicious and healthy breakfast each morning, in-house hammam and massage, to a nice swim in the evening at the rooftop pool, I felt pampered and relaxed. The staff is extraordinary-- they helped plan excursions, daily jaunts, and coordinate any transportation seamlessly. They all speak multiple languages, are knowledgeable about local arts, traditions, history, and crafts, and are so kind. A huge thanks to Houdaifa for your excellent care. I am already trying to steal away vacation time to visit again.

Beautiful place. The staff was amazing, the location is perfect. The staff was very accommodating, the service great. Very comfortable and with everything we needed to relax and have a good time. You can walk around to restaurants and shops, the staff give you great ideas and provide any service you may require.

This Riad really made our trip - we felt like we were at home in a quiet, peaceful, and relaxing space - in a quite hectic city! Everyone was so beyond kind and helpful, with great recommendations and accommodations. The amenities were very private too, rooftop + pool were amazing touches!

We spend a lovely holiday in this Riad, every thing was excellent, very clean, close to all tourist attraction, delicious breakfast included, very nice hamam. It meet our expectations and it was a reasonable price for the high level service that we received. I strongly recommend this Riad.

We have a small (9 rooms) riad which is actually 2 riads joined together so there is a lot of space and communal areas to lose yourself, rest or relax. Our upstairs pool is a quiet haven to read and cool down especially in the summer days. We have a nice rooftop terrace, with sun loungers, so you can enjoy a nice drink and watch the sunset or just snooze and let the light breeze lull you to sleep.
