We had a great time with the whole place available only for our group retreat. The Riad is perfectly located in the upper side of the Medina, in a short walk from the main shopping streets and sights of interest like the Blue Gate, Madrasa Bou Inania, and more. Thank you Hicham, Fatiha, Zacarias, and Nahima for the authentic hospitality in this beautiful riad!

This review was long overdue since I stayed there mid November 2015 and only writing this a couple of months later. Sorry Hicham...

I really like the interior of the Riad and the complimentary breakfast was generous. Really near to the Blue Gate, the old market and not far from main attractions in it.

The attentive caretaker was also very helpful and accommodating.

A place to stay if you are in doubt when searching, truly.

There are 20 jasmines and roses and amazing scent in the garden of the Riad! Riad Au 20 Jasmins is a very nice place for staying in Fes - good location, splendid building and rooms and professional staff. We were welcomed with mint tea and cookies, that helped us to relax after the trip. Hicham was very helpful in arrangement of excursions and very professional in service. Breakfast prepared by Fatiya was perfect and we had it in the garden of jasmines! We made a mistake not ordering the dinner here...

The wooden door of the Riad opens to reveal an absolute gem of a riad. It really feels like stepping back in time to how a Riad may have been when it was first built. It was like staying in one of the riads which have been converted into museums - all the detailing was so beautiful and felt very authentic. The location is good and the staff friendly.

Fes and its medina have all the culture and wonder of classic Morocco that you could ask for. That's why tourists go. But before you book, make sure you're getting the authentic experience. There are riads..and there are authentic riads. I struck gold with Riad au 20 Jasmins. It's the real deal. I knocked unannounced on the door and was welcomed in to this, the most incredibly and authentically renovated riad I have ever seen (the delightful owner knows her stuff - her family are from Fes and she's an architect). The welcome was warm, the rooms lovely, the beds comfortable. The food was consistently refined and tasty - some of the best I have ever tasted. I was given space when I wanted it, friendship, good advice when I asked for it and had a simply wonderful stay. There is no way to visit Fes without enjoying a memorable experience, but Riad au 20 Jasmins and its wonderful team made my stay something even better - Fes and this riad are places I will return to again and again. Stop reading and try it!

We lucked into this hotel via an online search engine and were BLOWN away. It is truly a palace hidden within the myriad of streets that make up the medina area of Fes. We were greeted with wonderful tea and snacks by the manager and taken to a small room we had paid for. The hotel was empty so he gave us the option of a small increase in price and in return we had what could only be described as a presidential suite. The staff who made us breakfast each day were wonderfully welcoming despite the language barrier.

The location is very central, but difficult to find! Be wary of offers to help you find it as they generally end in demand for an unreasonable payment (as we experienced).

This riad exceeded expectations as I learned that you can't judge a book by its cover, certainly not in Morocco. As I was traveling with my mother, 78 years young, I was hoping it would be alright. Through a doorway, down a couple of dimly lit steps, We entered into a grand and opulent main room with beautiful mosaic work, wood carvings, intricate plaster work, lush furnishings, and what must've been 40-50' ceilings. All rooms face and open to the center which is open to the sky. Our host, Hicham, was charming, funny, polite, and a wealth of information. Our room did not disappoint, furnished with rich textiles, and velvet curtains, air conditioning, it was very comfortable. We dined in one evening and had a wonderful meal comprised of 6 starting salads, followed by a simple tagging, and fruit. Along with a fantastic bottle of Moroccan wine, we were very happy and full. As a professional chef, I could appreciate the quality of food set before us. I highly recommend this riad to anyone traveling to the wonderful city of Fez.

I would only add as suggestions to improve are good reading lights and to address the shower curtain which if not pulled inside the shower, leaks all over the bathroom.

This beautifull riad lies in the medina of fez with a peaceful garden and gives you the vibe you hope for in Fez. Hicham, the manager was very helpful and friendly. He made our stay at this 'palace' complete. The food is good too! The only downside is the price, which is a bit high, but the looks and vibe of this riad is worth the money (and Riads in Fez were not very cheap overall)

This is a beautiful property in the heart of the medina in a great central location. The main rooms are very impressive and the gardens are beautiful , full of roses ( and jasmins!) and a real oasis . The food is really outstanding and i really mean some of the best i have ever had in my many trips to morocco. The wine is local but beware! the prices are marked up significantly. We stayed the first night in the smallest room and this is really nothing special. we then moved to a bigger room which was much better. The host/hostess are knowledge and helpful.

Some webs rate this Riad as "impressive". Well, they're many impressive riads in Fez, but this is not one. The building is nice and could be a wonderful riad, but it's poorly managed and maintained with a result far worse than in pictures.
It's definitely not a 4 starts hotel, as pretended, rather a B&B. Two people take turns 24 hours, sleeping in the sofas. They do their best, but this is not the kind of service one can expect.
Breakfast is correct, not excellent.
The rooms in the upper floor are too hot, even in April. Those in the terrace level may be hell.
In short, considering the fares, choose another place to stay.

ps. All this lack of professionalism is consistent with the first problem we had with the riad, they overbooked and ask me to cancel the reservation. Only thanks to Expedia pressure they accept to keep our booking. Bad idea anyway...
