This was a decent place to stay when we were in Belize. The rooms are woefully out of date and need to be updates. Lots of mosquitoes so be careful. Also the amount of seaweed that has to be cleaned from the beach each day by hotel workers was striking. We did not swim there as the seaweed smelled. The pier bar was a nice place to get a drink. The boat taxi picks you up very conveniently and you can go to other parts of the island conveniently.

Nice quite secluded resort on the north end loved the staff and the new bar on the pier is a great addition to the stay. The food is local fresh and prepared by true chefs loved every minute the lagoon has a great abundance of sea life but do watch out for the lion fish there are a few but the local divers are doing a great job eradicating them as they are not native to the area and they are putting the reef back in balance

The Belize Barrier Reef just offshore is home to many marine creatures. Lionfish are an invasive species that are now found throughout the Caribbean. There are local efforts to remove them and many restaurants serve lionfish on their menus. It's delicious! We hope to host you again in the future.

Our first visit to Belize and Ambergris Caye was particularly good because we stayed the entire 12 nights at X'tan Ha. We were lodged in a garden villa on the backside of the property, which had a master bedroom and bathroom upstairs, as well as two smaller beds which could have accommodated two more people. We used that space for staging our gear and clothing. The kitchen was serviceable: full size fridge with freezer, stove top, oven, microwave, and enough counter space to prep food. Nice to have two pools on the property, as on windy days, the pool in back was more sheltered. Restaurant serves quality meals - breakfast through dinner. The best part of the stay was the staff - from the workers who labored daily to keep the sargasm raked out of the water and off the beach, to the maintenance staff, and kitchen/bar staff. Highly recommend taking the Sandy Point Resort transfer boat as they do a great job getting you efficiently from the airport to the resort.

Normally we stay at all inclusive resorts so for us this was different. When we arrived at the resort we were greeted at the dock offered some rum punch and were brought to the front desk were we checked in and brought to our room the room was pleasant with a small kitchen separate bed room and a nice bathroom. We were on the second story with one room below us we had a great sea view.

I never leave reviews on trip advisor but my experience really bugged me. Tl;dr. : I WOULD NOT recommend staying here When we arrived at the airport in San Pedro, we tried to arrange transport to the hotel and were told by airport staff that XTan Ha will send for complementary transport. We were not aware but pleasantly surprised. A taxi driver even told us that they reimbursed for a taxi from the airport strip to the water taxi so it seemed as if their service was quite excellent based on this initial experience. Then when we arrived at the facility (a good 30 min by boat from San Pedro), we checked in and were surprised by how much EXTRA you need to pay for outside of the cost of the hotel. For example, we were interested in exploring the Caye and thought about renting a golf cart... However, we quickly forgot that idea since the rental costs more than $200US/day. Another expense is if you lose your key or towels - that also costs more $$. (How many guests could have possibly lost their keys or towels that this is such an issue for them? I digress). Fast forward to the end of our trip when they charged $25US/person for our water transport to and from the hotel to San Pedro which we were initially told was complimentary. The most annoying part is that the only way to get from San Pedro to the hotel is by boat or land taxi ($50US each way and on a bumpy dirt road so not a great option). So that leaves you with two options for boats: the water shuttle service ($10US/person and leaves at scheduled times) and the other option being the Sandy Point Hotel's boat which also leaves at scheduled times as they make stops at many of their resorts. We were frustrated that this "service" was initially marketed as free and then once we were out at the resort and had no alternate mode of transportation were told about the high fees for this service. Nothing feels worse than a place charging you more because you are from the States and they have a "well, you can afford it" attitude. Furthermore, when we brought up how they did not inform us of these charges in advance and how we were blindsided they just shrugged and said that that is how it's done at their hotel. It was very deceptive and manipulative on their part and thus I WOULD NOT recommend this hotel.

We do not offer complimentary resort transportation from San Pedro Town to the resort and this is clearly stated both on our website and in the pre-arrival information that every guest, including you, receives. Likewise, golf cart transportation is not included in your resort reservation and this is not something advertised or common practice in Belize. We do offer golf cart rental on-site for the convenience of our guests. We are sorry that your expectations for what is included in your reservation were out of reach. To clarify for any other travelers reading here: The cost for round trip transportation from San Pedro to our resort on arrival and departure only is US $25 per person and we never refer to it as complimentary.
