My recent stay at this hotel was an amazing experience overall. The hotel's prime location, just a short walk from both the beach and the city center, made it incredibly convenient for exploring the area. The staff was exceptionally helpful and friendly, and I want to give a special thanks to the manager (😉 thanks for 3015)

The rooms were clean, comfortable and well-maintained with a sea view.
The breakfast offered a variety of delicious options to suit diverse tastes.
Additionally, the presence of free parking was a huge plus, eliminating any worries about finding a spot for my rental car which we almost didn't use.

It truly made our stay in Ayia Napa memorable with exceptional value for money.

We stayed at New Famagusta in the second half of November, when most hotels in Ayia Napa are closed. This hotel was one of the few open.
What I liked: very large rooms, clean, they provide adapters for sockets, the location is close to the sea and the main street, they bring fruit to the room.
The staff is very friendly and tries to help with everything. I especially want to mention Victoria, who helped in every way she could. We were leaving early in the morning, and she arranged for sandwiches to be prepared for us on the road.
We only had breakfast, but for those who are interested, the hotel restaurant also serves lunch and dinner.
The air and water temperatures in the sea are approximately the same - 21-22 degrees, but during the day it was sunny and we swam. In the evening it is very beautiful in the center as the city prepares for Christmas.
What we didn’t really like: weak and unstable wifi signal in our room.

Drove up from our main hotel in Paphos to spend a couple of days & a night in Ayia Napa. Unfortunately we planned and pre-booked visit while in UK for what ended to be hottest day in years. We spent the afternoon at Nissi beach & returned to this hotel to get ready to go out for something to eat & a lovely evening. I got into a much needed shower. Water was ok few mins then warm water went to very hot & cold went to boiling! Partner went down to reception (I couldn't as covered in soap & shampoo) They were already aware we had no cold water. The Manager shook my partners hand a couple of times, gave his word & said they were working on it and would be fixed within 30 min. 45 min later still only dangerous boiling water. My partner went back down. Receptionist said "The Manager has not kept his word then" & said about another 30 min. My partner had to go and get some large bottles of water to I could rinse off my hair etc. A further 45 min later and still nothing. Partner went down again and was told another 30-45 mins hopefully! By now it was 9.30pm still only boiling water so we had no option but to go out for something to eat without having been able to have a shower. Evening was totally ruined. We spoke to a different Manager the following morning before checking out. Very unhelpful and was either given a lot of false information or she was deliberately lying to us. She said the water was only off for 40 min (must have been over 3 hours), said visitors in the rooms affected were informed (apparently water for the front rooms of the hotel come from the mountains so not all hotel rooms affected!) We were in our room no one knocked or called the telephone in our room then said that everyone was offered a curtesy room to have a shower in. Definitely not. We had to go down 3 times to get updates on when we may have water for a shower and nothing was ever mentioned even though they knew we were waiting for showers to go out. We only wanted to be able get clean and some honesty from Hotel Managers. Managers Customer service 0. Wifi non existent, air con poor and couple of room lights also not working.

So, I normally do not even bother with reviews but I had to create an account just for this hotel specifically. Starting off, I booked this through booking.com, unfortunately, my experience was far from satisfactory. Upon arrival, we were informed that the hotel had a broken sewage system and that we, along with six other local families, needed to move to another hotel for the night. This was incredibly inconvenient as we had to carry all our luggage to the new location. Upon returning on the original hotel the next day we were given to sign a disclaimer form, which we refused. While the hotel itself isn't bad, the management and reception staff left much to be desired. The local reception staff, in particular, were indifferent and unhelpful, showing little concern for the inconvenience we experienced. When my room key card stopped working, they claimed to have fixed it, only for it to fail again. It wasn't until a technician intervened that the issue was properly resolved. The technician was professional and very helpful, in stark contrast to the reception staff. I had to wait 1 hour in order to go back to my room and since I suffer from IBS it is very unhealthy and bothersome for me. Adding to our disappointment, we noticed that other families who were also relocated were given free meals as compensation, while we received nothing. Furthermore, we experienced several other issues during our stay such as there was no safe parking space available for our vehicle and the fact that the number of sunbeds provided was inadequate making it difficult to enjoy the pool area. On a more positive note, the bartender and the manager of the restaurant were excellent. They were professional, friendly, and provided great service, which was a refreshing change from the rest of our experience. Despite the positive interactions with the restaurant and technical staff, the overall treatment we received, especially from the reception, was highly disappointing. I would not recommend this place especially if you are Cypriot, as it's clear that the hotel does not prioritize the needs or comfort of local guests. This experience has left me with a very poor impression of the hotel and its management, although I did appreciate the efforts of the bar/restaurant and technical staff.

I was in Ayia Napa with friends from October 5-9. We were accommodated in the farthest building of Arsinoe. We got rooms with a sea view, despite the fact that we ordered ordinary ones.
Hotel advantages:
- great location. Close to the sea, Pantachou beach. To the central street and to bar street.
- Nearby there are restaurants and two supermarkets
- Friendly Russian-speaking staff. Vika and Natasha at the reception are very friendly.
- Comfortable rooms. By the way, they no longer take a deposit for the air conditioner remote control, as well as a fee for using the refrigerator and safe.

Minuses:
- the shower door did not close well
- breakfasts could be more varied.
In general, the hotel can be given 4+. A good choice for a holiday for a reasonable amount

I do not recommend this place to anyone! The room was run-down, the wardrobe was rotting, and there was a small empty space filled with construction debris! Despite leaving money for the cleaners, they did not clean properly; the entire room was always dirty! The room and the bathroom were full of ants, and on the last day, we even noticed ants in the bed! There were no blankets in the room, so at night, we had to cover ourselves with what was used to cover the bed during the day!! The people at the reception and the bar were not friendly, everyone was grumpy and rude. The breakfast was good for the first two days, but after that, it became boring and monotonous! The edges of the pool were full of algae and dirty! There was a blockage in the bathroom, and one day, the cleaning lady deliberately turned off the water going down the toilet! Please don’t book here; you can find better options elsewhere for this amount of money!

We had this booked with friends who are visiting (we live on the island) and they have moved us hotel and raised the price saying that its because we didn't state the children's ages. Which we did on booking.com. They only did this after they realised we had friends staying there and would have no choice than to accept (we asked to be close to each other in an email). We cancelled regardless and will find an alternative.

The new Famagusta Hotel is an excellent choice for guests of Ayia Napa, the family atmosphere and many useful services made our stay here very pleasant.
The perfect location of the hotel. Very close to the sandy beach, the center of Ayia Napa, an amusement park, many restaurants and various infrastructure.
Starting with the reception, I can safely put 10 points out of 10 possible. Friendly, responsive, polite staff left pleasant impressions about the hotel.
Perfect value for money.
I can safely recommend this hotel for a family holiday
