As someone that always goes to the reviews to decide if the hotel is worth staying at I feel I have to leave my own review to help others.
We stayed at Nissiana Hotel from the 20th September 24 for 7 days and oh my god its a lovely hotel. We didn't arrive until midnight which would normally mean food and drinks were finished for the day however, the lovely gentleman on reception advised we were more than welcome to have something to eat and drink. We went up to our room which was just your standard room but we had been left food and drinks by the staff which was a nice surprise.
The room was clean and beds were very comfy. Little shampoos, conditioners and body washes left in the bathroom and were topped up daily even if we hadn't used them.
The room was cleaned daily and beds were made up beautifully with towels made into swans. My son took his Teddy which, when the staff went into clean the rooms they had tucked the teddy into bed, my son thought this was lovely that his Teddy had been looked after 🤣. The housekeeping ladies were very friendly and greet you whenever they see you.
We stayed her all inclusive and im so glad we did the food was delicious and there was a different selection each day, the chef came out to greet everyone and to make sure everyone was happy with what had been put out. They didn't just top the food up they replaced with freshly made options.
The bar staff were very good, cocktail making was superb. Very polite and professional.
The pool was on the slightly chilly side but believe me it was needed in the 37degree heat. The pool was very well maintained having regular checks done on the levels.
5 minute walk from the beach, around 15 minute walk to Ayia Napa, supermarkets around 2 minute walk in all directions.
I could go on and on but I'm guessing most people won't have read the whole review.
I honestly cannot fault Nissiana Hotel and will most definitely be returning

Visited the hotel 8-15th May as a family of five ( four adults and one child). This was our second visit in six months. There are better hotels in the area equally there are worse, I fell that the Nissiana represents value for money which is all you ask for. The food was good and plentiful. On the all inclusive package, the bar and snacks were always available with no great queues. Special mention to the restaurant staff who were very friendly and helpful and efficient. I liked the fact that you paid a deposit for a room safe that is returned at the end of the stay in full. Please do not under estimate the location of this hotel, it is about a five minute walk to Nissi beach, a beautiful beach. A taxi into Aiya Napa is 10 euros and 50 euros to Larnaca Airport. There was entertainment on for five of our seven nights from a children’s magician, a parrot show to adult singers. The hotel has a large pool with depths ranging from .85m - 1.45m the second children’s pool was .45m. …finally, there was no towels on sunbeds at 6.00am! There were plenty of sun beds to accommodate.

Very good food, always free sun loungers by the pool regardless of the time of day, always free tables in the restaurant. Breakfast is the same every day, but there is plenty to choose from. Lunches ok, themed dinners. Clean hotel, friendly staff at the bar. The bar is open from 10am to 5am! The tables in the restaurant were cleared very quickly. Drinks for lunch and dinner ordered from the staff (sometimes they could be faster). The all-inclusive drinks menu is OK (local alcohols). Between main meals, snacks can be ordered at the bar (from the all inclusive menu). Large, spacious rooms, large wardrobe, drawers, good lighting, nice large balcony. The downside is the heavy keys. Two very fast elevators. Rooms are cleaned every day, towels (including beach towels) are changed. Very close to Nissi beach and the promenade with shops and restaurants. Close to the bus stop. Free hotel parking. Nice pool area - lots of palm trees and greenery. We asked for two rooms next to each other and our request was granted. For a 3* hotel, it exceeded our expectations.

We normally stay in 4 Star hotels so did not expect much, but we were very pleasantly surprised with the quality and standard of all the facilities.

The rooms were a good size and very clean. The bed had a great mattress, although a 'double room' consisted of two full size single beds made up as singles and pushed together.

We were on an all inclusive deal and the food was of a great standard and a good selection everyday.

Towels were changed daily and towels provide free for pool/beach.

The pool area was good and even though it was early season it seemed there were plenty of beds .

The hotel is close to the beach and shops and is well served by the local bus. Bus fares are cheap and there are daily and weekly tickets that make getting around really easy. We went to Protaras, Ayia Napa main strip and Makronissis beach easily. If you prefer taxis, haggle and its a good idea to go to a bus stop and encourage other travellers to share. All taxis are stretched Mercedes and have three rows of seats so getting a larger family in is great.

We would happily stay at this hotel again and thoroughly recommend it.

I will definately not return to this hotel again.
Food is not tasty, WiFi is awful, it is disconnecting every 10 second. They don’t put water in rooms (only first day), there is no napkins in rooms. They give water, juice, coffee only in breakfasts, and if you want to drink a water at dinner or supper you have to buy it. And also they don’t put coffee in rooms every day until you inform about that at reception. And when the guests are noisy after midnight, no one warns them to be quiet. Only advantage of this hotel is the location, about 100meter from the sea. Also the stuff is nice and helpfull. That’s it.
And while I was writing this review the WiFi was disconnected 7times.

I had a wonderful stay at this hotel as a single traveller. I found all of the staff to be extremely friendly and welcoming. My room was very spacious with all the latest amenities and two comfortable beds. The bathroom was modern and the room had very good air conditioning with a safe which was free of charge with a small deposit required which was returned upon leaving. The buffet-style restaurant served delicious food for every meal that I had. The swimming pool area was set amongst beautiful grounds with plenty of sun loungers to choose from. The hotel itself was only about a ten-minute walk from the famous Nissi beach and music bar. This very modern hotel was clean and well kept throughout. In the basement, there was a lovely indoor swimming pool and great gym facilities. The local bus service ran from close to the hotel into the centre of Ayia Napa and other parts of the island. Overall my stay at this hotel was very enjoyable indeed and I could highly recommend it, especially to families wishing to stay here, and single travellers such as myself, as well as couples.

Just come back from an 11 night stay here in August. We booked half board and stayed in a 1 bedroom bungalow which are situated across a road from main complex. Room was clean and kept clean each day, aircon was freezing which was a life saver. Road outside is noisy especially with motorcycles at nighttime. Pool was good very warm but they also have an indoor pool which was freezing so good to cool down with. Loads of sun loungers with no need to rush. Food is basic but acceptable. We hired a car for 7 days and hotel has plenty of parking. All in all a good visit and hotel is situated well for exploring.

Just back from a lovely 10 days holiday staying at the Nissana, We arrived around 23:30, we were checked in quickly and efficiently by a very helpful and friendly receptionist. As the buffet restaurant and snack bar had shut for food they had put some sandwiches and fruit in our rooms nice gesture after a long journey.The bar was open for all inclusive drinks till midnight. Bar staff again were friendly and never really had to wait too long to be served. Only thing was with the all inclusive you can’t have bottled water just glasses which is disappointing, ended up buying our own from the local shops as was cheaper than they sell at the bar, also would like a few more selections on the all inclusive drinks like ciders or spiced rums but that’s just my personnel preference. The location was good there are a few shops and restaurants with in a 5 minute walk either way out the hotel and a lovely bakery that is open really late. Also Nissi beach is roughly a 5 min walk as well. If you wanted the ayia napa strip or where you find a lot more restaurants and bars it’s roughly a 30 min walk or a €10 taxi. We went out for a few meals, The Olive tree was lovely and also Gardens restaurant which is near the hotel. The Buffet restaurant had a nice selection of fresh food and always found options to eat, deserts were good. Only negative thing is like most all inclusive buffets they do get a bit repetitive especially if you do more than a week as they only have a 7 day cycle. The pool area was spacious never had a problem finding a sun bed. They have a kids pool and a nice sized family pool with access for all, Nice little sun trap. Another thing was the night time entertainment they only had it on for 3 nights out of 7 this may differ in peak times of the year. The entertainment was only on for 30-45 mins and again if you are staying longer than 7 days it’s repetitive, This is a family hotel and not much to do in the evenings with no entertainment provided on all nights. There is a pool table,table tennis and a few arcade machines. I can’t fault any of the staff always so helpful and friendly and work so hard to make sure you have a wonderful stay and that all areas are clean and tidy. We had a room on the first floor with a balcony over looking the pool and kids play area, the room was cleaned daily and had good air con and was spacious enough for what we needed. We had a few requests for the reception staff from booking us taxis and directions even a room change and all of this was done with excellent customer service. Thanks for a lovely stay and would definitely book again if we come back

Pleasant 3* hotel close to Nissi Beach (5 min walk) and many shops and restaurants.
Bedroom:
We stayed in a superior family room, with comfortable bedding, cleaning and servicing every day. The only downside was that our room on the 1st floor was quite noisy due to poor soundproofing and the proximity of the reception hall.
Catering & Bar:
There is a bar with good quality drinks and cocktails.
Only one restaurant with buffet, the dishes were good, I would have appreciated if the cold buffet was a little more varied, very good dessert buffet.
For the drinks service, we would have to review the concept, because we often had to wait several minutes before taking our order (we had the AI formula) and no possibility of helping ourselves due to the different board formulas.
Pool:
There is the main swimming pool with deckchair around it as well as an indoor swimming pool. There are also play areas for children

The rooms are not as nice as the pictures on Booking suggest... The statement of a hotel employee: "It's obvious that we only upload the nice pictures." I find that very worrying.

Otherwise, the service was super friendly and helpful! It was cleaned every day, the drinks at the pool bar were super tasty. My favorite: Mojito. My wishes were also met without any problems (no sugar, please).

The evening buffet was usually good. Not great, but OK for the price. Different themes brought variety, although the fish was mostly the same, just with a different sauce.

We were disappointed with breakfast. Apart from a few sliced apples and banana pieces, there was nothing healthy to be found here. The only bread available was toast slices.

Since there was an evening buffet, as well as rolls and a large selection of fruit, we always secretly took something with us for breakfast in the evening. ;-) That's actually quite sad.

Apart from three nights when drunk guests were very loud in the hallway at night, we slept really well during our ten-day stay there.

Another big advantage of our rental car was that we could park our car right in front of the hotel for free.

The walk to the beach was really short and absolutely fine. There is no sea view, however. Nissi Beach was also extremely crowded, despite it being October. So we actually mostly drove to another beach a little further away in the rental car.
