From the moment we checked in, we felt at home. The owner was very friendly and helpful and gave us tips on what to do in Dunedin. Our room was spacious, modern and spotless. It had our own free washing machine/dryer in the room which was great cause we had accumulated some dirty clothes. The bed was comfy and the bathroom spacious with liquid soap/ shampoo and plenty to nice fresh towels. The shower was amazing and I was tempted to stay in it too long. We had a large TV with sky sport and Netflix. What more could you want. We had travelled the length and breadth of NZ over the past weeks and I can honestly say, this was the best motel we had stayed inn.

Located just outside the central CBD area, this motel was well presented with reception being both friendly and informative. Maps and locations to visit were provided by the owner.

Great location. Check in and booking was easy, the owners are very nice and helpful. Room was large with separate bedroom and lounge area. Rooms were quiet, we didn’t hear anyone else. During our family road trip across the New Zealand's South Island, my family and I had the pleasure of booking a one-night stay at the Amross Motel. With anticipation and excitement, we looked forward to a comfortable and relaxing evening at this establishment, which came highly recommended through numerous glowing online reviews.
Upon our arrival, we were greeted warmly and swiftly checked into two rooms that perfectly suited our needs. The accommodations appeared clean, well-appointed, and inviting, promising a pleasant stay. Throughout our brief time there, we found the rooms to be satisfactory, providing us with the respite we sought after a day of exploring Dunedin.
However, what transpired after our departure cast a shadow over our otherwise enjoyable experience. A few hours following our check-out, I was startled to receive an email from the motel management, alleging that we had caused damage to their stainless steel countertop. According to their claim, the damage was attributed to excessive heat from the stove, resulting in a charge of NZ$500 to cover the copay of their insurances.
Needless to say, this accusation caught us completely off guard and left us bewildered. We were adamant in our assertion that we had left the rooms in impeccable condition, taking care to ensure that all appliances, including the stove, were turned off before our departure. The notion that we could have caused such damage seemed inconceivable and was met with genuine disbelief on our part.
Regrettably, this unexpected turn of events plunged us into a state of distress and frustration, casting a pall over the remainder of our journey. Here you go again, harassing our business on social media for your guilt. A one star review is worthy of a reply. There are always two sides to every story, it is now time to tell mine. Our housekeepers, my husband and myself go to extraordinary lengths to provide the best accommodation we can for our guests. Our rooms are always checked before and after each guest by the three of us to see that cleanliness and maintenance is met. As you are aware we walk all our guests to their rooms to see that their requirements are met and are happy with the accommodation that they have been provided with. When a booking is made a confirmation letter is sent to you, as you had two rooms, you received two of these letters. On this confirmation it clearly states “Please respect all of our facilities and notify us of any damage. Certain fees may be charged to your credit card in the event of breakages, damage or excessive cleaning of the kitchen. We welcome the use of the kitchens in the units and don’t feel we need to check the units while our guests are still here to get a pass to leave! Damage/accidents happen and we are very understanding people who always sort a practical solution and see the matter is resolved amicably. On check out that morning you never entered your elderly family’s room (cameras) so you never saw the room or damage yourself. However three of us did enter the room that morning and the burnt pot was still on the bench with dishes still to be washed, contrary to what you were told. Photo evidence was provided to you that morning via email and you were informed a $500 charge will be made from you credit card to pay for the insurance excess. The heavy duty Kinox pot was burnt so bad it could not be salvaged (photos provided to you) along with the stainless steel bench top that had a permanent ripple in it and brown scorch marks, which is damn hot to cause that kind of damage! Couple of concerns I have is perhaps elderly members of the family shouldn’t be left alone to cook, a hazard to themselves and others, particularly if they cannot remember they have burnt something. A little honesty goes a long way, things do happen. You have received your $500 back because you disputed and denied the damage. I am left with a bill, the inconvenience of maintenance, loss of revenue to shut the room for repair and in the meantime disruption to guests using the sub-standard bench. Just remember photos don’t lie, happy to upload to your review if you wish. The rest of your holiday was ruined, guilt does that, but our business was ruined too. You do have to live with your dishonesty for now, however small claims disputes can actually settle the real truth.

The motel is in a very convenient location, about 10 minutes walk along the flat from the centre of Dunedin.
Our room was spacious, with reasonable storage space and a well-equipped kitchen, but didn't have a table to eat off, which was curious.
Plenty of free parking on site, though I think if your vehicle is bigger than a regular car you'll probably need to let the hosts know in advance so that they can reserve a space for you.
There is a laundry, which we didn't make use of.
Our room was spacious, with reasonable storage space and a well-equipped kitchen, but didn't have a table to eat off, which was curious.

On check in, if you were unhappy when shown the room an opportunity to discuss what your expectations were would have been nice. In your well appointed room you had a two seater sofa, coffee table and a 2 meter long desk/table with chair that many use to eat at. All our rooms have eating spaces: table and chairs, kitchen bar, however a proper table and chairs was what you required so perhaps a different room type might have suited you better. All rooms are photographed and presented online exactly how and what is in them. As noted we do offer FREE parking, one carpark per unit, they are wider than a standard carpark so does allow for larger vehicles.

The welcome was warm and the room was beautifully clean and well decorated. Everything worked as it should and we thoroughly enjoyed our comfortable two night stay. We had booked one of the rooms that had a washing machine and so we were able to do our own laundry, which when touring around for a while is a real bonus.

Thoroughly enjoyed our stay at this lovely establishment. Spacious room that was clean with very comfortable beds. The kitchenette was very well equipped with everything I needed to make breakfast or a snack. Owner was very friendly and helpful. We did not expect our room to be serviced so it was a lovely surprise to come back after a long day to fresh towels - we could have reused our old towels. Our dishes we had washed up were put away and bins emptied.
Would definitely recommend and stay again the next time we're in Dunedin.

Very good experience at Amross Motel. Barry was most friendly and gave us some really good tips for places to see and where to have dinner for the one night we stayed in Dunedin. We had the one bedroom spa which was spacious, absolutely spotless, very comfortable with all amenities we could possibly need. Bed was superb and very comfortable and the kitchenette was excellent. The location was also perfect for an easy walk into town. Will definitely stay there again next time we are in Dunedin.

This was a good stay for us. The location is convenient, the owners were very helpful and friendly (even at odd hours), the rooms were quiet and spacious, and the accomodations were good. Having a kitchen was very handy and saved us a lot of money for breakfasts. Having a separate bedroom was great for two people who sleep at overlapping but different hours. The room was warm enough with the heater on. There was plenty of parking, which is necessary in Dunedin.
The only shortcoming for me was that the bed was soft (my back wants a hard mattress). I took care of that by sleeping for a couple of nights on the single bed in the main room, which had a much firmer mattress. This is not a new property but the facilities and rooms are in very good condition. Overall, we were very happy with our stay and would recommend the Amross.

Very friendly welcome from Barry (owner) and he was a mine of information on where to eat etc. A straight forward 30 minute walk to the centre of Dunedin. We walked down and did the excellent Speights Brewery Tour, so the walk back was fine. We had room 15, very clean and modern, small unfurnished balcony, spacious, good bathroom and deep spa bath. The kitchen isn't really for serious cooking, more suited to microwave meals. Very good washing machine/combo tumble dryer. The room needs a 2nd chair otherwise you end up eating on the sofa

We have free off street parking, one car park per unit. Some parking is to the rear of the building, 3 of these car parks are out of site from the street, we can make sure your car is provided with one of these.
Hi there, yes each room has towels for each guest staying and two extra in the cupboards. A make up facecloth is provided as is two face cloths in the cupboard.

I'm sorry we don't however Dunedin Airport Shuttles are excellent. 0800 477 800 (Wont let me post the website for you) $65 for a business taxi (direct from airport to Motel) or $20 per person (stops on the way). The airport is 40 minutes from the center of Dunedin. Thanks for your inquiry Donna
