We have just returned home after a nine week round the world trip and Mokoia Downs rates up the top of the list even though we only had a one night stay there. Our only mistake was not to be able to stay longer. It is a lovely property with excellent cosy and well appointed rooms. For a small'ish B...

Mokoia Downs B&B is a gem location with incredible hosts, Mic and Teresa. The farm has sheep (which love to take selfies with you), donkeys, chickens, hamsters, and the best people you will ever meet! We were amazed with delicious homemade breakfasts and snacks! On property is a movie theater, bar, sun room, play room for kids, and living room....

We stayed at Mokoia Downs as part of our honeymoon. Teresa and Mick are brilliant hosts and made us feel like we were staying with family rather than at a faceless hotel. The room was comfortable, the wifi fast and the breakfasts were some of the best meals we ate on honeymoon and set you up for a full day...

Mokoia Downs is probably the best B&B we have ever stayed at. We were there with our two children, age six and four, and Mokoia Downs is truly a little piece of paradise for the entire family. Where to start… - At Mokoia Downs, every day starts with a fully home made breakfast (including home made breads, jams, fruits and...

My fiancé and I loved our stay at Mokoia Downs. Our room was cozy and comfortable with our own decking area where we relaxed with a drink and some of Teresa's delicious home baking. Mick and Teresa are wonderful hosts, ready to offer advice about the local attractions whenever it is needed. We felt totally relaxed and at home, there...

We are just back from our New Zealand trip and Teresa and Mick's B&B Mokia Downs were the best we had. It is a quiet place with a wonderful Environment. A nice garden with a Pond where ducks swim, where you can watch or feed sheeps, donkeys or the ducks and where you won't hear anything at night. Where you...

I found this B&B on the internet and fell in love with it, making a special trip to Rotorua on my way to a conference, in part to stay at Mokoia Downs. Truly, it exceeded my expectations. The B&B is a perfect blend of nature's paradise and hominess. I couldn't agree more with what everyone says about Mick and Theresa,...

I throughally enjoyed my stay at Mokoia Downs. The room was exceptionally comfortable and there was brilliant attention to detail. The five acre property is gorgeous and provides for a very relaxing stroll. Feeding the farm animals was great fun. Mick and Teresa are so nice and accomodating. Each evening we had a drink at the bar with them and...

Theresa and Mick are friendly: we keep good memories of their time to discuss, sipping Mick's liqueurs, despite our poor English. Theresa is the best cooker encountered during our trip (carrot cake, homemade breakfast)

We had so many unbelievably memorable times in our two-week NZL trip earlier this year, but our stay at Mokoia Downs stands out from everything. Mick and Teresa are a wonderful couple who take such pride in their guests' experience. The property is lovely, from the location near Rotorua to the well-kept rooms to the beautiful grounds and farm animals....
