seemed to be the union of two properties: a motel with a somewhat decrepit exterior, and an adjacent B&B we turned out to be booked into the B&B nothing memorable, nothing regrettable breakfast was basic but adequate didn't stay long - we had to leave in the early morning for Auckland, so had no time to stroll down to the...

We were really happy with this place. The location is fantastic, really close to all the restaurants and cafes and what not. Place was clean, comfortable, room was great. Breakfast wasn't amazing, but not bad either. Overall it was a great choice.

A pleasant experience and a good value for the money. Super clean, tasteful furnishings, good wifi, polite and efficient service. The breakfast included freshly steamed eggs, fresh fruit, juice, and a variety of breads and pastries. Coffee and tea available at any hour. Comfortable lounge area with books and DVDs.

The Lake Lodge B&B was quiet with a comfy bed. The room was a bit small, but was fine for us. Breakfast and tea/coffee were included and was well laid out. The location was, as advertised, by the lake and close to all the shops and restaurants. I'd stay there again.

A surprise as the area next door is shabby to say the least. Here it is very clean and accommodating with well kept garden which is good reflection on the place. Smallish but adequate bedroom with basic bathroom attached. Easy walk to Lake and into town for cafes and restaurants. Plenty of parking space on road. Very enjoyable, wholesome breakfast...

You are treated more like a motel than a B&B with them a doing you a favor by letting you stay at their property. Rooms are very small and are nothing special. You question how clean they when you look at the filthy blades on the fan provided. Location is poor next to an abandoned building next door which you...

Stayed here for two nights. Very nice bed and breakfast. The guest lounge and kitchen/diner make the place feel like a home from home. Great location, close to the 'Eat Street' restaurants and a short walk to the centre of Rotorua and attractions like the Polynesian Spa.

Good quite place to stay, included breakfast was good. Don't be worried if you come form Lake road and see the hotel next door called Lake Lodge, that place looks quite backpackerish and rundown and had my partner and I quite worried what we had booked.
